Position Overview

The South-West Ontario Retail AVP, Property Management is a self-starter, a strategic thinker and has a great service-oriented attitude that will continue to encourage constant improvement of services and performance.  

 

Responsibilities:

• Develop an understanding of the risk and broader implications of cost of capital on the portfolio and the greater impacts of the portfolio’s business plans on the overall organization.
• Work with the property managers to meet asset management objectives.
• Develop and implement strategies for increasing revenues and reducing operating expenses through demonstrated expertise in budget and capital planning, building operations and leasing support.
• Prepare and have full knowledge and understanding of financial and budget matters.
• Assure completion of capital projects without interfering with the business objectives of tenants.
• Ensure business plans are implemented and adjusted to meet broad commitments and long-term directions.
• Influence the direction of business decisions and obtain approvals for recommendations involving risk.
• Work with asset management and leasing teams to seek and find compromise and alternative solutions to complex situations involving multiple parties and controversial or sensitive issues.
• Demonstrate effective leadership of property teams to deliver best-in-class standards of customer service, maintenance and property operations.
• Through the provision of regular feedback to his/her team, manage the activities of all direct/indirect reports to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices.
• Provide motivation and mentoring to property management staff by empowering, delegating and encouraging on-going professional development. Identify staff training and development needs. Ensure programs selected meet site requirements.
• As required, prepare and deliver presentations, speeches and reports demonstrating a high degree of professionalism.
• Demonstrate effective leadership of property management teams to deliver best-in-class standards of customer service, maintenance and property operations.
• Ensure business plans are implemented and adjusted to meet broad commitments and long-term directions.
• Through the provision of regular feedback to team, manage the activities of all direct/indirect reports to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices.

Qualifications:

• Undergraduate or graduate degree in business or other related field is beneficial.
• Minimum of (10) ten years progressive experience in commercial property management. Experience in retail shopping centres is required, but experience in other asset classes is also beneficial.
• Minimum of (5) five years People leadership experience. The ideal candidate will have successfully managed a large team, and can provide examples of how he/she has motivated, mentored and/or coached specific team members to success.
• Strong financial skills including a keen understanding of financial statements and property operating statements. Is adept at analysis of lease transactions and understands the impact on operations.
• A demonstrated working knowledge of building operating systems in order to apply critical analysis of proposed capital work.
• A demonstrated knowledge of all relevant environmental and related regulatory requirements.
• Excellent project management skills.
• Strong ability to build relationships at all levels within the organization as well as with other stakeholders.
• Well-developed problem solving, influencing and negotiation skills to manage and resolve issues effectively within a sophisticated environment.
• Highly developed oral and written communication skills. Solid skills in making presentations and facilitating meetings.
