We’re hiring a Construction Project Manager at our facility in SW Chicago, IL and we’re looking for someone who’s ready to grow with us, bring energy and drive to their work, and help us build the future of construction. 

Salary range: $85K-$120K. Factors including past experience and location may affect final compensation rate. 

Primary Responsibilities:

Site Selection & Acquisition

• Source and secure new development sites aligned with company strategy.
  Conduct due diligence, including feasibility studies, zoning, environmental assessments, and risk evaluations.
• Work with local operations to assess site feasibility and design initial site plans with civil engineers.
• Negotiate Purchase and Sale Agreements (PSAs) and Lease Agreements with legal counsel support.
• Maintain deal summaries and acquisition reports for leadership.

Entitlements, Permitting & Regulatory Approvals

• Lead full entitlement process including rezoning, permits, variances, and environmental approvals.
• Serve as the main liaison with municipalities, utilities, DOT, water management districts, and local agencies.
• Attend pre-application meetings and coordinate with community stakeholders.
• Work through permitting processes for both ground-up builds and remodels.

Design & Construction Coordination

• Prepare and review bid packages, issue RFPs, and manage bid processes.
• Select and manage architects, engineers, and consultants; negotiate contracts and oversee deliverables.
• Review all construction documents including civil, MEP, architectural, and structural plans.
• Ensure designs align with company standards and regulatory requirements.
• Conduct site surveys and develop scopes of work for remodels of existing buildings.
  Use software such as Bluebeam to mark up plans and manage revisions.

Budgeting & Financial Oversight

• Develop and manage project budgets across acquisition, entitlement, design, and pre-construction.
• Forecast project costs and manage contingencies.
  Evaluate and approve change orders; review and audit contractor pay applications.
• Provide cost tracking and reporting at key milestones.

Pre-Construction & Project Oversight

• Collaborate with internal pre-construction teams to develop early budgets and transition projects into construction.
• Support general contractor (GC) procurement and monitor construction progress.
  Oversee compliance with building timelines, standards, and contract terms.
• Participate in weekly project meetings to evaluate cost, schedule, and design.

Project Closeout & Documentation

• Manage project closeout including punch lists, warranty processes, and 11-month inspections.
• Maintain and organize all project files and ensure data backup.
• Coordinate external vendor documentation post-project.

You started your career in a trade such as electrician, carpenter, roofing, plumber, etc. and over time, advanced to overseeing construction projects. In the past 5 years you have grown to oversee multiple construction projects simultaneously within commercial or industrial construction; ideally across multiple states. 

The Construction Project Manager duties include coordinating construction project resources and tracking project progress against established timelines and schedules. You will ensure work is completed on time, within budget, and to specification, and act as a liaison between the client and project team members regarding changes or problems. You will select, negotiate with, and coordinate the work of vendors, contractors, or subcontractors and be responsible for material management and deliver scheduling tasks in support of assigned projects. You will track project progress against milestones, budgetary guidelines, or other performance indicators and prepare and deliver reports to stakeholders. Lastly, you are willing and able to be hands-on with the construction on your job sites. 

Skills & Qualifications

Required

• Bachelor's degree in Real Estate, Urban Planning, Construction Management, Architecture, Civil Engineering, or a related field.
• 10+ years of experience in construction, development, or site acquisition.
• 5+ years of managing multiple commercial and/or industrial projects over $1 million.
• Experience with steel-frame buildings and remodels of existing structures.
• Strong understanding of zoning, entitlements, land use law, permitting, and construction processes.
• Skilled in budgeting, cost forecasting, contract negotiation, and consultant management.
• Proficient in construction software such as Google Sheets, Procore, and Bluebeam.
• Excellent communication, negotiation, problem-solving, and organizational skills.
• Must hold a valid driver’s license and have a clean driving record.
• Willing and able to travel up to 50% of the time.
• Ability to be hands-on at job sites

Preferred

• Experience with industrial/commercial real estate projects.

The base pay for this role is expected to be between $230,000 and $291,000 in the New York City. This expected base pay range is based on information at the time this post was generated. Position Objective:

Performs preventive and corrective maintenance functions on hospital plumbing, sewer, and water systems.

Essential Job Duties:

The Lead Engineering Technician is responsible for the day-to-day operations of a multi-building campus including owner occupied and third-party tenant space. This position serves as the organization’s dedicated HVAC technician and will self-perform preventive maintenance and repairs. In addition to HVAC, this role provides oversight of all base building systems and will directly supervise two facility technicians.

What You’ll Do:

HVAC – Self-Performance & Program Ownership

• Serve as the primary, hands-on HVAC technician for the campus.
• Perform preventive maintenance, diagnostics, and repairs on rooftop units, split systems, cooling towers, VAV systems, and associated controls.
• Maintain refrigerant logs, EPA compliance documentation, and service records in accordance with Section 608 requirements.
• Develop and manage a preventive maintenance (PM) calendar covering HVAC equipment across all buildings.
• Respond to HVAC-related tenant and occupant service requests in a timely manner.
• Evaluate and recommend capital improvements, equipment replacements, and energy efficiency upgrades.

