SHIFT PATTERN: Monday to Friday, 40 hours per week, 8:30 -5:00pm

Purpose: To ensure the safe, compliant and efficient operation of gas-fired plant, plumbing systems and associated mechanical building services across the contract portfolio. The role holder will support ABM in meeting customer requirements through the delivery of planned preventative maintenance, reactive maintenance and statutory compliance activities in accordance with SFG20 maintenance standards, manufacturer recommendations, contractual obligations and relevant legislation. The post holder will proactively drive quality, safety, compliance and continuous improvement whilst maintaining excellence in service delivery at all times.
Key Responsibilities
Reactive Repairs & Gas Breakdown Response
· Attend gas and mechanical breakdowns promptly and efficiently across multiple client sites.
· Meet required response times for priority tasks to minimise downtime and operational disruption.
· Use a PDA effectively for receiving jobs, updating progress, and completing reports.
· Diagnose and rectify faults on commercial gas appliances, plant, pipework, and associated mechanical systems.
· Carry out gas tightness testing, leak detection, and combustion analysis to ensure safe operation of equipment.
· Implement temporary safe solutions where necessary and escalate safety- critical defects immediately.
Planned Preventative Maintenance (PPM)
· Complete all assigned planned preventative maintenance activities in accordance with SFG20 maintenance schedules.
· Perform mandatory SFG20 servicing and inspection tasks on commercial gas systems, gas pipework, plumbing systems, and associated mechanical assets.
· Inspect and maintain boilers, water heaters, radiant heating systems, warm air units, and associated controls.
· Ensure all maintenance activities are completed in accordance with manufacturer instructions, Gas Safe requirements, and company procedures.
· Identify emerging risks and defects during maintenance visits and raise remedial works where required.
Inspection, Testing & Compliance
· Undertake statutory inspections, servicing, and testing of commercial gas-fired equipment and associated systems.
· Carry out gas safety inspections and ensure all equipment remains compliant with current regulations and standards.
· Complete combustion performance testing and analyse results to optimise efficiency and safe operation.
· Verify the integrity of gas pipework systems through tightness testing and fault investigation.
Ensure all certification, inspection reports, and compliance documentation are completed accurately and submitted within required timescales.
Mechanical & Plumbing Systems Maintenance
· Carry out maintenance and minor repairs to plumbing, heating, and mechanical systems associated with commercial premises.
· Diagnose faults on pumps, valves, expansion vessels, controls, and associated plant equipment.
· Replace defective components as required to maintain system performance and reliability.
· Assist with minor mechanical works and system modifications in support of client requirements.
Workload & Task Management
· Take responsibility for managing your workload efficiently across multiple sites.
· Plan work effectively to maximise productivity and minimise repeat visits.
· Ensure tasks are completed within agreed timelines and to a high professional standard.
· Accurately record all maintenance activities, defects, recommendations, and completed works within the CAFM system.
· Maintain excellent working relationships with clients, suppliers, and subcontractors.
Health, Safety & Environmental Compliance
· Comply with all relevant health, safety, environmental, and Gas Safe legislation.
· Adhere to permit-to-work systems, risk assessments, and safe systems of work.
· Ensure all works are carried out safely and in accordance with company procedures.
· Report all hazards, near misses, accidents, and incidents promptly.
Maintain company vehicle, tools, and testing equipment in a safe and serviceable condition.
Requirements
· Recognised apprenticeship in Plumbing, Heating Engineering or Mechanical Engineering.
· Current Commercial Gas Safe Registration.
· Minimum three years' experience maintaining commercial gas systems.
· Experience of working within a facilities management environment.
· Experience delivering SFG20 planned maintenance activities.
· Full UK driving licence.
· Competent IT skills, including CAFM and mobile applications.
