Some companies call them “Property Administrators”, but at Prometheus our Home Base Coordinators do so much more. Our Home Base Coordinators focus on the administration of multiple properties, and your role is a constant blend of:

• Financial Administration – Whether it is managing rent collections, reviewing ledgers, processing final account statements, or tracking invoices, you are on top if it all. You make every detail count and count every detail.
• Leasing Administration - You will provide support to the leasing team in qualifying future Neighbors - verifying applications, performing credit investigations, and creating all associated documentation accompanying the rental agreements.
• Customer Service – You are a problem solver that makes renting easy. When Neighbors have questions about policies or deposit charges, you help them find the answers. When the office gets busy, you are the first one to jump in and answer the phones and provide support to the leasing team in qualifying future Neighbors.

Some call them "Administrative Supervisors", but at Prometheus our Home Base Supervisors do so much more. Our Home Base Supervisors focus on the administration and leadership of multiple properties. Your role is a constant blend of:

• Management of Home Base Operations – Assists with the preparation of rental agreements for neighbors and ensures the collection of specified rents; Assists in maintaining occupancy goals as defined by the operating budget and management plan for each Neighborhood. Provides support for the Home Base team in qualifying future neighbors, verifying applications, performing credit investigations, and creating all associated documentation accompanying the rental agreements in a timely and accurate fashion. Audits and approves move-in, renewal, and move-out documentation as well as delinquency reports to ensure accuracy and compliance with Prometheus standards and fair housing laws. Assists with eviction of tenants in compliance with court order and directions from attorney and owner
• Management of Personnel – Monitors and directs administrative tasks and ensures accuracy of completion by Home Base Coordinators; Interview, hire and train employees; assign and direct their work; prepare performance appraisal; discipline and reward; address complaints and resolve problems using sound judgment.
• Neighbor Relations – Present a professional, efficient approach to remedy any customer complaints and handle service requests with appropriate documentation and follow-up on a daily basis, to ensure client satisfaction; collaborate with on-site personnel in resolving customer complaints
• Department Collaboration – Interact with various managers in the property management, operations, neighborhood operations, and accounting departments to resolve accounting, legal, and neighbor issues.
• Innovation – Suggest changes to existing policies and procedures. Review proposed changes to ensure internal controls are not breached and procedures proposed are practical in relationship to their intended objective.
• Upholding Standards – Perform additional duties and handle projects as assigned by the Home Base Director; Achieve regular attendance in conformity with standards; Comply fully with all Prometheus Real Estate Group rules and regulations for the safe and effective operation of the Prometheus Real Estate Group’s facilities; Additional tasks as may be assigned from time to time by leadership or others at the leadership’s direction; Travel will be required based upon business needs.

Some companies call them “Maintenance Supervisors,” but at Prometheus, our Neighborhood Service Managers do so much more. The Neighborhood Service Manager is responsible for all physical operations of the Neighborhood, particularly the preservation and maintenance of the property. 

• Leadership - In order to provide a quality living environment, it's essential to establish positive, productive relationships with the Neighborhood staff. You will hire, train, and mentor your staff, resolve problems, and look out for the best interest of the Neighborhood.
• Neighborhood Management  - As the Neighborhood Service Manager, you are responsible for the budget through cost-effective management of maintenance functions. You will be in charge of on-going safety training, capital projects, managing vendors and contractors, and maintaining inventory.
• Upholding Standards - Your team and Neighborhood will look to you for answers and it's your job to know where to find them. You'll be a knowledge holder of company policies and an example of how to comply with rules and regulations for the safe and effective operation of the Neighborhood.

HERE'S MORE OF THE NITTY-GRITTY:  

• Experience - You must have a minimum of five years' experience and/or training in the apartment maintenance and a minimum of two years supervisory experience. 
• Customer Service - You are able to effectively present information and respond to questions from groups of managers, clients, Neighbors, and the general public.
• Availability - This isn't just a 9 to 5 job for you. You're ready to help when needed, and you are on-call to help your team & Neighborhood. 
• Education - A High school diploma or general education degree (GED) is required. You must have a minimum of three certificates from related institutions reflecting completion of maintenance related courses, such as: BOMA, IREM and/or vocational programs.
• Safety - You must have a working knowledge of federal, state and local governing laws, and the ability to read and interpret documents such as: safety rules, operating manuals and maintenance instructions.
• Physical - This role requires standing, sitting, walking, repetitive motions, listening and hearing ability, and visual acuity. You must be able to lift up to 50 lbs. occasionally.

