Position: Key Account Director, Property & Asset Management
Are you a strategic leader ready to command one of Hyderabad's premier commercial real estate portfolios? JLL is seeking a Key Account Director to act as the single point of leadership for a prestigious 17 million sq. ft. portfolio.
This is more than a management role; it's an opportunity to be the trusted partner to a key client, owning the entire business relationship from strategic vision to operational execution and financial success. You will be the architect of a world-class property management engine, leading a large, multi-disciplinary team and shaping the future of our client's most valuable assets.
What This Role Demands: A Blend of Strategic Leadership & Flawless Execution
Your mandate will be broad and your impact, significant. We've grouped the core responsibilities into four key pillars of leadership:
1. Strategic Client Partnership & Growth
- Serve as the ultimate owner of the client relationship, acting as their single point of contact and most trusted advisor.
- Develop and execute a long-term account strategy that not only meets but anticipates client objectives.
- Drive exceptional value, ensuring client retention, seamless contract renewals, and identifying opportunities for strategic business expansion.
- Masterfully lead Monthly and Quarterly Business Reviews (MBRs & QBRs), presenting data-driven insights and forward-thinking improvement plans.
2. Operational & Technical Excellence
- Command the end-to-end operations across a diverse portfolio, standardizing processes to create a seamless, high-quality experience at every site.
- Guarantee the reliability and lifecycle of all critical assets, including Electrical, HVAC, Safety, and BMS systems, through best-in-class maintenance strategies.
- Champion sustainability and energy optimization initiatives, delivering both environmental and financial benefits.
- Uphold unwavering statutory and safety compliance, ensuring all assets meet or exceed regulatory standards (Fire NOC, ISO certifications, etc.).
3. Financial Acumen & Commercial Leadership
- Take full P&L ownership for the portfolio, steering its financial health and maximizing profitability.
- Develop and manage annual operating (OPEX) and capital (CAPEX) budgets, providing sharp variance analysis and accurate forecasting.
- Drive margin improvement through productivity gains, value engineering, and strategic contract and vendor management.
- Oversee all financial controls, from billing and receivables to procurement and cost optimization.
4. Inspirational People Leadership
- Lead and inspire a high-performing team of Property Managers, Technical Managers, and functional experts in Finance, Procurement, and HSE.
- Foster a culture of accountability, continuous improvement, and unparalleled service excellence.
- Mentor the next generation of leaders by developing robust succession plans and providing dedicated coaching.
- Champion risk management and business continuity planning to ensure the portfolio is resilient and prepared for any challenge.

Qualifications:
- Bachelor’s degree in engineering (Electrical/Mechanical) is essential.
- An MBA from a reputed business school is a strong advantage.
- 17–20 years of proven experience in leading large-scale commercial property management portfolios.
