Position Title: Senior Manager, Property Accounting

Office Location: Morningside or St. Clair

Hybrid Model: 3 days in office

 

Position Overview

The Property Accounting team at Choice is a key service group focused on delivering timely and accurate results for month-end and operational business decisions. The team comprises of designated accounting professionals and long-standing industry leaders. Reporting directly to the Director, Property Accounting, in this role, you will be a key supporter of process improvements and alignment across the group and will mentor a high performing team as a value-added partner for the business.

 

Responsibilities:

• Lead and develop a team of Property Accounting Managers and Financial Analysts, fostering a high-performance and collaborative culture.
• Provide expert guidance and support to business leaders and employees on financial information, accounting processes, and operational matters.
• Ensure the timely, accurate, and reliable accounting and processing of all financial activities within the portfolio.
• Maintain compliance with tenant lease agreements, Choice Properties' accounting policies, and applicable IFRS requirements.
• Review and analyze monthly, quarterly, and budget financial results, including variance analysis and management reporting.
• Monitor business performance and provide meaningful financial insights and commentary on trends, variances, and key drivers compared to budget and prior periods.
• Oversee the timely preparation and review of monthly working paper packages, ensuring completeness and accuracy.
• Ensure deliverables to co-owners are provided in accordance with established timelines, including Cash Distributions, HST, GST, and QST submissions.
• Prepare and review year-end legal entity financial statements.
• Oversee the accurate and timely completion of interim and year-end billings, rental advice notices, and major tenant tax billings.
• Manage the CAM and joint venture audit processes, including the review of audit deliverables and coordination with external auditors.
• Partner closely with Property Operations, Leasing, and cross-functional teams to deliver responsive, value-added support.
• Identify and implement opportunities to enhance reporting quality and streamline processes to improve team effectiveness.
• Proactively manage team capacity, priorities, and deliverables to ensure departmental objectives are achieved within established deadlines and quality standards.
• Ensure acquisition and disposal of properties is timely and accurately recorded, which may require preparation of statement of adjustments as necessary.
• Coach, mentor, and develop team members, supporting succession planning and long-term talent growth.
• Assistance with ad-hoc projects as required.

Qualifications:

• Minimum eight (8) years of progressive Property Accounting experience, preferably in commercial real estate, with at least 3 years in a senior supervisory/manager role.
• Completion of a related post-secondary program or an equivalent combination of education and relevant experience.
• Strong analytical skills with the ability to review and understand financial activity and results.
• Solid understanding of accounting and internal controls and procedures.
• Strong verbal and written communication skills, with the ability to interact effectively with individuals at all levels of the organization.
• Proficiency with Microsoft Suite applications (Excel, PowerPoint, Word). 
• Critical thinking and problem-solving skills with high level of attention to detail and accuracy.
• Ability to work independently and as an integral part of a team, with minimal supervision.
• Proactive, self-motivated, and flexible while working in a fast-paced deadline-driven environment.
• Accounting designation (CPA, CMA or CGA) preferred.
• Experience with J.D. Edwards system is an asset.
