The company is seeking a Capital Projects Manager to plan and oversee improvement projects across its residential communities.
This role is suited to a project professional who understands how to manage contractors, budgets, timelines, and property improvement work in active residential environments. Projects may include roads, utilities, drainage, common areas, community buildings, home-site preparation, and other infrastructure improvements.
Key Responsibilities
- Plan and oversee capital improvement projects across an assigned residential property portfolio.
- Develop project scopes, budgets, schedules, and contractor requirements.
- Solicit proposals and coordinate vendor and contractor selection.
- Monitor project progress, costs, quality, and adherence to agreed timelines.
- Conduct property inspections and document infrastructure or capital improvement requirements.
- Coordinate projects with community managers to minimize disruption to residents and property operations.
- Review invoices, change orders, project documentation, and completion records.
- Support annual capital planning and assist leadership in prioritizing property investments.
- Maintain accurate project files and provide regular progress updates to leadership.
- Help establish consistent contractor and project-management standards across the portfolio.
Additional Details
- Regular travel to community locations is required.
- Work may occasionally require early morning or after-hours site coordination.
Requirements
Required
- 5+ years of construction, facilities, property improvement, or capital project management experience.
- Demonstrated experience managing contractors, project budgets, and schedules.
- Ability to manage several active projects simultaneously.
- Strong understanding of construction documentation, scopes of work, and vendor proposals.
- Strong organizational and problem-solving skills.
- Ability to communicate effectively with contractors, property managers, and senior leadership.
- Proficiency with standard project-management and Microsoft Office tools.
- Valid driver's license.
Preferred
- Experience with residential communities, multifamily properties, manufactured housing, or commercial property management.
- Knowledge of utility, roadway, drainage, or site infrastructure projects.
- Relevant construction or project-management certification.
