①テナントリレーション:ファンドに組み入れられた物流施設内に入居するテナントの満足度を最大限にするためのコミュニケーション。テナントの契約更新時には更新後の条件交渉・契約書作成業務。テナント退去の際はリテナントに向けた戦略作成、リーシングチームとの連携、原状回復工事の立案・管理。

②テナントリレーションシップリーシングサポート:検討確度の⾼い候補先企業への同⾏等の誘致活動補助

③ファンドに組み入れられた物流施設のプロパティマネジメント:

PMレポート作成(金融機関向け),テナント入居対応(工事見積・仕様説明・書類引き渡し等),関連契約書の作成,委託先(ビルメンテナンス、売店業者,託児所、キッチンカー等)への指示、管理、方向性の確認

 ④開発型ファンドに組み入れられた物流施設の竣工時に向けた立ち上げ業務:

館内細則・貸⽅基準等策定、⾒積要項策定・各種ベンダー選定、収⽀項目、単価策定,委託先会社の選定,テナント入居工事の対応,開発物件に対するオーナー・管理目線での意見出し等

 ⑤バリューアップ提案: 物流倉庫の運営だけではなく、入居テナントの動向や意見をヒアリングし、バリューアップの提案。取り組み実績:託児所運営検討,休憩室新設, キッチンカーの誘致, テナント満足度向上につながる設備投資提案等)

 ⑥BCP 対応(地震・豪⾬・降雪時のテナント・建物への計画立案、実行)

Key Responsibilities

1. Tenant Relationship Management

  • Build and maintain strong relationships with tenants occupying logistics facilities within the portfolio.
  • Lead lease renewal negotiations and prepare related contractual documentation.
  • Develop and execute re-leasing strategies for vacated spaces in collaboration with the Leasing team.
  • Oversee tenant move-out processes and restoration works.

2. Leasing Support

  • Support leasing activities, including accompanying leasing teams in meetings and presentations with prospective tenants.

3. Property Management Operations

  • Manage day-to-day operations of logistics facilities within the fund portfolio.
  • Prepare PM reports for investors and financial institutions.
  • Coordinate tenant onboarding activities, including fit-out works, specifications explanations, and document handovers.
  • Prepare and manage operational contracts.
  • Oversee and coordinate third-party service providers, including building maintenance companies, retail operators, childcare providers, and food truck vendors.

4. New Development Asset Setup

  • Lead pre-opening and operational setup activities for newly developed logistics facilities.
  • Establish building operation rules, leasing guidelines, and procurement requirements.
  • Manage vendor selection and service contracts.
  • Coordinate tenant fit-out works and provide operational and ownership perspectives during project development.

5. Asset Value Enhancement

  • Identify opportunities to enhance tenant satisfaction and asset value.
  • Develop and implement initiatives such as:
    • Tenant amenities and welfare programs
    • New lounge or common-area facilities
    • Food service programs
    • Capital improvement projects
    • Other value-add initiatives

6. Business Continuity Planning (BCP)

  • Develop and execute emergency response and business continuity plans for events such as earthquakes, heavy rainfall, and snowfall.

Requirements

①コミュニケーション能力:テナント・社内外関係者とのコミュニケーションを円滑に行える事。

②テナントリレーション:⼊居中・退去時対応、テナント誘致商談経験(⼊居造作⼯事、設備要件知識等)、原状変更⼯事判断、ゼネコンとのリレーション経験があれば尚良い

③⼯事管理:テナント⼯事対応経験、計画⼯事の⽴案・実⾏・管理、バリューアップ経験があれば尚良い(物流施設に限らず、オフィス・商業施設等でも可)。

④建物管理:法定点検知識、不具合対応経験、PM・ビルメンテナンス の群管理経験があれば尚良い

⑤⼊出⾦管理:PM レポート(年間予算、マンスリーレポート)作成、チェック、CAPEX 予実管理経験があれば尚良い

⑥PM業務範囲に捉われることなく、柔軟な発想、対応のできる方

⑦保有資格:特に無し(宅地建物取引士の資格があれば尚良い。)

⑧歓迎要件:英語スキルがあれば尚良い(又は英語に抵抗がなければ良い)。

Qualifications

1.Experience in Property Management or Building Management.

2.Strong communication and stakeholder management skills.

3.Experience managing tenant relationships, lease renewals, and move-in/move-out processes.

4.Knowledge of leasing, fit-out works, building operations, and vendor management.

5.Experience with budgeting, CAPEX management, and property reporting is a plus.

6.Proactive, flexible, and solution-oriented mindset.

7.Real estate-related qualifications (e.g., Real Estate Transaction Specialist) are a plus.

8.English skills are preferred.

9.Experience in logistics facilities is advantageous, but candidates from office, retail, commercial, or other asset classes are also welcome.
