As Senior Commercial Manager based in Johor Bahru, you will report to the Senior Commercial Manager, Development and work closely with various teams and leadership across the Asia Pacific region, making your mark in a number of ways:

• You will provide leadership, guidance and advice to support the project delivery teams in all aspects of commercial and contract issues across the entire lifecycle of our data centre developments in Johor Bahru

Your Day to Day

• Negotiating and drafting key commercial outcomes in new contracts, variations and contractual correspondence
• Contract lifecycle management including kick-off, monitoring contractor performance and proactively managing contract works delivery through to completion
• Resolve contract interpretation issues and disputes in a creative manner, balancing both parties’ objectives and the long-term implications of changes or solutions
• Assessing and managing contract claims including variations, time-related claims, payment claims and invoices
• Cost management and forecasting for cost reporting and cashflow projection across in-flight projects
• Lead project close outs across region and conduct project lesson learned analysis upon all project completions
• Developing and implementing reporting tools for measurement of key contract metrics
• Assist with innovations, initiatives and continuous improvements aimed at increasing time and costs efficiencies of the delivery of our data centres
• Concurrently manage multiple projects including new data centre buildings and capital improvement projects associated with existing data centres
• Travel to data centre sites both domestic and internationally for project initiation, project reviews and audits, constructability reviews, commissioning, project close out, and the like as required

Requirements

• A relevant Degree in Law, Quantity Surveying, Construction Management, Engineering or similar
• Minimum 15 years of experience in construction industry and/or not less than 10 years of experience in construction contract and claim management
• Strong understanding of contract management and administration with a sound understanding of contract law
• Strong communication, negotiation, contract drafting and presentation skills
• Ability to work independently and proactively to problem-solve and bring matters to a close

A Snapshot 

As the Building Services Manager, you will report to the Operations Director, and work closely with the rest of the Operations team, making your mark in a number of ways: 

• Responsible for physical security operations on site, managing the 24x7x365 outsourced security personnel team 

• Lead all aspects of building operations and soft services, including cleaning, gardening, and grounds maintenance 

• Work closely with technical and facilities teams on all property related matters. 

Please note, this role will be based in our data centre in Johor Bahru. 

Your Day to Day 

• Support the Operations Director in the management of physical security services at the property, including Landlord (AirTrunk) and customer areas 

• Contract manage a team of security staff to perform security services including access control, visitor registration, and patrolling etc. to ensure the security services are up to the required standard and AirTrunk’s policy 

• Review existing operation policies and procedures in compliance with internal guidelines, all applicable laws, regulations, standards and best industry practice 

• Handle emergency situations, supervise and ensure accurate execution of emergency response procedures, including at a user level or on security IT systems 

• Coordinate baseline security clearance requirements for core facility staff 

• Run all soft services at the facility, such as cleaning, waste, landscaping, pest control, hydraulics, maintenance repairs, and any other front of house facilities; lifts, gates, roller shutters etc. 

• Establish and maintain agreements for services listed above, including setting and monitoring critical metrics 

• Conduct regular property inspections to ensure overall cleanliness and upkeep of good property operations 

• Responsible for AirTrunk and customer’s facilities or access requests regarding; loading dock, office, or storage areas 

• Handle complaints and inquiries, and maintain good relationships with customers 

• Coordinate with other departments/teams for R&M requests, projects, and EH&S matters 

• Ensure change management processes are strictly adhered to 

• Ensure compliance with site-held accreditations, including, but not limited to, ISMS, SOC2, PCI 

• Gather quotes and issue work orders 

Requirements:  

• 5+ years of experience in facilities/property/building operations, or front of house services 

• Proficiency in English and Bahasa Malaysia is a must and proficiency in Mandarin / Tamil is a plus 

• Experience managing 3rd party service providers; setting and managing KPIs, negotiating contracts and pricing for services 

• Opex and/or Capex budget management experience 

• Experience supervising, mentoring, and training junior staff 

• Experience developing or implementing processes 

• Familiarity in working with Customer Portals, and at the user level on Security networks (ex accessing CCTV archive data).

A Snapshot 

As the Senior Technical Services Manager, you will report to the Operations Director JHB1 and work closely with the rest of the Operations team, making your mark in a number of ways: 

• Oversee critical environment maintenance planning activities at your data centre 

• Lead, mentor, and train a team of Technical Services Managers, and contract management of site facilities providers for the tactical delivery of maintenance activities 

• Work closely with Building Services Manager on other property related matters 

 Please note, this role will be mainly based in our data centre in Johor Bahru. 

