取扱物件：データセンター用不動産

主要カウンターパート：国内外のデータセンター事業者、不動産投資家、金融機関、社内他部署、等

• 顧客の要望に応じた物件情報・投資情報の収集、分析・調査、企画立案・提案。
• 売買仲介業務およびエクイティ投資契約のアレンジメント業務。
• データセンター不動産マーケットの情報入手・分析。
• 投資紹介案件の財務モデルの作成・分析、投資リターンの検証、および紹介資料作成。
• 物件・投資案件の選定及び紹介、現地案内等。
• 不動産売買契約、重要事項説明、エクイティ投資契約、その他の契約書の作成。
• 引渡し業務全般。
• 条件交渉等、上記に付随関連する業務。
• キャピタルマーケット事業部長およびデータセンタービジネス推進室長、並びにキャピタルマーケット事業部内および他部門の関係者と協力し、当社のデータセンタービジネスを強化・推進すること。
• データセンター用不動産取引におけるリスク評価、デューデリジェンス。
• 投資家やデータセンター事業者、および電力・通信会社やゼネコン等の業界関連企業・団体との関係強化。
• 市場動向や関連取引などの情報収集や競合他社分析を通じ、当社のデータセンタービジネスの競争力を強化すること。
• データセンター推進室主催の各種イベントの企画・調整・準備のサポート。

望ましい経験・職務遂行に必要なスキルなど Qualifications

• 不動産仲介業者やデベロッパー、アセットマネジメント会社など不動産業界での経験があること。できればデータセンター不動産売買のバックグラウンドがあることが望ましい。
• 柔軟性とスピード感を持ち、主体的に職務に取り組めること。
• Microsoft Office (Word、Excel、PowerPoint等)の基本操作スキル。
• 不動産投資における収益モデルを理解するための最低限のスキルセットがあること。
• チームプレイヤーでコミュニケーションスキルが高く、マルチタスクの対応力があること。
• 英語によるコミュニケーション力。（英語メール読解・作成、英語によるミーティングへの参加・進行）
