The Business Analyst, Real Estate and Construction Data is responsible for translating complex construction and financial forecasting data into clear, actionable insights while supporting the administration, testing, and continuous improvement of Lucernex and related business systems. This role bridges data, finance, operations, and technology by explaining forecast drivers, variances, risks, and assumptions; maintaining system access, roles, workflows, configurations, and data integrity; coordinating the onboarding and ongoing support of internal and external Lucernex users; and supporting system enhancements through requirements gathering, testing, issue resolution, documentation, and user training. The ideal candidate is a strong communicator and analytical problem-solver with system administration experience and working knowledge of SQL and JavaScript, capable of using AI-enabled tools and Microsoft technologies to improve system functionality, strengthen forecast accuracy, automate processes, and clearly explain the rationale behind the numbers.


What You’ll Do:

Forecasting Insights & Analysis

  • Interpret and synthesize construction and financial forecasting data, including cost, revenue, cash flow, productivity, and schedule impacts.
  • Identify forecast drivers, trends, risks, and variances, and clearly explain their implications to non-technical audiences.
  • Support short-term and long-range forecasting cycles, ensuring assumptions are well-documented and understood.
  • Partner with estimating and project teams to validate inputs, challenge assumptions, and close forecasting gaps.

 

Data Storytelling & Communication

  • Translate complex datasets into concise narratives, dashboards, and executive-ready materials.
  • Prepare clear explanations for forecast changes, gaps, and anomalies, including root-cause analysis.
  • Present insights to finance, construction leadership, and senior management with confidence and clarity.
  • Proactively surface insights and recommendations rather than simply reporting results.

 

Cross-Functional Collaboration

  • Collaborate closely with Finance, Construction, and Estimating teams to align forecasts and assumptions.
  • Facilitate discussions to resolve discrepancies between financial and operational forecasts.
  • Ensure consistency in forecasting methodologies and definitions across teams.
  • AI, Automation & Microsoft Tools
  • Leverage AI tools, including Microsoft Copilot and other approved solutions, to accelerate analysis and identify trends.
  • Develop dashboards, reports, and analytical models using Microsoft Excel, Power BI, and Microsoft 365 tools.
  • Automate recurring analyses and reporting processes to improve efficiency and accuracy.

 

Lucernex & Systems Administration

  • Use SQL and JavaScript to query data, build reports, and support configuration of workflows
  • Routinely monitor data quality and integrity with audits and coordinate coorections with data owners
  • Support the onboarding and ongoing assistance of internal and external users in Lucernex, including account setup coordination, access validation, orientation, training, issue resolution, and guidance on Lucernex processes, workflows, and controls.
  • Coordinate and support User Acceptance Testing (UAT) for Lucernex enhancements, system changes, and new workflows, including developing test scenarios, documenting results, identifying issues, and partnering with stakeholders to validate solutions before implementation.
  • Stay current on emerging AI and analytics capabilities and recommend workflow improvements.

 

What You’ll Bring:

  • Bachelor’s degree in Finance, Engineering, Construction Management, Data Analytics, Economics, or a related field.
  • 3-5+ years of experience in financial forecasting, construction analytics, project controls, or a similar analytical role.
  • Strong understanding of construction cost drivers, estimating concepts, and financial forecasting principles.
  • Working knowledge of SQL and JavaScript
  • Experience administering a system or enterprise platform, including onboarding user access, workflow configuration, and testing
  • Advanced proficiency in Microsoft Excel and experience with Power BI or similar visualization tools.
  • Experience using AI-enabled analytics tools to support decision-making.
  • Excellent communication and stakeholder management skills.
  • Experience with Lucernex (Accruent) or similar capital project or cost management system, as well as UAT Testing
  • Experience in construction, infrastructure, or capital-intensive environment.
  • Familiarity with ERP systems, project management platforms, or cost control systems.
  • Experience onboarding and supporting external users in systems, including access coordination, user communication, training, and resolution of account, access, or system issues.
  • Experience with scenario modeling, sensitivity analysis, or long-range planning.
  • Demonstrated ability to influence without authority and drive cross-functional alignment.

The target salary range is between $68,000.00 and $75,000.00 CAD Annual. Salary decisions are also dependent on other factors such as your experience, job-related knowledge, skills and competencies, market location, industry benchmarks, internal equity and other role-specific requirements.