You will present a professional approach to remedy any Neighbor concerns and follow-up as necessary to ensure the Ultimate Neighbor Experience.  
• Leasing Activities - You're already a leasing All-Star and in this position, you will assist other Neighbor Ambassadors with closing. Additionally, you will help create strategic sales and marketing programs to maximize rental activity, developing an intimate knowledge of market conditions. 
• Daily Operations - You will take a proactive role in the preparation and maintenance of Neighbor profiles. You'll assist with pricing, concessions, occupancy reporting, and collections.

We are looking for a motivated Manager level individual to join our team who will play a key role in our SEC reporting process and bring a strong technical accounting background that will enable this individual to assist in navigating a growing organization and steady stream of technical topics. This individual will report to the Director of SEC Reporting and Technical Accounting.

What You'll Do:

• Drive the preparation and timely completion of SEC filings, including Forms 10-Q, 10-K, 8-K, and other periodic filings in compliance with U.S. GAAP and SEC regulations:
  • Prepare EPS and cash flow statements
  • Experience with ASC 842 - Leases, ASC 718 - Stock-based compensation (RSU, PSU, ESPP and awards modifications).
  • Collaborate cross-functionally with internal teams and external auditors to gather and validate required disclosures and supporting documentation
  • Monitor new accounting pronouncements and assess their impact on the company’s financial statements
  • Review iXBRL tagging requirements
  • Assist with quarterly earnings release support
• Perform technical accounting research and prepare memoranda on complex or non-routine transactions (e.g., equity transactions, business combinations, revenue recognition, leasing).
• Develop and maintain accounting policies and procedures aligned with best practices and regulatory requirements.
• Support internal control processes in compliance with SOX 404 requirements.
• Collaborate cross-functionally with Finance, Legal, and other departments on transactions and reporting needs.
• Support monthly accounting process, including preparation or review of journal entries related to technical accounting transactions.
• Contribute to continuous improvement of reporting processes, systems, and controls.

What You Need:

• Degree in accounting or finance and active CPA license required.
• Minimum of 6 years of accounting experience, with at least 5 years of progressive experience in public accounting (Big 4 or large regional firm).
• Strong knowledge of U.S. GAAP, SEC reporting requirements, and internal control frameworks.
• Demonstrated ability to research and resolve complex technical accounting issues.
• Exceptional attention to detail and commitment to quality and accuracy.
• Strong project management and communication (written and verbal) skills, with the ability to translate complex technical issues using clear and concise language.
• Proficiency in Microsoft Excel, Google Workspace, and Workiva.
• Ability to work independently, meet tight deadlines, and manage multiple priorities.

Your Responsibilities

Staff Development and Leadership

• Partner with Talent Acquisition and HR Operations to attract and hire exceptional team members through Greenhouse.
• Collaborate with Learning & Development to train, develop and provide leadership to exceptional team members to ensure the property can operate effectively and to ensure team members are pursuing the next step in their Scion career.
• Accountable for scheduling appropriate property staffing at all times, including after hour on-call shifts, being the primary responder.
• Elevate employee experience through data, conversations and team building to ensure high morale.

Property Administration

• Prepare, respond and advise on all community aspects including market, physical condition, policies, procedures and onsite emergencies with partner departments.
• Engage internal Legal department for vendor management, risk management, court appearance and contract administration matters.
• Conduct quarterly apartment inspections to assess damage and identify property improvements to address.

Facilities & Capital

• Accountable for safe and sanitary community experience for employees, residents and guests including curb appeal, operationally sound facilities, common areas and preventative maintenance.
• Uphold The Scion Standard by conducting monthly property walks and submitting scorecard assessments around inspections.
• Maintain and audit valid building and system permits to ensure that the property complies with all codes and company standards.
• Responsible for identifying all capital expenditures improvements needed at the property and working with Regional Manager and Facilities & Capital Department on approval and execution of new projects.
• Obtain vendor bids on all projects and gain approval for projects that exceed the budgeted threshold for the property.

