B. .ขอบเขตความรับผิดชอบหลัก (Key Responsibilities)
1. การจัดทำมาตรฐานและควบคุมเอกสารการปฏิบัติงาน (20%)  หน้าที่รับผิดชอบ
- จัดทำ ปรับปรุง และบริหารจัดการเอกสารมาตรฐานการปฏิบัติงานขององค์กร
- จัดทำ SOP, Work Instruction, Guideline, Checklist และ Playbook
- ควบคุมระบบเอกสารให้เป็นปัจจุบันและสามารถเข้าถึงได้ง่าย
- ทบทวนและปรับปรุงมาตรฐานการดำเนินงานให้สอดคล้องกับนโยบายองค์กรและ Best Practice
- ประสานงานกับทีมอาคารเพื่อรับฟังข้อเสนอแนะและนำมาปรับปรุงเอกสาร
ผลลัพธ์ที่คาดหวัง :  มาตรฐานงานมีความครบถ้วน ถูกต้อง และใช้งานได้จริง  ลดความแตกต่างในการปฏิบัติงานระหว่างอาคาร และ ยกระดับคุณภาพและประสิทธิภาพการดำเนินงาน
2 การประกันคุณภาพและการตรวจประเมิน (25%)   หน้าที่รับผิดชอบ
- จัดทำแผนตรวจประเมิน QA ประจำปี   

- ดำเนินการตรวจประเมินด้านคุณภาพ การให้บริการ และการปฏิบัติตามมาตรฐานองค์กร
- วิเคราะห์ผลการตรวจประเมินและระบุ Root Cause   - ติดตาม Corrective Action และ Preventive Action
- จัดทำรายงานสรุปผลการตรวจประเมินให้ผู้บริหาร     - วิเคราะห์แนวโน้มคุณภาพและประเด็นความเสี่ยงที่อาจส่งผลต่อธุรกิจ
ผลลัพธ์ที่คาดหวัง
คุณภาพการดำเนินงานของอาคารมีการพัฒนาอย่างต่อเนื่องและ เพิ่มความเชื่อมั่นของลูกค้าและผู้เช่า

3 การฝึกอบรมและพัฒนาศักยภาพบุคลากร (20%) หน้าที่รับผิดชอบ
วางแผนและดำเนินการโครงการฝึกอบรม,พัฒนาหลักสูตร คู่มือ และสื่อการเรียนรู้,ประเมินประสิทธิผลการฝึกอบรม, ติดตามผลการนำความรู้ไปใช้ในการปฏิบัติงาน
ผลลัพธ์ที่คาดหวัง : บุคลากรมีสมรรถนะตามมาตรฐานองค์กร, เพิ่มคุณภาพการให้บริการและผลการปฏิบัติงาน
สร้างกำลังคนที่พร้อมเติบโตในสายงานบริหารอาคาร

4 การจัดทำรายงานเพื่อการบริหารและสนับสนุนงานอื่นๆ (20%) หน้าที่รับผิดชอบ
รวบรวมข้อมูลการดำเนินงานจากทุกอาคาร ,จัดทำ Dashboard และ KPI Report,จัดทำ Presentation สำหรับผู้บริหาร
วิเคราะห์แนวโน้ม ผลการดำเนินงาน และ สนับสนุนการประชุมผู้บริหารและจัดทำ Executive Summary
ผลลัพธ์ที่คาดหวัง : ผู้บริหารได้รับข้อมูลที่ถูกต้องและทันเวลา, เพิ่มประสิทธิภาพในการตัดสินใจ
ลดภาระการติดตามข้อมูลของผู้บริหาร

5 การสนับสนุนธุรกิจและพัฒนาสู่ผู้จัดการอาคารในอนาคต (15%)  หน้าที่รับผิดชอบ
เรียนรู้การบริหารอาคารในมิติธุรกิจม,สนับสนุนการวิเคราะห์รายได้ ค่าใช้จ่าย และผลประกอบการ
ติดตาม KPI ด้านคุณภาพบริการและความพึงพอใจลูกค้า,มีส่วนร่วมในโครงการปรับปรุงประสิทธิภาพอาคาร
เรียนรู้การบริหารลูกค้า ผู้เช่า และผู้รับเหมา และ พัฒนาทักษะการบริหารทีมและภาวะผู้นำ
ผลลัพธ์ที่คาดหวัง : มีความเข้าใจธุรกิจอาคารอย่างรอบด้านและ พร้อมเติบโตสู่ตำแหน่ง Building Manager  อาคารเกรด A ในอนาคต

C. คุณสมบัติผู้สมัคร (Job Requirements)
1 การศึกษา :  ปริญญาตรีหรือสูงกว่า สาขา วิศวกรรมศาสตร์  การบริหารจัดการอาคาร  การจัดการอสังหาริมทรัพย์
บริหารธุรกิจ  อุตสาหกรรมบริการ  หรือสาขาอื่นที่เกี่ยวข้อง
2 ประสบการณ์ : คุณสมบัติขั้นต่ำ ประสบการณ์ทำงาน 5-8 ปีขึ้นไป, ด้านการบริหารอาคาร หรือ Facility Management
ด้าน Quality Assurance / Audit, ด้าน Operational Excellence,ด้าน Training & Development ,ด้าน Business Performance Analysis
3  พิจารณาเป็นพิเศษ : ดูแลอาคารสำนักงาน  คอนโด  เกรด A ,เคยจัดทำ SOP , WI หรือระบบมาตรฐานองค์กร
เคยจัดทำ Dashboard หรือรายงานผู้บริหารระดับสูง และ มีส่วนร่วมในโครงการปรับปรุงประสิทธิภาพงานภาพรวม

4. ความรู้และทักษะ  ด้านเทคนิค  : Microsoft Excel ระดับสูง,Microsoft PowerPoint ระดับสูง,Power BI (จะได้รับการพิจารณาเป็นพิเศษ),Data Analysis & Reporting, Dashboard Development
5. ด้านการบริหาร : Project Coordination, Stakeholder Management, Problem Solving, Analytical Thinking และ
Presentation Skills
