Position Summary

The Director, Worldwide Property Services is responsible for leading the global strategy, governance, and execution of property and real estate services across the DPS real estate portfolio (~110 locations). This role ensures that property‑related services—spanning space planning, workplace standards, and hard/soft services strategy—are consistent, scalable, and aligned to enterprise real estate and business objectives. The position has enterprise-wide impact, partnering with senior leaders to shape workplace strategy, optimize assets, and deliver consistent, high-quality property services across regions.

Operating as the global service strategy owner, this role sets the frameworks, standards, and performance expectations that Regional Real Estate Delivery teams and Facilities Management organizations execute locally. The Director, Worldwide Property Services plays a critical role in ensuring that DPS properties deliver safe, efficient, compliant, and business‑ready environments in a standalone operating model.

Scope of Role

  • Functional scope: Property services strategy, space planning, workplace standards, hard and soft services strategy
  • Geographic reach: Global (Americas, EMEA, APAC)
  • Authority: Global standards, service frameworks, performance expectations, and governance; regional execution via matrixed partners

Key Responsibilities

Global Property Services Strategy

  • Define and own the global property services strategy, ensuring alignment with DPS real estate strategy, workplace vision, and operational priorities.
  • Establish clear service models and expectations for property services delivered across regions and sites.
  • Ensure property services strategies support business productivity, employee experience, and operational continuity.
  • Oversee worldwide property and real estate operations, including leased and owned facilities, ensuring services effectively support business growth and operational excellence
  • Drive portfolio optimization, cost management, and value creation through data-driven decision making
  • Oversee vendor strategy, contracts, and service-level performance for global property services

Space Planning & Workplace Standards

  • Own global space planning principles and workplace standards, ensuring consistency while allowing for regional and site‑specific adaptation.
  • Partner with RE Governance & Strategy to integrate workplace and space standards into portfolio planning and investment decisions.
  • Enable scalable workplace solutions aligned to future ways of working.

Hard & Soft Services Strategy

  • Define global hard and soft services strategies, including service scope, performance standards, and integration with Facilities Management.
  • Ensure alignment between property services, FM operations, and RE delivery to enable seamless handoffs and lifecycle management.
  • Support continuous improvement and modernization of service delivery models.

Governance & Performance Enablement

  • Establish global governance frameworks for property services, including roles, responsibilities, and decision rights.
  • Define performance metrics and service KPIs in partnership with FM, Supplier Management, and Regional RE teams.
  • Provide insight into service performance trends, risks, and improvement opportunities.
  • Ensure compliance with regulatory, safety, and company standards related to property and facilities

Cross‑Functional Integration

  • Partner closely with:
  • Regional Real Estate Delivery leaders
  • Facilities Management leadership
  • Strategic Supplier Management
  • Workplace, HR, IT, Security, EHS, and Finance partners
  • Ensure property services strategies are integrated into broader enterprise and site‑level operations.

  • Cross‑functional integration and lifecycle alignment
  • Global operating model enablement

  • Strong judgment balancing standardization with flexibility.
  • Enterprise mindset focused on scalability and long‑term value.

Influence & Collaboration

  • Proven ability to lead through influence in a matrixed global organization.
  • Strong executive communication and stakeholder management skills.
