Role Description:
Based in Vancouver, BC, the Analyst, Investment Management & Leasing will play an important role in supporting the BC portfolio, comprised of a first-in-class portfolio of AAA / A office and industrial assets. The role offers exposure to both the day-to-day and strategic operations of the portfolio – analyzing asset and portfolio performance, helping drive leasing and capital decisions, and preparing reporting and presentation materials for key stakeholders. The analyst will also build a practical understanding of value creation strategies, in close collaboration with the Operational Excellence, Valuations, Development, Investments and Portfolio Management teams. Responsibilities primarily include, but are not limited to, the following.
Responsibilities:
- Contribute to the preparation of annual leasing (revenue and expense), operating and capital budgets, development and execution of business plans, lease deal approval memos and presentation / reporting materials for senior leadership.
- Analyze and review potential lease transactions as well as quarterly reports to monitor alignment to budget parameters and strategic plans as laid out in the business plans.
- Maintain Argus Valuation models for the IPP portfolio to evaluate the impact of new lease transactions and inform the strategic decision-making process for the portfolio. Provide the Valuations team with Investment Management view of market fundamentals, appraisal assumptions and value conclusions in support of quarterly appraisals.
- Provide analytical support for the West Region Asset Management activities, as well as disposition / acquisition activity, including the preparation of Investment Committee materials, as required, in collaboration with Development and Transaction teams.
- Assist in devising strategies for vacant and expiring spaces and engage with the brokerage community to provide information on available inventory and development projects in the pipeline, including support with marketing brochures and related materials.
- Gather market intelligence to understand the impact of each asset’s positioning relative to market rents, lease terms, vacancy, and supply / demand fundamentals, including lease and transaction comparables, as well as key market trends.
- Engage in strategic initiatives including (re)development feasibility analysis, hold/sell analysis, capital budgeting and asset re-investment plans.
Experience and Qualifications:
- Education – Undergraduate university degree in Real Estate, Business, Finance, Economics, or a related field.
- Experience – 1 – 3 years of relevant industry experience is desirable such as Asset Management, Investments, Valuations, Development or Financial Analysis.
- Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.
- Advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise and Artificial Intelligence (Claude; OpenAI) a strong asset.
- Strong attention to detail with the ability to manage multiple priorities and deadlines in a fast-paced environment.
- Collaborative mindset and strong team player mentality; works effectively across internal teams and external stakeholders and proactively helps out where needed.
The expected salary for this role is $80,000 - $90,000
