En tant que gestionnaire immobilier, vous serez impliqué dans tous les aspects de la gestion de votre portefeuille, des opérations et des activités financières à la gestion des relations importantes avec nos locataires, propriétaires et fournisseurs. De la gestion des contrats de service à la supervision des améliorations locatives, en passant par la réalisation d’inspections de propriétés et la formulation de recommandations, vous aurez l’occasion de partager vos idées innovantes.

Vous développez et entretenez des relations solides avec les propriétaires, les locataires, les fournisseurs et les entrepreneurs.

Vous êtes responsable :

  • Budgets annuels, dans le respect des délais fixés par le département comptable. Veiller au respect des budgets d'exploitation de l'année en cours et réaliser des projets d'investissement conformément aux demandes des propriétaires.

  • Superviser et contrôler toutes les dépenses d'exploitation et d'investissement, les recouvrements, les ajustements annuels, les rapprochements avec les locataires, les comptes clients, etc.

  • Vous avez la charge de l'élaboration des rapports mensuels en veillant à la qualité des informations, au respect des délais et à l'alignement sur les budgets annuels. Coordonner et collaborer avec les autres départements afin d'assurer la cohésion des informations transmises.

  • Soutenir activement les initiatives en matière d'environnement, de société et de gouvernance (ESG) et de technologie immobilière (Proptech). Mettre en œuvre et superviser tous les programmes et certifications ESG pour les propriétés du portefeuille.

  • Soutenir activement et promouvoir la politique nationale de gestion des fournisseurs et d'approvisionnement.

  • Entretien individuel périodique avec les membres de l'équipe. Documenter les objectifs de coaching, les livrables et les progrès de chaque employé sous votre supervision.

  • Proposer des initiatives visant à maximiser la rentabilité par client, suggérer des solutions, trouver des opportunités de réduire les dépenses d'exploitation en utilisant des leviers, en améliorant ou en optimisant les processus permettant de gagner du temps, et ainsi maximiser la rentabilité de notre région.

  • Démontrer des compétences de leadership, des valeurs et diriger efficacement.

Ce que vous apporterez

  • Plus de 3-5 ans d’expérience progressive en gestion immobilière commerciale

  • Expérience dans YARDI Voyager (comptabilité intégrée).

  • Compétences avancées dans les applications Microsoft Office (MS Word, Excel, PowerPoint et Outlook).

  • Vous communiquez clairement et efficacement à tous les niveaux

  • Vous êtes proactif et orienté vers la recherche de solutions

  • Vous êtes bilingue, français et anglais, pour fins de communication avec nos propriétaires, locataires et collègues au niveau national.

  • Vous détenez un titre CPM ou RPA (Ce n’est pas obligatoire, mais c’est un plus).

  • Vous detenez un permis de conduire valide et un véhicule

About the role

Strong client relationships are important to you. You enjoy playing a central role in customer care by bringing superior organizational skills, attention to detail, and a positive attitude to everything you do.

As a Property Manager, you will manage your assigned portfolio, overseeing operations, financial activities, and important relationships with our tenants, property owners, and vendors. You can share your innovative ideas by managing service contracts, overseeing tenant improvements, completing property inspections, and making recommendations.

  • Annual budgets are to be respected, and deadlines set by the accounting department. Ensure compliance with the current year's operating budgets and carry out capex projects in line with owners' requests.

  • Supervise and control all Operations and Capital Expenses, recoveries, YE adjustments, Tenant reconciliations, A/R, etc.

  • Monthly reporting by ensuring the quality of information, adherence to deadlines, and alignment with annual budgets. Coordinate and collaborate with other departments to ensure cohesion in the information transmitted.

  • Actively support environmental, social and governance (ESG) and real estate technology (Protech) initiatives. Implement and supervise all ESG programs and certifications for the portfolio's properties.

  • Actively support and promote national vendor management and procurement policy

  • Periodic one-on-one with team members. Document coaching objectives, deliverables and progress of each employee under your supervision.

  • Propose initiatives to maximize profitability per customer, suggest solutions, find opportunities to reduce operating expenses by using levers, improve or optimize time-saving processes, and thus maximize the profitability of our region.

  • Demonstrate leadership skills, values and lead effectively.

  • All other related tasks and duties required for this position

What You'll Bring

  • 3-5 years of progressive experience in commercial property management

  • Experience in YARDI Voyager (integrated accounting).

  • Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook).

  • Experience with capital improvement projects.

  • You communicate clearly and effectively at all levels.

  • You are proactive and solution-oriented

  • Being bilingual in French and English will help you communicate with our owners, tenants, and colleagues nationally.

  • You hold a CPM or RPA designation (not mandatory; however, it is a strong asset)

  • Valid Quebec driver’s license and a vehicle
