Position Summary:

The Director of Property Tax will lead the property tax function for Progress Residential which is one of the largest managers of single-family rental homes across the United States. This role is responsible for property tax compliance, payments, budgeting and forecasting, tax underwriting, valuation analysis, tax appeals and accounting support. The Director oversees both U.S. and offshore teams and is accountable for the development and execution of property tax strategies that support the organization's financial objectives, minimize property tax liabilities, and ensure compliance with applicable laws and regulations. This role partners closely with finance leadership to drive operational excellence, process improvement, and effective property tax management across the portfolio.

Essential Functions:

• Develop, own and execute the organization’s property tax strategy aligned with the organization's overall goals.

• Lead onsite and offshore property tax teams, overseeing team performance, deliverables, engagement, and career development.

• Lead the property tax budgeting and forecasting processes. Collaborate with FP&A and accounting leaders to ensure budget inputs are backed by robust data and judgement.

• Oversee property tax payment activities throughout the year, identifying opportunities for discounts and favorable payment terms while avoiding penalties/liens.

• Manage the property valuation and appeals process. Coordinate with appeal vendors, tax authorities and internal stakeholders to drive favorable outcomes.

• Provide oversight and management of parent company requests related to securitizations, valuation and underwriting activities, and ad hoc analyses.

• Manage third-party vendors supporting valuation and tax payment activities, with a focus on minimizing property tax liabilities.

• Support vendor management and finance leadership during property tax vendor contract negotiations

• Integrate property tax records and processes with accounting systems to support accurate reporting and data management.

• Maintain advanced record-keeping systems and databases to ensure efficient access to comprehensive and accurate information for property tax analysis and related decision-making.

• Identify opportunities to enhance property tax processes through automation and AI, and partner with IT and technology teams to develop and implement tools and systems that improve efficiency and scalability.

• Document property tax processes, procedures, and key controls to support knowledge transfer, and mitigate key-person risk across the team.

Qualifications:

• Bachelor’s degree in Accounting, Finance, or a related field; or equivalent combination of education and experience

• Minimum of five years’ relevant tax experience, with a focus on property tax and a strong foundation in accounting principles.

• Professional coursework, certifications, or designations in real estate valuation and/or taxation (IPT CMI designation) preferred.

• Expertise in ad valorem taxation, real estate valuation, and property tax administration, including the ability to manage multiple appeals across various jurisdictions while maintaining accuracy and meeting deadlines.

• Strong analytical, critical thinking, and problem-solving skills, with the ability to interpret complex financial, tax, and technical information, draw sound conclusions, and develop practical business solutions.

• Demonstrated leadership and organizational skills, with the ability to influence outcomes, communicate effectively with stakeholders at all levels, manage competing priorities and adapt to changing business needs.

• Experience leading projects, managing cross-functional initiatives, and identifying and implementing process improvements.

• Exceptional verbal and written communication skills, with the ability to present complex information clearly and build effective relationships with executives, business partners, and external stakeholders.

• Proficiency with Microsoft Office applications, including Excel, Word, and database tools, and the ability to leverage technology to improve efficiency and support business objectives.