Your Day to Day 

• Effectively manage the site and achieve 100% uptime and compliance with customers' SLAs and safety 

• Oversee the planning and coordination of all preventive maintenance and repair works; ensure change management, incident management procedures and safety requirements are followed; coordinate activities as required with customers 

• Coordinate with development team to manage construction activity and installations, to ensure system design, installation and testing adhere to operational standards 

• Review and support customer capacity management plan to ensure power capacity is well maintained and within limitations 

• Maintain site operating procedures (SOP, MOP, EOP) and any other documentation required by law, e.g. RA, SWMS and EHS 

• Ensure compliance with site held accreditations, including, but not limited to, ISMS, SOC2, PCI, ISO9001, ISO14001 

• Maintain compliance with local regulatory requirements including environmental, building, fire, electrical, hydraulic, occupational health & safety 

• Primary operational contact for customers and local point of escalation during emergency events and day-to-day operations 

• Attend witness testing of all equipment during commissioning to validate sequence of operations 

• Receive and review all operational documentation for new capacity 

• Handle provisioning of data centre services including connectivity, power services, deployment, and any additional services to be delivered to the data centre customers

• Electrical or mechanical trade background or degree preferred. Solid understanding of data centre infrastructure, including power and cooling systems, fire, and security systems 

• Knowledge of local statutory regulations and requirements 

• Ability to establish and review Method of Procedure documents, maintenance reports, incident reports, emergency event summaries, root cause analysis reports, CAPEX/OPEX budget forecasts/reports and O&M manuals

• You will be the main point of contact for AirTrunk’s large cloud Customers. 
• You will be the key in supporting our Customers throughout the entire journey – from fit-out through to go-live (RFS) and onboarding – within our hyperscale data centres.
• You will provide a variety of comprehensive Project Management, Customer engagement, reporting and administrative services to ensure Customer requirements are met with the highest level of satisfaction.

Your Day to Day

As the Service Delivery Manager, your daily responsibilities will include, but not limited to, the following key tasks, along with tackling a variety of other exciting challenges:

• Act as the primary point of contact with all Customers throughout the build, fit-out and onboarding process.
• Ensure Early Access, Ready for Service, and other Customer contractual requirements are met by coordinating with internal teams to track and maintain compliance with all Customer contract obligations.
• Participate in design reviews and project meetings.
• Work with the design team and the Customer to ensure Customer requirements for fit- out of the data centre are met.
• Project manage, in conjunction with the development team, fit-outs being delivered by AirTrunk on behalf of Customers; ensure all Customer expectations are met.
• Work with the development team on programmes, obtaining design and budget approvals, conduct risk analysis, facilitate procurement and provide reporting throughout Customer fit-outs.
• Coordinate Customer deliveries and installs of racks, servers, network equipment, etc.
• Support Customer audits and inspections throughout the development and fit-out phases.
• Provide ongoing BAU operational support to Customers, including preparation of Customer operational reporting, including SLA, security and other reporting as required by the Customer.
• Conduct audits and inspections with and on behalf of Customers to ensure compliance and quality standards.
• Work closely with the development and cost team to review and prepare budgets; negotiate costs and contracts with general contractors and equipment suppliers.
• Maintain Customer project budgets and trackers, to ensure compliance with financial policies and Customer recoveries.
• Deliver regular progress reports and status updates.
• Respond promptly to Customer requests and needs and facilitate resolution.
• Assist facilities management in managing Customer incidents and escalations.
• Establish and maintain positive relationships and regular interaction with internal teams, external Customers and vendors through proactive communication and collaboration.

Requirements

• You have a minimum of 5years overall experience with at least 2+years in Project Management or Service Delivery Management experience in a critical operating environment.

• Join a dynamic team driving AirTrunk’s rapid expansion by identifying and acquiring strategic data centre sites across Malaysia. This key role covers domestic market opportunities - both in established regions and emerging locations.
• Engage directly with landowners, property developers, government agencies, and real estate brokers to source, evaluate, and secure high-potential sites for development.
• Receive mentorship from the Singapore-based Site Selection Strategy & Acquisition, Director while collaborating with a wide range of cross-functional teams, gaining exposure to both internal stakeholders and external partners.

