Construction Manager – Corporate Office Fitouts

Department: Project & Development Services
Location: Mumbai
Experience Required: 8-10 Years
Education: BE Civil Engineering or equivalent

Position Overview

JLL is seeking an experienced Construction Manager to lead corporate office fitout projects from inception through completion. The successful candidate will manage all aspects of construction execution, ensuring delivery of high-quality workspace solutions that meet client objectives while adhering to budget, schedule, and quality standards.

Key Responsibilities

Project Execution & Management

Manage end-to-end execution of corporate office fitout projects, ensuring timely delivery within approved budgets and quality parameters. Coordinate with architects, MEP consultants, contractors, and vendors to ensure seamless project implementation. Develop and maintain detailed project schedules, tracking milestones and critical path activities to ensure on-time completion.

Construction Oversight

Conduct regular site inspections to monitor construction progress, quality of workmanship, and adherence to approved drawings and specifications. Review and approve shop drawings, material submittals, and mock-ups to ensure compliance with design intent and technical standards. Manage site safety protocols and ensure compliance with local building codes, environmental regulations, and JLL safety standards.

Stakeholder Management

Serve as primary point of contact for clients during construction phase, providing regular updates on project progress, challenges, and resolutions. Coordinate with internal teams including Design, Procurement, Finance, and Client Services to ensure aligned project delivery. Facilitate effective communication between all project stakeholders, resolving conflicts and maintaining positive working relationships.

Financial & Contract Management

Monitor project budgets, review contractor payment applications, and process change orders while maintaining cost control. Evaluate contractor and vendor performance, ensuring contractual obligations are met throughout project lifecycle. Maintain comprehensive project documentation including contracts, correspondence, RFIs, submittals, and as-built drawings.

Quality Assurance

Implement quality control measures throughout construction phases, conducting inspections at critical stages. Coordinate pre-handover activities including punch list preparation, defect rectification, and client walkthroughs. Ensure proper commissioning of MEP systems and successful handover of completed facilities to clients.

Required Qualifications

Education & Experience

Bachelor's degree in Civil Engineering or equivalent technical qualification. 8-10 years of progressive construction management experience with demonstrated focus on corporate office fitout projects. Proven track record of successfully delivering multiple simultaneous projects ranging from small renovations to large-scale office buildouts.

Technical Competencies

Strong understanding of construction methodologies, materials, building systems, and MEP coordination specific to office environments. Proficiency in reading and interpreting architectural, structural, and MEP drawings. Working knowledge of MS Project, AutoCAD, and Microsoft Office Suite. Familiarity with green building practices and sustainability standards is advantageous.

Excellent project management capabilities with strong organizational and multitasking abilities. Effective communication skills with ability to interact professionally with clients, consultants, contractors, and internal teams. Strong problem-solving mindset with ability to make sound decisions under pressure. Demonstrated leadership qualities with ability to motivate project teams and drive results.
