A day in the life

The Investment Manager plays a key role on the Capital Deployment team, supporting acquisitions, redevelopment, and development activities in the [Market] market. This role evaluates and helps execute investment opportunities that support regional capital deployment priorities. The Investment Manager partners closely with Investment and Market Officers and with Development, Entitlement, and Leasing teams throughout the investment process. The role adds value through market analysis, underwriting, financial modeling, and clear investment recommendations for senior management and the Investment Committee.

Key responsibilities include:

• Partner with Investment and Market Officers and Development, Entitlement, and Leasing teams to source and execute capital deployment opportunities, including land acquisitions, value-add redevelopments, developments, single-asset and portfolio acquisitions, and select M&A opportunities.
• Develop and maintain relationships with brokers, architects, contractors, engineers, and other consultants to support deal flow and market intelligence.
• Analyze market trends and competitive dynamics to identify and present new investment opportunities.
• Conduct macroeconomic and market research, monitor key trends, and prepare materials that inform investment strategy.
• Lead underwriting, feasibility analysis, and financial modeling using DCF, pro forma, Argus, and Excel to evaluate acquisitions and speculative development projects.
• Prepare and deliver investment memos and presentations for senior management and the Investment Committee.
• Support quarterly reporting and ongoing evaluation of the land bank, pipeline, and new business opportunities through analytical and execution support.

Building blocks for success

Required:

• 4+ years of experience in real estate investment, finance, development, or private equity.
• Ability to apply real estate finance, equity capitalization structures, and valuation concepts, including NPV, IRR, and cap rates, in investment analysis.
• Experience reviewing and preparing real estate documents, including LOIs, offering memorandums, leases, market reports, and RFPs.
• Financial modeling proficiency in Argus and Excel.
• Ability to communicate investment analysis and recommendations clearly in written materials, presentations, and stakeholder discussions.
• Ability to manage multiple projects concurrently with attention to detail.
• Willingness to travel up to 25% locally.

Preferred:

• Proven ability to source and execute real estate investment deals independently.
• Bachelor’s degree in Accounting, Finance, Economics, or a related field preferred, or equivalent experience.
• Experience in the [Market] real estate market.
• Ability to collaborate effectively with internal stakeholders and external partners.
• Proficiency in Microsoft Office Suite and familiarity with Salesforce, Yardi, PeopleSoft, or similar systems.
• Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of:

For candidates based in El Segundo, CA: $148,500 - $165,000. For candidates based in Phoenix, AZ: $128,700-$143,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
