We are looking for:
A hands-on commercial role within the technical team, responsible for measuring, costing, and controlling the construction value of Square One's residential developments. The Quantity Surveyor prepares estimates, runs tender analysis, and manages valuations, variations, and final accounts, working closely with Pre-Construction and the Project Management team to keep every project on budget.
What will you do:
- BOQ Analysis: Analyze accurate quantity take-offs and Bills of Quantities from architectural, structural, and MEP drawings for tender and budgeting purposes.
- Cost Estimating & Cost Plans: Prepare and update cost estimates and elemental cost plans at each design stage, supporting feasibility studies and value-engineering exercises with Pre-Construction.
- Tendering & Tender Analysis: Support the Procurement team in issuing tender packages, managing clarifications, and preparing detailed tender comparison and recommendation reports.
- Contract Support: Assist in drafting and reviewing contract documents, pricing schedules, and subcontract agreements in line with Cyprus construction contracts.
- Valuations & Payments: Review contractor interim payment applications.
- Variations & Claims: Evaluate, value, and negotiate variation orders and contractor claims, ensuring they are fully substantiated and approved before execution.
- Cost Reporting: Produce monthly cost reports and cash-flow forecasts per project, flagging risks and budget deviations to Procurement and Project Management.
- Materials & Market Pricing: Maintain an up-to-date database of material, labour, and subcontractor rates, and benchmark prices across the Cyprus (and Greek) market.
- Final Accounts: Agree final accounts with contractors and subcontractors on project completion.
Requirements
Must Have's:
- Relevant Experience: 3–5+ years of quantity surveying experience with a contractor, consultancy, or developer, ideally on residential projects.
- Academic Background: Degree in Quantity Surveying, Civil Engineering, or a related discipline; ETEK registration and/or RICS membership is an advantage.
- Measurement Skills: Strong ability to read drawings and produce accurate take-offs and BoQs.
- Local Market Knowledge: Solid understanding of Cyprus construction contracts, local building procedures, materials, and pricing.
- Technical Toolkit: Advanced Excel and MS Office skills; AutoCAD and measurement/estimating software (e.g. CostX, Candy, or similar) are an advantage.
- Languages: Fluency in Greek and English is required.
