Job Description Summary:

The Multi-Craft Maintenance Technician I is an entry-level, developmental role within the Facilities Management department. Under direct supervision, this role performs basic preventive maintenance tasks and assists journey-level and senior technicians across multiple trades. This role is the first step in a structured career ladder that leads to increasing autonomy, technical complexity, and eventual specialization.

Job Description:

Preventive Maintenance and Basic Repairs

• Perform scheduled preventive maintenance tasks on building systems, equipment, and utility infrastructure as directed by the supervisor or a higher-level technician, following documented procedures and manufacturer specifications.

• Assist journey-level and senior technicians with corrective maintenance and repairs to electrical, plumbing, HVAC, mechanical, and piping systems; serve as a hands-on helper and observer to develop multi-craft skills.

• Replace filters, belts, light fixtures, fuses, and other consumable or low-complexity components with necessary supervision.

• Perform routine inspections of assigned areas and document observations accurately; report deficiencies immediately to the supervisor.

CMMS and Documentation

• Log all work activities, preventive maintenance completions, parts used, and time expended in the Computerized Maintenance Management System (CMMS) daily, ensuring work order records are accurate and closed in a timely manner.

• Review daily work orders issued through the CMMS and communicate scheduling conflicts or material shortages to the supervisor before the start of the shift.

• Maintain accurate paper and electronic records of inspections, equipment readings, and maintenance history as required by department policy.

Safety and Regulatory Compliance

• Follow all OSHA safety requirements, including Lockout/Tagout (LOTO) procedures, personal protective equipment (PPE) standards, and confined-space protocols prior to beginning any maintenance task.

• Complete and comply with Infection Control Risk Assessment (ICRA) requirements before performing work in or adjacent to patient care areas, including proper barrier construction and dust-control measures.

• Follow Joint Commission Environment of Care (EC) standards and institutional policies when working in clinical, research, or other regulated spaces.

• Report safety hazards, near-misses, equipment failures, or regulatory deficiencies to the supervisor immediately.

Professional Conduct and Development

• Maintain confidentiality of medical center, patient, and employee information, handling sensitive data with discretion in accordance with KUMC policies and HIPAA requirements.

• Participate assigned training programs, safety briefings, and competency assessments to develop multi-craft skills and advance toward Level II qualifications.

• Coordinate work activities with other Facilities Management staff and departments to minimize disruption to patient care, research operations, and academic activities.

Work Environment

• Work is performed onsite.

• Work occurs in mechanical rooms, patient care-adjacent areas, and other facility spaces; may involve exposure to extreme heat, cold, heights, and confined spaces.

• Requires use of appropriate personal protective equipment (PPE) and adherence to Lockout/Tagout and confined-space protocols.

• Requires the ability to lift, carry, push, or pull up to fifty (50) pounds, with or without reasonable accommodation.

 

Required Qualifications

Licenses/Certifications

• Valid driver's license with an acceptable driving record.

Work Experience:

• Experience with one (1) of the following: electrical, plumbing, HVAC, mechanical, or piping systems.

 

Preferred Qualifications

Education: Technical or trade school certificate or associate degree in a building trades discipline.

Certifications

• OSHA 10-Hour General Industry or Construction certification, held prior to hire.

Work Experience

• Two (2) years of experience in facilities maintenance, building trades, or a closely related field; or successful completion of a vocational or technical training program in an applicable trade.

• Experience in higher education.
• Experience with Computerized Maintenance Management System (CMMS) (e.g., Maximo, FAMIS360, ServiceNow, or equivalent).

Compensation Statement:

The pay range listed for this position is determined by our compensation program using market data and salary benchmarking. A combination of factors is considered in making compensation decisions including, but not limited to, education, experience and training, qualifications relative to the requirements of the position, and funding. At the University of Kansas Medical Center, a reasonable estimate for the starting pay range will be the minimum to midpoint of the posted range, taking into account the combination of factors listed above.
