Our client is an expanding residential community management company responsible for a portfolio of manufactured home communities throughout the Mid-Atlantic. The organization has built its operating model around accountable local management, consistent property standards, and strong resident relationships.
The company is seeking a Regional Community Operations Director to oversee a group of communities and improve operating performance across the portfolio.
This is a field-oriented leadership position for someone who understands how to manage multiple properties through strong local teams. The role will focus on operational execution, occupancy, collections, resident satisfaction, property standards, and the performance of community managers.
Key Responsibilities
- Provide operational leadership to community managers across an assigned portfolio of residential properties.
- Monitor occupancy, collections, expenses, resident service metrics, and overall community performance.
- Establish clear operating expectations and ensure community teams follow company policies and procedures.
- Coach property leaders on staffing, resident concerns, budgeting, vendor management, and daily operations.
- Conduct regular property visits to evaluate operating standards and identify areas requiring improvement.
- Work with leadership to develop annual operating plans and community-level performance goals.
- Review financial results and partner with managers to address unfavorable operating variances.
- Support initiatives designed to increase occupancy and improve resident retention.
- Coordinate with maintenance and capital teams on property conditions and significant repair requirements.
- Participate in the operational integration of newly acquired communities when required.
Additional Details
- Regular regional travel is required.
- Some availability outside standard business hours may be necessary for significant property matters.
Requirements
Required
- 7+ years of property, community, hospitality, or multi-site operations experience.
- Previous experience leading multiple locations or property managers.
- Demonstrated ability to improve operational performance across a distributed portfolio.
- Strong understanding of budgeting, expense management, occupancy, and service performance.
- Experience coaching and holding operational managers accountable for results.
- Strong problem-solving and decision-making capabilities.
- Excellent interpersonal and communication skills.
- Valid driver's license and ability to travel regularly.
Preferred
- Direct experience with manufactured housing or residential property management.
- Experience supporting property acquisitions or operational transitions.
- Familiarity with property management software and performance reporting systems.
