About the Role
The Director, Product & Regulatory Compliance Counsel serves as Dark Matter's subject matter expert on the regulations governing its mortgage technology solutions. You will own the company's compliance program and policies and stay current with evolving regulation to ensure our lending technology and organization remain compliant as federal, state, and investor rules change. Working closely with our product teams, you will translate regulatory requirements into clear product specifications and serve as a key resource to our clients and internal teams whenever a compliance issue arises in production.
This is an individual contributor role with a lot of visibility and influence across Product, Risk/Information Security, Account Management, and Legal.
What You'll Do
Regulatory Change and Product Requirements
- Monitor federal, state, and investor regulatory changes (CFPB, HUD/FHA, VA, USDA, Fannie Mae, Freddie Mac, Ginnie Mae, and state regulators) and assess their impact on our products.
- Translate new regulations into clear business and functional requirements that product and engineering teams can build and test against.
- Work with product managers to prioritize regulatory work so mandated changes are delivered before effective dates.
Compliance Program and Policies
- Own Dark Matter's compliance program, including policies, procedures, risk assessments, and controls.
- Write, maintain, and review compliance policies on a regular schedule.
- Assist Risk and Information Security groups to coordinate responses to client audits, vendor due-diligence questionnaires, and regulator inquiries involving Dark Matter.
- Support SOC audits and third-party risk reviews alongside Risk, Security, and Legal.
- Track compliance findings through to remediation and report status and key risks to leadership.
- Deliver compliance training to employees.
Subject Matter Expert and Client Support
- Serve as Dark Matter's subject matter expert on mortgage regulation, including TRID (Loan Estimate / Closing Disclosure), RESPA, TILA/Reg Z, and Fair Debt Collection Practices Act.
- Assist with response to compliance issues that clients report in production, including assessment of regulatory impact.
- Help set severity and prioritization for compliance-related defects.
- Communicate upcoming regulatory changes to clients through release notes, advisories, and webinars.
- Answer client, sales, and internal questions about how our products support specific regulations.
What You Bring
- A law degree from an accredited U.S. law school and admission to practice law in the appropriate jurisdiction
- 5+ years of mortgage compliance experience, including time at a lender and/or a mortgage technology company preferred.
- In-depth knowledge of federal mortgage regulations, GSE and agency guidelines, and state requirements.
- Experience running or supporting a compliance program, including policies, audits, and client or regulator inquiries.
- Experience translating regulation into product requirements.
- Calm, clear judgment when handling live client issues under time pressure.
- Strong writing skills for policies, requirements, and client communications, and the ability to explain complex rules in plain language.
Nice to Have
- Working knowledge of privacy and data-protection requirements (GLBA, state privacy laws) and emerging AI/model governance expectations.

Salary Range:
The estimated base salary range for this role is USD$144,000.00 - USD$176,000.00 per year. We include salary ranges in job postings only where required by applicable pay transparency laws, based on the jurisdictions in which the role may be performed. The posted range is a good faith estimate and reflects factors that are subject to change.