Your Day to Day

Business Development, Market Analysis & Opportunity Mapping

• Conduct comprehensive market research and opportunity mapping to identify strategic expansion opportunities across Malaysia.
• Build and maintain strong relationships with landowners, brokers, developers, and government agencies to source and evaluate potential sites.
• Collaborate with the Data Strategy team to assess target locations and customer availability zones (AZs).
• Consolidate and analyze inputs to evaluate cost implications, design and construction risks, and project timelines for site selection.

Due Diligence, Feasibility & Internal Approvals

• Coordinate the collection of due diligence materials from external representatives and stakeholders.
• Partner with a multidisciplinary team—including engineers, consultants, and real estate professionals—to conduct thorough due diligence and feasibility assessments.
• Manage the due diligence budget for site selection activities, ensuring cost control and transparency.
• Support internal teams in preparing documentation for investment approvals, including financial models and investment memoranda.

Legal & Documentation

• Together with the Site Selection Strategy & Acquisition, Director, negotiate all key legal documents such as NDAs, engagement letters, lease agreements, and sale and purchase agreements.
• Coordinate with internal and external legal teams to ensure alignment with deal terms and integration of due diligence findings.
• Facilitate and track the execution of contracts and related documentation to ensure timely completion and compliance.

Reporting & Coordination

• Prepare clear and concise presentation materials and regular updates for internal stakeholders, highlighting progress, risks, and key milestones in the site acquisition process.
• Collaborate with cross-functional teams to ensure alignment and maintain momentum across all real estate initiatives.

Requirements

• Minimally 8-10 years of experience in the real estate sector, with a focus on acquisitions, transaction management, or project/development management.
• Experience in the industrial or data centre sectors is advantageous but not mandatory. 
• Demonstrated ability to work effectively in team environments. 
• Strong analytical and quantitative skills are highly regarded. 
• Proficiency in Bahasa Melayu and English.

A Snapshot 

As Technical Services Manager (TSM) reporting to our Senior Technical Service Manager (STSM), you will work closely with our Operations team including Building Services Manager (BSM), making an impact in a number of ways: 

• Supporting the STSM in relation to all aspects of data centre operations to achieve 100% uptime and compliance with customer SLAs 

• The primary point of contact for the site Facilities Provider, supervising FM Services, Smart Hands & Security vendors as well as any other third-party vendors (including soft services) engaged directly by AirTrunk. 

• Supporting the BSM in property related services 

Please note, this role will be based in our data centre in Johor Bahru and work on 12 hours shift. 

Your Day to Day 

Either a portion of the data centre site or a portfolio of customers will be allocated to each Technical Service Manager (TSM). The TSM then runs this sub-section of the site, reporting and raising issues/tasks to the STSM as required; 

• Lead and manage all aspects of the planning and coordination of all preventive maintenance and repair works; OPEX budget, ensure change management, incident management procedures and safety requirements are followed; coordinate activities as required with customers 

• Coordinate with the Development team to run construction activity and installations, to ensure system design, installation and testing adhere to operational standards 

• Ensure adherence to site operating procedures (SOP, MOP, EOP, security) and any other documentation required by law, e.g. RA, SWMS and EHS 

• Ensure compliance with site held accreditations, including, but not limited to, ISMS, ISO9001, ISO14001, SOC2, PCI. 

• Maintain compliance with local regulatory requirements including environmental, building, fire, electrical, hydraulic, occupational health & safety 

• Monitor and manage the performance of outsourced services vendors and contractors, including cleaning, gardening, etc. 

• Primary operational contact for customers and local point of escalation during emergency events and day-to-day operations. Issue change and incident notices as when required. 

• Attend witness testing of all equipment during commissioning to validate sequence of operations and receipt of all operational documentation 

• Manage the provisioning of data centre services including connectivity, power services, deployment and any additional services to be delivered to customers 

• Lead minor capital projects for customers/internal purposes 

• Supervise operational metrics, data and analyse risks 

• Conduct regular property inspections, including all critical facilities, building, fixtures, fitting which include concrete or structural elements and architectural finishing supporting by the Building Services Manager (BSM) 

• Ensure the data centre operations including general cleaning and security are well maintained 

• Implement and administer inventory control programs/purchase parts and supplies 

• Covering 12 hours rotating shift operations 

Requirements:
