Position Title: Project Manager

Hybrid Model: Office-First Flexible Model with minimum 3 days per week in office

 

Position Overview

Reporting to the Director of Construction – On and Eastern Canada, the Project Manager is accountable for the successful delivery of new-build commercial retail development projects throughout ON and Eastern Canada.  Acting as the owner’s representative, the Project Manager will oversee all phases of the project lifecycle including due diligence, budgeting, design development, procurement, construction execution, project closeout, and turnover while managing stakeholders and ensuring projects are delivered on schedule, within budget and in accordance with Choice Properties' quality standards.  This role will be based in our Toronto office.

 

Responsibilities

• Develop and maintain project budgets and schedules which will inform Leasing negotiations and Capital Committee approvals
• Support Leasing with technical review and negotiation of tenant lease terms
• Manage the procurement process including RFPs, bid evaluations, contract negotiations and award to engage the most efficient and cost-effective vendors
• Lead project teams throughout the project lifecycle including architects, engineers, general contractors, municipalities, service providers, suppliers, and 3rd party vendors by fostering collaboration and maintaining clear communication
• Communicate Capital Committee-approved project objectives, performance metrics, and reporting requirements to vendors and project teams
• Review construction plans, specifications, and deliverables to ensure alignment with project objectives
• Obtain required permits and approvals from authorities and manage regulatory compliance requirements
• Manage contingency utilization and cost forecasting using centralized software to ensure project budgets remain within approved financial targets
• Monitor consultant and contractor performance to ensure contractual obligations, quality standards, and project milestones are achieved.  Manage risk by escalating anticipated delivery issues to senior leadership early and implementing corrective actions or mitigation strategies where appropriate
• Support 3rd Party CM/GC in managing construction operations and site logistics
• Chair startup meetings with tenants, vendors and internal stakeholders. Oversee tenant coordination
• Conduct regular site visits and monitor construction execution, identifying and resolving issues proactively to ensure production deadlines are achieved
• Manage contract changes and disputes within established budget contingencies
• Maintain a National Project Tracker for departmental reporting with regular project status updates to senior leadership
• Recommend process improvements and best practices to promote excellence
• Administer project contracts, purchase orders, invoices, change orders and associated project documentation using centralized software
• Promote a strong culture of trust, collaboration, safety, and accountability while ensuring compliance with internal policies and all applicable HS&E regulations

 

Qualifications

• Minimum 7 years of progressive construction project management experience including at least 5 years managing ICI ground-up construction projects
• Experience working for a commercial developer, owner, REIT, or construction manager is considered an asset
• University degree and/or college diploma in Construction Management, Engineering, Architecture, or a related discipline
• Project Management Professional (PMP), Gold Seal Certification (GSC), Professional Engineering (P.Eng.) or equivalent designations considered an asset
• Demonstrated ability to effectively manage timelines and budgets to ensure successful delivery of project objectives
• Proven track record of building strong working relationships with internal business partners such as Development, Leasing, Asset Management, Property Management, Finance & Legal teams
• Previous experience in developing detailed project plans using project management tools and methodologies
• Advanced understanding of risk management and procedures
• Strong planning and execution skills
• Superior analytic, problem solving, critical thinkings and negotiating skills
• Extensive knowledge of construction materials, methods and equipment
• Excellent verbal and written communication skills with a demonstrated ability to effectively communicate ideas and actions to those at all levels of the organization
• Ability to thrive in a fast paced, challenging and constantly changing work environment, and manage multiple projects concurrently with competing priorities
• Advanced proficiency with Microsoft Office Suite, Microsoft Project, and project collaboration platforms.  Experience with Bluebeam, Procore, PMWeb, or similar construction management systems is considered an asset
• Must hold valid driver’s license and have access to a vehicle
• Ability to travel to various project locations throughout ON and Eastern Canada, is a requirement.
