  • Support energy-efficiency measures and building-system optimization initiatives.
  • Perform routine and moderately complex work with limited supervision and provide support or guidance to other facilities team members.
  • Escalate conditions that could affect employee safety, laboratory operations, sensitive equipment, or business continuity.

Vendor Support

  • Coordinate and oversee service providers performing maintenance, repair, inspection, installation, or testing activities.
  • Support QuEra’s work-approval process by reviewing planned scope, conducting pre-work briefings, monitoring vendor activities, and completing post-work inspections.
  • Confirm that vendor work is performed in accordance with QuEra’s safety requirements, operating procedures, site rules, and approved scope.
  • Coordinate vendor access to mechanical rooms, electrical rooms, laboratories, rooftops, and other controlled areas.
  • Validate that equipment and building systems have been returned to normal operation following vendor work.
  • Support updates to equipment records, technical files, drawings, manuals, and as-built documentation.
  • Identify incomplete or deficient vendor work and coordinate corrective action.

Site Administration and Incident Support

  • Prepare and maintain facility logs, permits, inspection records, maintenance documentation, and equipment records.
  • Develop or support Maintenance Operation Protocols (MOPs), standard operating procedures, emergency operating procedures, and maintenance scripts.
  • Identify single points of failure and recommend practical measures to reduce operational risk.
  • Respond to facility incidents, including equipment failures, utility interruptions, water leaks, temperature or humidity excursions, fire-system alarms, and other abnormal conditions.
  • Assist with incident investigation, recovery, root-cause analysis, documentation, and follow-up corrective actions.
  • Follow established escalation and communication procedures during facility incidents.
  • Support emergency-response activities and communicate facility conditions clearly to internal stakeholders.
  • Maintain accurate records in QuEra’s work-order or computerized maintenance-management system.

Work Orders and Infrastructure Projects

  • Complete facility work orders and service requests in a timely and professional manner.
  • Troubleshoot and repair facility, laboratory-support, and office equipment within the individual’s qualifications and authorized scope.
  • Make minor changes and repairs to mechanical, electrical, plumbing, and specialized facility systems as directed.
  • Support laboratory buildouts, equipment installations, facility modifications, and infrastructure-improvement projects.
  • Assist with testing and commissioning new or modified facility systems.
  • Coordinate shutdowns and maintenance activities to minimize disruption to laboratory and business operations.
  • Participate in facility inspections and help maintain compliance with applicable building, fire, safety, and environmental requirements.
  • Recommend infrastructure projects based on equipment condition, recurring failures, operational risks, and facility needs.

Collaboration and Inventory Management

  • Collaborate with Facilities, Hardware Engineering, Laboratory Operations, IT, Security, Environmental Health and Safety, and other teams to resolve facility issues.
  • Communicate planned maintenance, facility incidents, and potential operational impacts to affected stakeholders.
  • Work effectively within the Facilities team and mentor colleagues on general maintenance activities when appropriate.
  • Monitor inventory levels for critical spare parts, consumables, tools, and emergency-response materials.
  • Recommend purchases needed to maintain appropriate stock levels and support facility reliability.
  • Promote a safe, organized, responsive, and service-oriented facilities environment.

Qualifications

Required Qualifications

  • Five or more years of experience operating or maintaining mechanical and electrical systems in a data center, laboratory, hospital, advanced manufacturing facility, research environment, or other technically demanding facility.

  • Experience monitoring and responding to alarms through a Building Management System or comparable monitoring platform.
  • Demonstrated ability to independently troubleshoot building-system and equipment problems using established procedures and sound technical judgment.
  • Experience coordinating and overseeing contractors and service providers.
  • Ability to read and interpret equipment manuals, mechanical drawings, electrical one-line diagrams, and facility procedures.
  • Strong documentation, organization, and communication skills.
  • Ability to manage routine work with limited supervision, support junior team members, and recognize when an issue requires escalation.
  • Commitment to following electrical, mechanical, laboratory, and general workplace safety requirements.
  • Ability to participate in occasional evening, weekend, emergency, or on-call work.

Preferred Qualifications

  • Bachelor’s or associate degree, technical diploma, apprenticeship, or equivalent training in electrical engineering, mechanical engineering, HVAC, building systems, engineering technology, or a related field.
  • Experience working in a data-center or other high-availability operating environment.

  • Experience preparing or working under MOPs, SOPs, EOPs, permits, or formal change-control procedures.
  • Experience with computerized maintenance-management or work-order systems.
  • Massachusetts electrical, refrigeration, HVAC, plumbing, or related trade license is beneficial but not required.
  • OSHA, NFPA 70E, or other relevant safety training is beneficial.

Work Environment

  • This is an on-site position supporting QuEra’s laboratories and facilities in the Boston, Massachusetts area.
  • The position may require participation in an on-call rotation and occasional work outside normal business hours.
  • The employee will work in laboratories, mechanical and electrical rooms, office areas, rooftops, loading areas, and active construction environments.
