Job Description
Overview
We are seeking an experienced and highly capable Project Manager to lead the construction delivery of a landmark ultra-luxury 5-star hotel resort and branded residences development comprising high-rise towers, luxury hospitality facilities, podium structures, extensive public realm works, and complex structural elements. The successful candidate will be responsible for managing all aspects of project execution during the construction phase, from mobilization through testing, commissioning, and handover.
Your role
Project Management & Delivery
- Lead the construction phase of Hotel and Residential high-rise projects from mobilization through to completion and handover.
- Develop, monitor, and manage project schedules, budgets, resources, and delivery milestones.
- Ensure construction activities are executed in accordance with approved designs, specifications, contractual requirements, and project objectives.
- Identify project risks and implement mitigation strategies to minimize impact on cost, schedule, and quality.
- Drive project performance and ensure timely resolution of construction and technical issues.
- Support strategic decision-making through regular reporting, forecasting, and performance reviews.
Construction Oversight
- Oversee all construction activities including substructure, superstructure, structural works, architectural finishes, MEP coordination, testing, commissioning, and handover.
- Monitor contractor performance to ensure works are progressing in accordance with approved plans and schedules.
- Coordinate site activities between consultants, contractors, subcontractors, and other project stakeholders.
- Ensure effective planning and sequencing of works to achieve project milestones.
- Coordinate construction activities among contractors, consultants, specialist vendors, hotel operators, and other project stakeholders.
- Ensure effective planning, sequencing, and integration of all construction packages to achieve project milestones.
- Drive early identification and resolution of construction interface issues across structural, architectural, interior design, MEP, FF&E, and landscape disciplines.
Structural & Technical Coordination
- Provide technical oversight of structural construction activities.
- Review and coordinate structural designs, shop drawings, method statements, and technical submissions.
- Ensure structural works are executed in accordance with approved drawings, specifications, and applicable standards.
- Manage the delivery of complex structural systems including high-rise reinforced concrete structures, PT slabs, transfer structures, long-span elements, deep basements, podium interfaces, and sky bridges where applicable.
- Support the resolution of site-related structural and construction challenges.
- Collaborate closely with design consultants, supervision teams, contractors, and specialist subcontractors to maintain quality and technical compliance throughout project execution.
Stakeholder Management
- Act as the primary point of contact for clients, consultants, contractors, and key project stakeholders for construction related issues.
- Lead project progress meetings and provide regular updates on project performance, risks, and mitigation plans.
- Maintain positive working relationships with all project participants to support successful project delivery.
- Support client presentations, Investor/ bank meetings, and senior management reporting.
- Develop and maintain strong relationships with master developers, authorities, contractors, and consultants.
Health, Safety & Quality
- Promote and maintain a strong safety culture across the project.
- Ensure compliance with all health, safety, environmental, and quality requirements.
- Monitor project quality standards and ensure defects and non-conformances are addressed and closed out promptly.
- Participate in site inspections, audits, and safety reviews.
- Drive continuous improvement initiatives to enhance project performance and outcomes.
Commercial & Contract Management
- Monitor project costs and support budget management activities.
- Review and evaluate Interim invoice, variations, claims, and change requests.
- Ensure contractor compliance with contractual obligations and project requirements.
- Support the Project Director in the administration of the contract, including drafting and reviewing contractual notices, instructions, delay notifications, claims submissions, responses to claims, requests for information, commercial letters, and formal project communications.
- Support the preparation of monthly project reports, executive dashboards, forecasts, board papers, and management presentations.
Project Close-Out- Testing, Commissioning & Handover
- Manage testing, commissioning, snagging, and phased handover activities.
- Coordinate with hotel operators, branded residence operators, consultants, and contractors to ensure successful operational readiness.
- Ensure all systems are fully tested, commissioned, and handed over in accordance with project requirements.
- Manage close-out activities, documentation, warranties, training programmes, and lessons learned processes.
- Ensure completion of all contractual deliverables prior to project close-out.
- Ensure completion of all contractual deliverables and close-out documentation.
- Support lessons learned and continuous improvement initiatives.
About you
Education
- Bachelor’s degree in civil engineering, Structural Engineering, Construction Management, or a related discipline.
- Master's Degree in Project Management, Construction Management, or Engineering is advantageous
Certifications
- PMP certification is preferred.
- Membership of a recognised engineering or project management institution is advantageous.
Experience
- Minimum 10 years of professional experience in construction, engineering, or project management.
- Demonstrated experience managing high-rise towers and complex structural works.
- Strong experience in luxury hospitality, mixed-use, branded residences, or destination resort developments.
- Experience delivering residential, mixed-use, or high-rise building projects during the construction phase.
- Proven experience delivering at least one or more ultra-luxury 5-star hotel, resort, or branded residences projects during the construction phase.
- Proven experience managing large multidisciplinary contractor and consultant teams.
- Knowledge of project planning, project controls, contract administration, and risk management.
- Experience within a Developer, PMC, Consultant, or Main Contractor environment is preferred.
