As a core member of the Engineering Management team, you will be responsible for leading the on-site engineering technical team to ensure the efficient, safe, and compliant operation of property facilities. You will develop and execute preventive maintenance plans, optimize energy consumption, manage outsourced vendors, and ensure all engineering operations comply with JLL’s global standards as well as local Chinese laws and regulations.
Key Responsibilities
- Team Management & Leadership
- Lead and manage the engineering team (covering disciplines such as high/low voltage electrical systems, extra-low voltage systems, HVAC, and plumbing/draining), guiding the team to complete maintenance tasks and schedules.
- Coordinate cross-departmental collaboration internally (working with Customer Service, Security, and Cleaning teams) to enhance the overall customer service experience.
- Facilities Operations & Maintenance (O&M)
- Develop and oversee the execution of the annual Preventive Planned Maintenance (PPM) schedule, ensuring critical equipment (such as chillers, boilers, high/low voltage switchgear, elevators, etc.) remains in optimal operating condition.
- Monitor facility equipment operating parameters, identify potential failure risks through data analysis, and implement predictive maintenance strategies.
- Ensure the integrity and real-time updating of all engineering documentation (including equipment ledgers, maintenance records, and drawings).
- Customer & Vendor Management
- Serve as the primary point of contact for engineering technical matters, handling major engineering complaints and technical inquiries from tenants/owners, and providing professional solutions.
- Manage the service quality of third-party maintenance vendors.
Qualifications
Education & Certifications
- Education: College degree or above in Electrical Engineering, Mechanical Engineering, HVAC, or related fields.
- Professional Licenses: Must hold a valid Intermediate Engineer title or higher. Preference will be given to candidates holding relevant special operation certificates, such as High-Voltage Electrician License and Refrigeration & Air Conditioning Operation Certificate.
Work Experience
- Industry Experience: 10+ years of experience in the maintenance and management of facilities and equipment in large-scale commercial properties, five-star hotels, or high-end data centers.
- Management Experience: At least 3–5 years of experience managing engineering technical teams.
Skills & Competencies
- Technical Expertise: Proficient in the operation, principles, and maintenance of Building Automation (BA) systems and Building Management Systems (BMS).
- Language Skills: Excellent Chinese reading and writing skills; Good English reading and writing skills, and those who can read English technical manuals are preferred
- Software Skills: Proficient in using the MS Office suite.
- Soft Skills: Outstanding communication and coordination skills, ability to work under pressure, strong problem-solving abilities, and crisis management capabilities.
