THE WORK:

  • You’ll work under the direction of the Project Manager as a key field representative responsible for monitoring and coordinating MEP, fire protection, controls, and related building system construction activities while coordinating with the Owner, design consultants, contractors, subcontractors, inspectors, commissioning personnel, and other project stakeholders.

  • You’ll maintain a regular on-site presence and provide hands-on field oversight of MEP installations, monitoring work for compliance with contract drawings, specifications, approved shop drawings and submittals, manufacturer requirements, applicable codes, and accepted industry practices.

  • You’ll review mechanical, electrical, plumbing, fire protection, controls, architectural, and structural drawings and specifications to identify potential conflicts, coordination issues, incomplete work, and constructability concerns before they impact construction.

  • You’ll monitor the installation of major building systems and equipment, including HVAC, ductwork, piping, plumbing, electrical distribution, switchgear, panels, lighting, emergency power, fire alarm, fire protection, BAS/controls, and associated equipment, verifying that materials and installations comply with approved submittals and contract requirements.

  • You’ll coordinate closely with MEP contractors and trades to identify and resolve field conflicts involving equipment locations, routing, clearances, access, penetrations, sleeves, supports, ceiling congestion, shutdowns, temporary services, equipment startup, testing, and system integration.

  • You’ll monitor MEP sequencing and coordination with architectural, structural, civil, utility, and other construction activities, with particular attention to above-ceiling coordination, equipment rooms, access and maintenance clearances, utility connections, penetrations, equipment pads, controls, and system interfaces.

  • You’ll coordinate and attend inspections with authorities having jurisdiction and witness required testing and inspections, including pressure testing, flushing, electrical testing, equipment startup, controls verification, TAB, commissioning, functional performance testing, and Owner training, as applicable.

  • You’ll identify and promptly escalate field safety concerns, particularly those involving energized systems, temporary power, confined spaces, overhead installations, hot work, equipment startup, and active building systems, while maintaining detailed daily field reports and date-stamped photographic documentation.

  • You’ll monitor the CPM schedule with particular attention to MEP procurement, long-lead equipment, rough-in, inspections, energization, startup, testing, commissioning, TAB, controls integration, punch-list, and turnover activities, and assist the Project Manager with field validation of PIs, CORs, T&M work, and other MEP-related changes.

  • You’ll inspect completed and in-progress MEP work, document deficiencies and nonconforming installations, maintain punch lists, verify corrective work, and support startup, commissioning, substantial completion, final inspections, Owner training, closeout, and turnover, including verification of as-built information and required record drawings, O&M manuals, warranties, testing reports, commissioning records, and other closeout documentation.

  • HERE'S WHAT YOU'LL NEED:

  • 5+ years of field construction experience in a Construction Manager, MEP Construction Manager, Field Manager, Superintendent, MEP Superintendent, or similar field leadership role on commercial, institutional, educational, healthcare, or other complex building projects.

  • Demonstrated experience with mechanical, electrical, plumbing, fire protection, controls/BAS, and related building systems, including coordination of multiple MEP trades and installation, testing, startup, commissioning, punch-list, and turnover activities.

  • Strong knowledge of construction means and methods with the ability to read and interpret MEP drawings, specifications, shop and coordination drawings, equipment submittals, RFIs, and contract documents, as well as identify constructability and coordination issues and develop practical field solutions.

  • Experience coordinating inspections, testing agencies, authorities having jurisdiction, utility providers, commissioning activities, and project teams, with strong field problem-solving, technical evaluation, documentation, and decision-making skills.

  • Proficiency with construction management and field documentation software such as Outlook, Word, Excel, Teams, Bluebeam, Kahua, PlanGrid, Procore, or comparable platforms. OSHA 30-Hour Safety Training required; bachelor’s degree in engineering, construction management, or a related discipline preferred but not required with equivalent field experience.

  • BONUS POINTS IF YOU HAVE:

  • Extensive field experience managing MEP-intensive renovation or new construction projects.
  • Experience working within occupied facilities where shutdowns, temporary services, tie-ins, phasing, and continuity of operations require detailed coordination.
  • Experience with building commissioning, TAB, BAS/controls integration, equipment startup, and functional performance testing.
  • Certified Construction Manager (CCM).
  • Project Management Professional (PMP).
