The anticipated salary range is up to $170,000.00, ​plus annual incentive bonus of up to 10%. Actual compensation offered may vary based on job related factors such as experience, skills, education and location. For internal teammates, a compensation percentage increase will be reviewed and determined in partnership with HR, taking into consideration internal equity and relevant experience.

Position Summary

Manages Owens & Minor’s leased and owned real estate portfolio and serves as the primary relationship manager for the company’s outsourced real estate brokerage partner. The role provides oversight of all real estate activities, including site options, lease and sublease negotiations, renewals, dispositions, portfolio optimization, and transaction management, ensuring alignment with the company’s operational, financial, and long-term network strategy.

Core Responsibilities

• Partner with Operations, Engineering, Network Optimization, Finance, IT, Security, Legal, and other stakeholders to define facility requirements, business needs, geographic criteria, and project objectives for new facilities, expansions, relocations, and major facility modifications.
• Serve as the primary relationship manager for the company's outsourced real estate brokerage partner, providing strategic direction, establishing priorities, monitoring performance, and overseeing site searches, market intelligence, transaction support, portfolio reporting, and real estate alternatives.
• Direct and coordinate the evaluation of build-to-suit developments, existing facilities, sale-leaseback opportunities, and other real estate solutions, presenting qualified options and recommendations to leadership for decision-making.
• Oversee negotiations for letters of intent, leases, amendments, renewals, subleases, purchase and sale agreements, development agreements, tenant improvement provisions, and other real estate-related contracts.
• Manage the company's leased, subleased, and owned real estate portfolio, including lease administration, renewals, terminations, disposition strategies, critical lease obligations, compliance requirements, and landlord commitments.
• Act as the primary liaison with landlords, developers, property managers, and other external real estate stakeholders to resolve lease-related matters, support negotiations, and protect the company's commercial interests.
• Partner with Operations and Engineering to coordinate tenant improvements, facility repairs, maintenance obligations, capital improvements, and building modifications requiring landlord participation, approval, financial contribution, or contractual compliance.
• Review and coordinate facility designs, project scopes, lease obligations, cost allocations, landlord responsibilities, reimbursement opportunities, tenant improvement allowances, and related documentation to ensure alignment with operational and financial objectives.
• Monitor portfolio performance and identify opportunities to reduce occupancy costs, improve asset utilization, consolidate facilities, mitigate risk, recover landlord obligations, and increase portfolio flexibility.
• Establish and maintain governance, documentation, reporting, and approval processes related to real estate transactions, lease obligations, portfolio activities, and property records.
• Prepare and maintain portfolio dashboards, forecasts, transaction updates, and executive-level decision support materials for senior leadership.
• Support annual budgeting, forecasting, and long-range planning for rent, operating expenses, capital projects, tenant improvements, transaction costs, repairs, and other real estate-related expenditures.

Qualifications

• 10 - 15+ years of experience managing commercial real estate and projects of similar scope and impact.

• Broad knowledge of a discipline such as chemical, distribution, electrical, or mechanical engineering, behavioral science, finance or business administration.
