Job Description
Key Responsibilities
Leasing & Business Development
- Lead leasing activities for logistics facilities across the Greater Tokyo (Kanto) region.
- Identify and develop new customer relationships across a wide range of industries, including e-commerce, retail, apparel, manufacturing, logistics, and third-party logistics providers.
- Manage and expand relationships with existing tenants and key customer accounts.
- Drive new business opportunities that create value for customers and strategic partners.
- Promote collaborative initiatives and customer-focused solutions that enhance the tenant experience and strengthen long-term partnerships
Market Development & Sales Strategy
- Develop leasing strategies for available and newly developed logistics assets.
- Evaluate property positioning, product competitiveness, and market opportunities to maximize occupancy performance.
- Gather and analyze market intelligence, customer demand trends, competitor activity, and industry developments.
- Support property marketing initiatives, customer presentations, seminars, and leasing events.
- Work proactively to secure transactions in a competitive and rapidly evolving market environment.
Relationship Management
- Build and maintain strong partnerships with brokerage firms and industry intermediaries.
- Collaborate closely with customers throughout the leasing lifecycle, from initial engagement through contract execution and ongoing tenant support.
- Engage with customer decision-makers at multiple organizational levels, including senior executives and business leaders.
- Represent GLP externally while strengthening the company's reputation as the leading logistics real estate provider in Japan.
Cross-Functional Collaboration
- Partner with internal stakeholders across investment management, land acquisition, project management, property management, and design teams.
- Coordinate internally to ensure customer requirements are addressed effectively from both operational and strategic perspectives.
- Contribute ideas that improve asset competitiveness, customer satisfaction, and overall portfolio performance.
