About the team and position
We're looking for a Senior Manager, Real Estate to join a rapidly growing organization. The Senior Manager will report to the Sr. Director of Real Estate, oversee Real Estate Associates and Development Project Managers, and drive the corresponding deal flow from site selection through entitlement and permitting. The Senior Manager will also shape market strategy, guide site selection, and steer entitlement and development work in order to meet growth requirements. The ideal candidate will have relevant experience with commercial real estate trends, managing purchase and sale transactions, zoning, and entitlement, along with a track record of building and developing teams. The ideal candidate must also possess superior communication skills, exercise sound judgment under pressure, and be capable of working independently and collaboratively. Most importantly, you will see your insights have an immediate, tangible impact every day in a well-funded and rapidly growing company.
Specifically, your responsibilities will include:
- Lead a team of Real Estate Associates and Development Project Managers in market analysis, site selection, feasibility, diligence and entitlement/permitting.
- Negotiate commercial real estate transactions and achieve site approvals from the management team.
- Set the strategic direction and priorities for an assigned market portfolio, and adjust course decisively as market conditions and business needs change.
- Review and confirm the accuracy of deal packages and entitlement/permitting schedules prior to submitting to leadership for approval.
- Coordinate the handoff of fully entitled sites to the Construction PM team, ensuring nothing is lost in translation between real estate and construction.
- Manage and develop relationships with a nationwide network of commercial brokers, landlords, government officials, and regional team members.
- Manage architect and civil engineer workload across the portfolio, and hold the team accountable for delivering projects on time.
- Develop knowledge of commercial real estate market dynamics and trends, and of jurisdictional entitlement and permitting environments; consolidate information into concise reports.
- Present market summary and pipeline reports to senior management, translating complex project data into clear, actionable recommendations.
- Assist in the financial analysis and presentation of potential acquisition and entitlement deal structures to the senior management team.
- Keep track of current market activities and consolidate large amounts of data into concise reports.
- Coach and develop team members, identifying high-potential talent and creating opportunities for their growth.
- Travel required up to 50%.
The qualifying candidate must have:
- Bachelor's degree in real estate, finance, economics, urban planning, marketing, accounting, or related field.
- 10 years minimum experience in commercial real estate, ideally in site selection and entitlement/development.
- Experience leading and developing a team, with a demonstrated ability to grow talent into future leaders.
- Experience in commercial real estate acquisition/disposition, brokerage, and analytics.
- Experience entitling large industrial projects as well as permitting processes.
- Experience with CoStar.
- Comprehension of lease/purchase agreement language.
- Must be organized, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.
- Strong working knowledge of Microsoft and Google Suite.
- Knowledge utilizing AI tools for market research and data analysis.
It would be nice if the candidate had:
- Comprehension of Real Estate financing and banking transactions.
- Experience with ESRI or other demographic tools.
- Experience with complex Real Estate entitlement issues (zoning variance, changes, conditional use, special use, planning commission and city council meetings).
- Experience leading a team that spans both transactional (site selection) and entitlement/development responsibilities.
