JOB DESCRIPTION SUMMARY

Greystar is seeking an experienced, highly technical, hands-on, and mission-driven Technical Program Manager (TPM) to lead engineering initiatives within our Digital, Data & AI team. The TPM will have a strong sense of ownership, aid in identifying and resolving dependencies, track progress across different teams, and ensure the work progresses, while clearly communicating progress and risks to project stakeholders.

This role sits at the delivery core of the Data Digital and AI team and is distinct from our Product Managers/Owners: PMs own the what and why (product direction and roadmap priorities); the TPM owns the how and when, driving execution end-to-end across engineering teams without absorbing product scope.

Success in this role requires an equal blend of hands-on technical fluency and strong project and program management discipline. Nearly every initiative brings together multiple engineering disciplines within a single project — data engineering, application/product engineering (web and mobile), and infrastructure.

KEY RESPONSIBILITIES:

• Own end-to-end delivery for assigned initiatives, from scoping through launch, driving progress across data engineering, product engineering (web and mobile), and infrastructure teams, often within the same project.

• Partner with Product Managers to translate product strategy and roadmaps into executable delivery plans. Product Managers own product direction; TPMs own sequencing, dependencies, and delivery risk.

• Drive delivery for application-centric initiatives, including web and mobile feature launches, API/service integrations, and release coordination — with enough fluency in app architecture to pressure-test estimates, identify technical debt risk, and sequence frontend/backend/mobile workstreams realistically.

• Keep initiatives moving under competing priorities by driving stalled decisions to resolution with clear options, a recommended default, and a named owner, rather than allowing work to drift.

• Regularly assess risks and opportunities; understand best practices, drive process improvements, and find new ways of operating, with a focus on simplification and productivity.

• Run the delivery operating system in Linear, including sprint planning, dependency tracking, RACI, and status reporting, as the single source of truth across multiple product teams.
• Drive initiatives with a heavy data component, coordinating data readiness, integration, and quality across delivery, with enough fluency to pressure-test estimates and ensure data-dependent plans are realistic.

BASIC KNOWLEDGE & QUALIFICATIONS: 

• Proven track record of managing large-scale, complex technical initiatives for product development & software engineering with clear evidence of technical delivery you personally owned and shaped. 
• Demonstrated ability to work through ambiguity to detailed solutions. You can take a vague problem, crisply frame the challenge, identify a path forward, and drive an initiative over the finish line. 
• Self-motivated, proactive, and proven ability to adapt well and work with teams having different operating cadences. 
• Strong working knowledge of data, including the ability to read a data model, understand pipeline and integration dependencies, assess data quality, and hold teams accountable for data readiness. This is not a data engineering role, but you must be able to identify and address data-related risks. 
• Strong working knowledge of application development, including the ability to read a system/architecture diagram, understand client-server and API dependencies, assess technical debt and scalability tradeoffs, and hold teams accountable for release readiness. This is not a software engineering role, but you must be able to identify and address app-delivery risks  
• Experience developing processes where little exists and demonstrated flexibility to get things done. 
• Proven experience leading delivery across multiple engineering disciplines, not just one. You have coordinated data engineering, product or application engineering (web and/or mobile), and infrastructure within the same initiative.  
• Detail-oriented and able to understand the bigger picture by using your technical expertise and problem-solving abilities to prioritize and manage blocking issues. 
• Experience working in a highly cross-functional environment where communication with multiple groups is imperative. 
• Ability to build working knowledge quickly across unfamiliar technical areas. You will move between data, application, and infrastructure work and must understand each well enough to lead delivery and challenge engineering estimates. 
• Ability to ramp up quickly and learn new technologies with minimal lag time. 

• Excellent written and oral business communication and people skills, with the ability to influence stakeholders.

• Experience with the Linear project management system or similar (Jira, Asana, etc).

The salary range for this position is $115,000 - $140,000 USD Annually.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

• Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
• Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
