About the Role
JLL is looking for an experienced and dynamic Property Manager to lead the Property Management Services at Godrej GCR, a premium commercial site in Gurgaon. In this role, you will be responsible for the entire bouquet of property management services, driving operational excellence, and enhancing site efficiency through innovation and technology.
What This Job Involves
Operations & Maintenance Management
- Conducting daily site rounds to ensure proper maintenance of all structures, building facilities, and services.
- Creating, maintaining, and coordinating the as-built drawings and transition document library.
- Resolving emergency maintenance matters with urgency.
- Maintaining exemplary relationship management with projects, consultants, contractors, government authorities, and statutory agencies for smooth operations.
Sustainability & Compliance
- Implementing and maintaining sustainable practices in line with GRIHA, WELL, and British Safety Council (BSC) guidelines.
- Managing and coordinating with facility management teams to ensure compliance with sustainability standards.
- Conducting regular property inspections and audits to identify areas for improvement in sustainability and energy efficiency.
- Facilitating all services under the strict safety mandate: "No Safety No Work".
- Ensuring health and life safety regulations/manuals are adhered to on-site, implementing all risk assessment recommendations, and creating business continuity plans.
Financial & Vendor Management
- Formulating suitable budgeting controls and assisting the client Single Point of Contact (SPOC) in creating the annual budget for site operations.
- Monitoring SLAs & KPIs for JLL and outsourced agencies to ensure effective service delivery.
- Managing the complete billing lifecycle: overseeing vendor quotations/invoices, ensuring proper sign-offs for attendance, preparing and submitting client-approved cost sheets to the JLL office, and following up for timely payments.
- Maintaining service level agreements and keeping performance indicator scores above excellence.
Client & Occupant Relations
- Dealing with occupants’ queries promptly in both verbal and written forms.
- Ensuring a robust complaint management process is in place and followed meticulously.
- Communicating and circulating operational updates or complications to occupant authorities in a timely manner.
Team Leadership & Reporting
- Guiding, grooming, developing, and supporting the on-site team to face daily challenges.
- Overseeing manpower planning for the site, including playing a major role in the hiring and onboarding process.
- Creating and submitting the Daily Management Report (DMR) and Monthly Management Report (MMR).
- Working closely with the regional office, head office, subject matter experts (SMEs), and training teams to ensure closure of all required reports.
Site Dynamics
- Client/Site: Godrej GCR (Commercial property, Gurgaon)
- Work Schedule: [Insert Work Schedule, e.g., 6 days a week / Standard business hours]
- Site Team: Property Manager + 2 [Insert additional designations if applicable]
- Reporting Structure: Direct reporting to the Operations Manager
Candidate Requirements
- Education: Bachelor’s degree in Engineering, Facilities Management, Hotel Management, or a related field.
- Experience: Proven experience in managing commercial real estate properties, preferably Grade-A commercial assets.
- Technical Knowledge: Strong understanding of building management systems, HVAC, electrical systems, and green building standards (GRIHA, WELL, LEED).
- Skills: Excellent communication, vendor management, budgeting, and stakeholder relationship skills.

Qualifications
You will have a Degree in Electrical/Mechanical /Civil /Marine Engineering OR equivalent, with min 10 to 15 years of work experience in Facility Industry /Real Estate/ Hotel or Construction Industry. For residential sites candidates with residential experience will be preferred.
