Position Summary

The Manager Contracts and Custodial Services develops and coordinates strategic plans with key administrators and partners to advance various campus initiatives, including special and national events such as commencement, WILD, Thurtene Carnival, and the Presidential Debates. They are responsible for the strategic oversight, administration, and performance management of contracted custodial services across the organization’s facilities and serves as the primary liaison between internal stakeholders and contracted custodial service, waste, and pest management providers, ensuring that services are delivered safely, efficiently, consistently, and in accordance with contractual requirements, institutional standards, and applicable regulations.

The Manager provides operational leadership, monitors contractor performance, manages service-level expectations, evaluates quality and compliance, and identifies opportunities to improve cleanliness, customer service, cost effectiveness, and overall facility operations. This requires a variety of soft skills, education and experience to effectively lead and influence these key initiatives including contract negotiations, policy changes and operational alliance with key campus partners.

The Manager is responsible for the coordination, planning, and management of the housekeeping program and contract compliance of outsourced building services on the Danforth Campus, West Campus, South Campus, North Campus, Lewis Center, and other off campus facilities, and additionally provides direction and oversight for the contracted custodial team including identifying priorities and feedback for their 150-200+ staff.

This position works closely with contractors and campus partners to implement best industry practices, continuous improvement, sustainability, and provides technical review of cleaning products and processes. The Manager is responsible for meeting or exceeding the campus community’s performance requirements within departmental budgets.

Job Description

Primary Duties & Responsibilities:

  • Establishes and maintains relationships with key administrators and campus partners to develop and coordinate strategic plans to advance various initiatives including  special and national events such as commencement, WILD, Thurtene Carnival, and the Presidential Debates.
  • Consults with clients regarding concerns about cleaning frequencies, standards, appearance, etc.
  • Consults, coordinates and plans with numerous University schools, departments, and organizations to provide support services for a wide variety of event programs, and official functions.
  • Develops and implements strategic plans, goals, and objectives for the custodial contract services program, events and strategic initiatives. 
  • Defines performance metrics, benchmarks, and quality standards to monitor and evaluate service delivery.
  • Analyzes data and trends to identify areas for improvement and recommends proactive initiatives.
  • Ensures vendor compliance to contract provisions and responsible for participating in the negotiation with contractor agreements, contracts and budgeting. This includes but is not limited to administration and management of the custodial base contract requirements and specialty services. This position monitors, inspects, provides logistical support, and communicates the University’s needs in accord with departmental and campus wide needs and requirements.
  • Manages and provides technical assistance to ensure proper methods and products are being used to comply with the University, environmental, sustainability, warrantee, and community safety requirements and objectives.
  • Manages departmental direct reports performance and their coordination, planning, and management of the housekeeping program and contract compliance.
  • Plans, develops and supports internal and external customers in the planning, coordination and logistics of major events and operations. Consults on construction projects, to include checking drawings, finishes, waste management sites, etc. and upcoming budget impacts. Provide recommendations to Capital Projects and Design teams.
  • Performs other duties as assigned.

Salary Range

$58,400.00 - $99,700.00 / Annually

The salary range reflects base salaries paid for positions in a given job grade across the University. Individual rates within the range will be determined by factors including one's qualifications and performance, equity with others in the department, market rates for positions within the same grade and department budget.
