As an Analyst in our Infrastructure team, you will provide critical support across the investment lifecycle, including valuation, due diligence and portfolio management.
This role is ideal for a driven individual with a passion for infrastructure investments, offering an opportunity to develop skills and gain exposure to a variety of investment opportunities in a collaborative, high-performing environment.
Key Responsibilities
1) 根据项目开发进度，编制前期物业管理服务方案和前期工作计划表；
2) 根据项目所在区域，筛选待选物业服务供方，并对待选的物业服务供方进行考察，递交考察报告，上报例会讨论；
3) 负责审核新项目物业基础设施配置状况（包括物业办公室布局、消监控、公用设施），并提出修改意见给工程技术部；
4) 根据物业招标文件，落实招标工作，提交评标报告，上报公司审批，同时按照公司审批意见，确认并签订物业供方服务合同；
5) 明确物业交接期以及交接工作内容，服务标准；
6) 检查所辖区域物业管理项目的各类表格记录真实性、完整性和规范性；
7) 审核及修订所辖区域物业管理项目的《年度管理执行方案》及运营预算；
8) 编制所辖区域物业大中修计划，并上报预算。
9) 负责管理所辖区域物业预算的执行情况，以及物业维修等各项费用支出情况；
10) 负责所辖区域物业管理服务供方工作质量的监督与评估；
11) 掌握所辖区域物业管理项目设施、设备、资产运行情况、确保使用状况良好；
12) 督促检查所辖区域物业使用人的租金、水电费以及其他费用收缴情况；
13) 做好所辖区域物业管理项目的风险防范和应急管理工作；
14) 负责所辖区域物业经理/园区物业经理/助理的日常管理与培训工作；
15) 做好租户、当地政府部门、物业服务供方以及其他部门的日常关系维护工作，以最大努力提升物业使用人的满意度；
16) 协调突发事件，做好客户投诉的处理与沟通工作，及时反馈、提报客户/业主的意见或建议。
Requirements
1) 本科及以上学历；
2) 具有10年以上物流地产物业管理经验；
3) 熟练操作OFFICE软件；
4) 善于沟通，表达能力良好，工作认真负责，耐心细致。