Annual Turnover Process

• Proactively plan and execute annual turnover process with the Assistant General Manager and Facilities Supervisor to ensure all team members and vendors have clear goals and expectations to meet deadlines.
• Partner closely with Talent Acquisition to adequately staff the property for support with annual turnover deadlines.
• Forecast and manage financial performance of annual turnover process to keep controllable property expenses within budget.
• Utilize Turnable to create, manage and update electronic turnover board to ensure adequate progress is being made and deadlines are being met.

ABOUT THE TEAM

We are seeking a highly analytical and detail-oriented Senior Revenue Accountant to play a critical role on our Technical Revenue Accounting team – a part of our overall Contract to Cash Process. Reporting to the Technical Revenue Accounting Manager, this individual will be responsible for the accurate and timely recognition of revenue across our diverse portfolio of product and service contracts, with a strong emphasis on Product, Subscription (Lease), and Maintenance contracts.

ABOUT THE JOB

The Senior Revenue Accountant will leverage Oracle Fusion Projects to manage the end-to-end project accounting lifecycle, including contract review, fulfillment, cutoff, allocation of revenue according to ASC 606, and evaluating the appropriate revenue recognition model to apply (point-in-time versus over time. This individual will act as a key liaison, bridging the gap between Business Line FP&A teams and Corporate Accounting to ensure financial results accurately reflect project execution and strategy.

WHAT YOU’LL DO

• Work with Technical Accounting to ensure revenue is recognized in accordance with ASC 606 for new and modified customer contracts.
• Perform technical assessments to determine the appropriate timing and method of revenue recognition, with a strong focus on *transfer of control* for both product sales (e.g., shipment, customer acceptance) and service delivery (e.g., over time, milestones).
• Evaluate and determine Standalone Selling Price (SSP) for use in the allocation of contract pricing to performance obligations.

REQUIRED QUALIFICATIONS

• Bachelor's degree in Accounting, Finance, or a related field from an accredited institution.
• 3+ years of progressive experience in revenue accounting, with significant exposure to ASC 606.

Our Construction team is looking for an experienced Senior Construction Manager - Tenant Improvements & Special Projects to serve as the owner's representative for assigned construction activities across Northern California and the Pacific Northwest markets. This role is responsible for the planning, coordination, and execution of commercial tenant improvement (TI), retail repositioning, office turnover, and select capital improvement projects across Prometheus' commercial portfolio.

• Preconstruction, Design & Permitting - Lead cost estimating, budgeting, scheduling, and space planning for tenant improvements and capital projects; manage architects, and consultants through design development, constructability reviews, and jurisdictional approvals; ensure compliance with lease terms, building standards, and occupied-building constraints.
• Tenant, Leasing & Stakeholder Coordination – Serve as the primary construction liaison from lease execution through closeout; partner with Leasing on Work Letters and Letters of Determination (LOD); align scopes, TI allowances, costs, schedules, and delivery conditions while supporting a consistent, professional tenant experience.
• Construction & Capital Project Management – Procure and manage general contractors and trades; oversee project execution, RFIs, submittals, inspections, and field issues to ensure schedule, budget, quality, safety, and operational compliance; support planning and delivery of building maintenance and capital improvement projects with minimal disruption.
• Contract, Cost & Financial Oversight - Administer construction contracts; track budgets, cost-to-complete, and TI allowance utilization; support forecasting, documentation, lease compliance, and long-term capital planning in collaboration with Asset Management, Property Management, and Engineering.

• Your Experience - Minimum of eight to twelve (8-12) years of construction management, with five to seven (5-7) years focused on commercial tenant improvements, interior buildouts, and/or capital projects. 
• Industry knowledge - Experience working with commercial real estate owners/developers and/or general contractors with a strong TI/interiors practice. Experience coordinating work in occupied buildings strongly preferred. 
• Technical Competencies - Proficiency in preconstruction estimating and scope development; knowledge of construction scheduling and sequencing; strong contract administration and change-management capabilities; Strong system proficiency in Yardi and Sage Job Cost; Advanced Excel skills in developing and auditing cost estimates; Knowledge in construction project management platforms including Procore, CMiC, ACC.