Electrical & Plumbing Oversight

• Oversee and troubleshoot minor electrical issues including lighting, panel inspections, breakers, and emergency systems; coordinate with licensed electricians as required for permitted work.
• Manage routine plumbing maintenance including fixtures, drain lines, water heaters, backflow preventers, and irrigation systems; escalate and coordinate licensed plumber involvement as needed.
• Conduct routine inspections to identify and address electrical and plumbing deficiencies before they escalate.

Team Leadership & Supervision

• Directly supervise and mentor two Facilities Technicians, assigning daily work orders and ensuring quality execution.
• Conduct performance check-ins, provide technical guidance, and support the professional development of direct reports.
• Coordinate team schedules to ensure adequate coverage across all occupied buildings during standard business hours and on-call situations.

Multi-Tenant Campus Operations

• Serve as the facilities point of contact for third-party tenant maintenance requests across the two tenant-occupied buildings, ensuring compliance with lease obligations.
• Maintain building systems in an owner-occupied building to the highest standard of performance and appearance.
• Maintain accurate records of all maintenance activities, warranties, and equipment documentation across all buildings.

Vendor & Contract Management

• Identify when work exceeds in-house scope and manage specialty vendor relationships for life safety, elevators, fire suppression, and permitted trades.
• Obtain and review vendor quotes, track work orders, and verify completion quality.
• Assist in building the in-house HVAC program by identifying required tools, spare parts inventory, and service procedures.

Job Summary:

We are currently looking for a Residential Plumber to add to our team of professional plumbers.  The successful candidate should be able to work efficiently, have great attention to detail, be organized, and be able to perform in a fast-paced environment. This is a full-time position, and includes rotating on-calls.  This position has a base pay and is eligible for commissions on any upsells.  

Key Responsibilities:

• Diagnose water heaters, boilers, water lines, drains, and gas lines
• Consult with client, and provide good, better, best solutions.
• Demonstrate respect and compassion when communicating with clients about repairs or replacement.
• Ensure installations meet code and company quality standards
• Maintain jobsite safety, organization, and team productivity
• Use various plumbing tools and equipment (pipe wrenches, pipe cutters, monometers, etc.)
• Document details on all calls including estimates and recommendations
• Complete all tasks per company quality and safety standards

Qualifications & Requirements:

• 2+ years of residential plumbing installation experience
• Previous experience as residential plumber
• Experience with re-pipes, drain/sewer systems, water heaters, and residential plumbing installations
• Knowledge of boiler piping, circulator pumps, expansion tanks, and zone valves preferred
• Proficient with PEX, copper, PVC, ABS, and cast iron piping
• Knowledge of local plumbing and mechanical codes
• Journeyman license is a plus
• Valid driver’s license with clean driving record
• Ability to work cohesively with team members, apprentices, and management
• Strong communication and professionalism with customers and team members

Position Summary

We are seeking an experienced Journeyman Plumber to join our facilities team. In this role, you will install, maintain, and repair large-scale, complex piping systems that carry water, steam, chemicals, and gases within an industrial setting. This position requires technical expertise, problem-solving skills, and a strong commitment to safety and compliance.

What You’ll Do

• System Installation: Install and assemble pipes, fittings, valves, and fixtures for potable water, sanitary lines, grease lines, gas lines, steam piping, and fire protection systems.
• Maintenance & Repair: Diagnose, repair, and perform preventative maintenance on plumbing equipment such as boilers, water heaters, lift stations, interceptors, circulating pumps, and backflow prevention devices.
• Blueprint Interpretation: Read and interpret blueprints, technical drawings, and schematics to plan efficient system layouts.
• Pipefitting & Fabrication: Cut, thread, bend, solder, braze, and weld pipes made of copper, cast iron, steel, PVC, and other materials using hand and power tools.
• Testing & Inspection: Conduct pressure tests and inspections to ensure proper function and compliance with local, state, and national plumbing and safety codes.
• Safety & Compliance: Follow strict safety protocols when working with hazardous materials, high-pressure systems, confined spaces, or at heights.
• Collaboration & Documentation: Work closely with other trades and maintain accurate records of work performed, materials used, and time spent.
• Travel: Limited but possible for training or special projects.
• Perform other duties as assigned.

What You’ll Bring

• Education: High school diploma or GED required; technical school or apprenticeship preferred.
• Experience: 10+ years in industrial or commercial plumbing at a journeyman or master level.
• Licenses & Certifications: Valid driver’s license, state/county Journeyman or Master Plumbing License, and certifications such as backflow prevention.
