Role Purpose
The Global Retail Portfolio Cost Manager is responsible for driving end-to-end cost governance, optimisation, and transparency across the global retail store portfolio. This role ensures that all store investments—including new builds, refurbishments, relocations, and maintenance—are delivered within budget, aligned to commercial priorities, and optimised for long-term value.

Key Responsibilities
1. Portfolio Cost Strategy & Governance

• Define and implement global cost management frameworks for retail store development and fit-outs
• Establish standard cost benchmarks, KPIs, and reporting structures across markets
• Drive cost discipline across the full store lifecycle (design → tender → build → post-opening review)
• Provide portfolio-level visibility on CAPEX investment, cost trends, and risk exposure

2. Investment Planning & Budget Control

• Partner with Markets, Finance, and Retail Design teams to validate and challenge store investment proposals
• Review and approve store-level budgets, ensuring alignment with ROI expectations and strategic priorities
• Monitor actual vs budget vs forecast across all active and planned projects globally
• Identify cost risks early and implement mitigation strategies

3. Cost Optimisation & Value Engineering

• Lead value engineering initiatives to optimise design, materials, and construction methods without compromising brand standards
• Drive continuous cost reduction opportunities through standardisation, modularisation, and supplier leverage
• Establish and maintain cost benchmarks by store type, format, and geography

4. Vendor & Commercial Management

• Partner with Procurement to define global sourcing strategies for fit-out and construction
• Support tendering processes, ensuring competitiveness, transparency, and consistency
• Build and manage a global network of contractors, suppliers, and cost consultants
• Negotiate and validate major project costs and commercial terms

5. Data, Reporting & Insights

• Develop global dashboards and reporting packs for senior leadership (CAPEX, cost per sqm, variance analysis)
• Analyse portfolio data to identify trends, inefficiencies, and optimisation opportunities
• Support scenario modelling and investment prioritisation decisions
• Deliver Information packs and reports for senior stakeholders

Skills & Experience
Core Capabilities

• Deep understanding of P&L structure (revenue drivers, gross margin, fixed vs variable costs)
• Ability to interpret: Store-level economics (rent, labour, build, contribution) and Portfolio-level trade-offs across markets / formats
• Strong grasp of: ROI / IRR / payback logic and CAPEX vs OPEX dynamics
• Commercial Proven ability to manage multi-country retail portfolios and complex rollout programmes
• Deep understanding of cost drivers across design, materials, labour, and market dynamics
• Experience in value engineering and commercial negotiation
• Strong analytical skills with ability to translate data and report clear business insights

Experience

• Typically 8–15+ years in:
• Retail construction / store development
• Cost management / quantity surveying
• Commercial or project management roles in retail environments
• Experience in global or regional retail brands or leading consultancy firms (e.g., CBRE, JLL, Arcadis) preferred

Leadership & Behavioural Skills

• Strong stakeholder management and ability to influence senior leaders without direct authority
• Commercially driven with a balance of cost discipline and customer experience awareness
• Structured, detail-oriented, and able to operate at both strategic and execution levels
• Comfortable working in a fast-paced, multi-market environment

• Delivery of store portfolio within approved CAPEX budgets
• Reduction in cost per store / cost per sqm over time
• Improved forecast accuracy and cost predictability
• Adoption of global cost standards and governance models
• Incremental savings delivered through value engineering and sourcing strategies
