Essential Responsibilities
- Receive and review newly assigned REO assets, validate documentation, establish timelines, and update servicing and asset management systems.
- Coordinate occupancy inspections, monitor vacancy status, possession timelines, property access, and condition updates.
- Review and approve preservation bids; oversee repairs, maintenance, securing, trash-out, cleaning, landscaping, and other property readiness activities.
- Coordinate utility activation, transfer, and maintenance to support inspections, repairs, and marketing readiness.
- Review HOA information, fees, violations, and requirements; coordinate resolution of issues impacting marketability.
- Ensure timely completion and submission of BPOs, Supplemental BPOs, and appraisals.
- Verify all pre-listing activities are completed and properties meet client and investor requirements before marketing.
- Monitor KPIs, service level agreements, timelines, vendor performance, and property-related expenses.
- Serve as the primary liaison among asset managers, listing agents, clients, vendors, municipalities, and internal departments.
- Identify, escalate, and resolve issues that may delay market readiness or disposition efforts.
Compliance & Risk Management
- Ensure adherence to investor, insurer, client, municipal, and regulatory requirements.
- Maintain accurate documentation and records supporting audit and compliance reviews.
- Mitigate financial, legal, operational, and reputational risks associated with assigned assets.
Qualifications
- Associate or Bachelor degree in Business, Real Estate, Finance, Property Management, or related field preferred.
- Minimum two years of REO, default servicing, mortgage servicing, asset management, or property preservation experience.
- Experience managing multiple assets and deadlines in a fast-paced environment.
- Proficiency with Microsoft Office and asset management systems.
Strong understanding of REO operations, property preservation, inspections, and disposition processes.
Excellent organization, communication, analytical, and problem-solving skills.
- Ability to prioritize competing deadlines while maintaining accuracy and compliance.
- Strong vendor management and stakeholder relationship skills.