• Experience - You must have a minimum of five years' experience and/or training in the apartment maintenance and a minimum of two years supervisory experience. 
• Customer Service - You are able to effectively present information and respond to questions from groups of managers, clients, Neighbors, and the general public.
• Availability - This isn't just a 9 to 5 job for you. You're ready to help when needed, and you are on-call to help your team & Neighborhood. 
• Education - A High school diploma or general education degree (GED) is required. You must have a minimum of three certificates from related institutions reflecting completion of maintenance related courses, such as: BOMA, IREM and/or vocational programs.
• Safety - You must have a working knowledge of federal, state and local governing laws, and the ability to read and interpret documents such as: safety rules, operating manuals and maintenance instructions.
• Physical - This role requires standing, sitting, walking, repetitive motions, listening and hearing ability, and visual acuity. You must be able to lift up to 50 lbs. occasionally.

Your Role:

The Director of SEC Reporting and Technical Accounting directly manages the SEC financial reporting function, including timely and accurate preparation of quarterly and annual filings (10-K, 10-Q), assisting with Form 8-K, proxy filings and earnings reports and oversight of stock-based compensation accounting.  The Director also provides technical accounting guidance to ensure conformity with GAAP/SEC/IFRS guidance for complex transactions and helps establish Faraday Future’s accounting policies. The Director will report to the Chief Accounting Officer and will be an integral member of the company’s corporate governance function. 

Responsibilities:

• Take ownership and lead the SEC and Financial Reporting process, including the documentation, preparation and analysis of quarterly and annual SEC filings including financial statement footnotes, schedules and MD&A
• Help represent the organization with external auditors, providing necessary documentation for SEC filings., compliance reporting and statutory reporting, as applicable
• Assist the Chief Accounting Officer in designing all Faraday Future accounting policies including, Revenue Recognition, Leasing, Inventory, etc.
• Provide technical accounting guidance and support to finance and accounting department as needed.
• Oversee the documentation of accounting positions for complex transactions and proactively engage with business operations to consult on developing transactions.
• Monitor and assist in implementing the adoption of new accounting standards.
• Identify and implement process improvement initiatives within the financial reporting process.
• Oversee and assist in the implementation and maintenance of internal controls related to financial reporting and stock or other equity awards
• Ensure equity transactions are reconciled, complete and accurate at the end of the period. Ensure all stock-based compensation expense is calculated and recorded.
• Other duties and ad hoc assignments as required.

Basic Qualifications:

• Bachelor’s degree required in a relevant field of study (e.g. Accounting, finance)
• 10+ years of experience, primarily with financial reporting
• CPA
• Prior SEC filing experience with Workiva
• Practical knowledge of US GAAP and SEC regulations.
• Strong work ethic, communication and interpersonal skills, professionalism, and flexibility; must possess the ability to adapt to a growing & evolving environment and a dynamic industry.
• Able to work well with other parts of the business and cross functionally e.g., FP&A, Sales, Investor Relations, etc.
• Exceptional attention to detail.

Preferred Qualifications:

• SAP Software experience a plus
• Top 10 public accounting experience
• Experience with Automotive, OEM and/or other relevant corporation within a multinational organization

The Neighbor Service Technician I is responsible to efficiently perform all general maintenance tasks including service requests and turnover functions in order to maintain and preserve the Neighborhood and to provide a quality living environment for the Neighbors.

• Customer Service – First and foremost, it's your job to make sure our Neighbors feel at HOME, well-cared for and genuinely proud to live in our Neighborhoods. Show them tomorrow matters.
• Daily Operations – Every detail counts. Neighborhood Service Techs are responsible for timely completion of all phases of apartment turnovers and troubleshooting and repair of most major and all minor mechanical systems. Our Techs help our Neighbors with basic: appliance repairs and installation, plumbing, carpentry, electrical, and painting.

It stands for “Support Operations Specialists” and is the team responsible for floating management, leasing, and maintenance support across our residential portfolio. The SOS Neighborhood Service Manager is responsible for all physical operations of the assigned Neighborhood, particularly the preservation and maintenance of the property. 

• Leadership - In order to provide a quality living environment, it's essential to establish positive, productive relationships with the Neighborhood staff. You will hire, train, and mentor your staff, resolve problems, and look out for the best interest of the Neighborhood.
• Neighborhood Management - As the Neighborhood Service Manager, you are responsible for the budget through cost-effective management of maintenance functions. You will be in charge of on-going safety training, capital projects, managing vendors and contractors, and maintaining inventory.
• Upholding Standards - Your team and Neighborhood will look to you for answers and it's your job to know where to find them. You'll be a knowledge holder of company policies and an example of how to comply with rules and regulations for the safe and effective operation of the Neighborhood.

HERE'S MORE OF THE NITTY-GRITTY:  

• Experience - You must have a minimum of five years' experience and/or training in the apartment maintenance. 
• Customer Service - You are able to effectively present information and respond to questions from groups of managers, clients, Neighbors, and the general public.
• Availability - This isn't just a 9 to 5 job for you. You're ready to help when needed, and you are on-call to help your team & Neighborhood. 
• Education - A High school diploma or general education degree (GED) is required.
• Safety - You must have a working knowledge of federal, state and local governing laws, and the ability to read and interpret documents such as safety rules, operating manuals and maintenance instructions.
• Physical - This role requires standing, sitting, walking, repetitive motions, listening and hearing ability, and visual acuity. You must be able to lift up to 50 lbs. occasionally.

• Financial Management - You know just what it takes to ensure your Neighborhoods achieve the income expectations in your operating budget. No matter if you are recommending major capital projects or simply tracking your office supply budget, you make every detail (and dollar) count. You are fluent in variance reports, market dynamics, and local rental ordinances.
• Customer Service – You are a problem solver that makes renting easy. When Neighbors have questions on things like complex rental laws or are dissatisfied with their service, you help them find the answers. JOB QUALIFICATIONS

• You Like to Be Kept "On-Call" - You know your Neighborhoods never shut down just because your office closes at 6pm or your personal work week ends on Friday. Even though you may be out of the office, you always tell your team that you're only a phone call away if they ever have rental questions or there are maintenance emergencies. We have ambitious expansion plans and we’re looking for a Director of Real Estate to help shape the next chapter of our growth. In this role, you’ll lead the full real estate strategy; from identifying high-potential markets and evaluating new sites to structuring and negotiating deals that position Philz for long-term success. You’ll bring a data-driven lens to every decision, balancing performance, brand presence, and community impact as we expand our retail footprint.

You’ll work side by side with our Chief Development Officer and partner with teams across Real Estate, Finance, and Operations to drive disciplined, strategic growth in key markets.

This role is remote, giving you the flexibility to work from home while staying closely connected to where the action happens - our stores. To make the most of that connection, you’ll need to be based in either the San Francisco Bay Area or Los Angeles. WHAT YOU'LL DO 

Site Selection

• Visit markets, research and analyze trade areas, review opportunities and make calculated recommendations for specific sites, prepare site packages and tours for approval
• Work closely with Real Estate Finance and Operations on due diligence and timing for deal crafting to facilitate internal processes
• Track deal pipeline and performance goals

 Market Analysis

• Participate in strategic planning
• Implementation of the market strategy to ensure the ideal store deployment for that season as well as the optimal balance between occupancy cost, store count and sales potential
• Maintain excellent documentation of past deals to ensure that knowledge/information can be called on to better future positioning and deals
• In collaboration with key stakeholders, develop the overall real estate strategy for a designated geographic region in the U.S. in line with the Company's overall Real Estate Plan and goals
• Present real estate strategy and locations for approval by CEO/COO/CDO for all locations within geography

Negotiations & Relationship Management

• Foster and utilize broker, landlord, and other industry relationships
• Manage landlords, developers, and third-party broker/vendor relationships. Ensure productive and effective relationships with internal departments as well as a strong partnership with the store operations team.
• Interface directly with developers and/or brokers and landlords in order to ensure the best possible leasing terms while maintaining an excellent business relationship
• Address and resolve questions and challenges from developers and property managers regarding our stores
• LOI and lease negotiation in line with the company's real estate vision

 WHAT YOU'LL NEED

• 7+ years of experience in retail site selection & deal negotiation
• Retail rollout experience; preferably with a quality QSR or lifestyle concept
• Proven track record of executing strategy, meeting deadlines, hitting goals
• Strong financial acumen
• Previous experience working in California and the attached Western states preferred
• Keen attention to details
• Excellent negotiating skills and concern for quality deal making
