ABOUT THE ROLE
Nova Credit’s solutions are among the most widely used in multifamily. They’re embedded in four of the top five property management software platforms and used by more than 7,000 property management companies. Our Rental Housing platform helps operators verify income, determine eligibility, and assess risk using bank, payroll, and document data that traditional screening misses, so they can approve more qualified renters and lease units faster.
As Director of Growth Marketing, you’ll own brand and demand across our Rental Housing platform. Your most important challenge is creating the market for cash flow underwriting: we want every leasing director, regional manager, and asset manager to know Nova Credit and why it matters to their portfolio. Operators who have access to our products through their software should use them, and operators who don’t should ask for them.
We expect about three-quarters of your focus to go to Nova-owned programs and a quarter to co-marketing with our platform partners. You’ll report to our Head of Rental Housing, partner with a growth team that spans partner enablement, events, and product marketing, and work closely with our account management and new business teams. This is a hands-on individual contributor role to start, with the opportunity to build a team as the program proves itself.
This is a hybrid full-time role (3 days per week in office on Mondays, Tuesdays, and Thursdays) based in the New York Metropolitan area.
WHAT YOU’LL DO:
- Own the strategy to take cash flow underwriting from unknown to in demand. Define the problem in the industry’s own language: the qualified renters, vacancy days, and risk that credit-only screening costs operators and owners.
- Develop ideas for original research and flagship content, often built on Nova’s proprietary renter cash flow data. Partner with product marketing to produce them, and own the campaigns that make each one a reference point for the industry.
- Partner with account management and new business to recruit early-adopter operators, and turn their results into stories and proof points that make the category credible.
- Run campaigns across our full platform, from income verification to eligibility determination and cash flow underwriting, and build Nova’s reputation in industry media and PR as the authority on fair, compliant screening.
- Grow a clean, compliant, well-segmented database of property management decision-makers, and engage it through email, newsletters, and nurture programs.
- Run high-reach programs with industry media and associations. Set our rental housing event strategy, including which events we attend and what we focus on there, with our events partner leading execution.
- Build account-based programs for high-value operators and institutional portfolios, including REITs and PE-backed owners, making the case that screening policy drives NOI, risk, and asset value. Create demand on platforms where Nova isn’t yet available.
- Co-market with our software partners through co-branded research, joint webinars, and campaigns that reach their customers.
- Close the loop on every program. Plan follow-up before launch, personally follow up with interested decision-makers alongside the Head of Rental Housing, and report results from awareness through adoption and revenue. Set goals and manage budget.
WITHIN THE FIRST 90 DAYS, YOU’LL:
- Learn our products, partners, customers, and market, and audit our existing contacts, content, events, and past programs.
- Deliver a quick win using existing assets, such as a campaign built on our published cash flow research.
- Present a 12-month plan, including our event calendar, with clear goals for awareness, demand, database growth, and adoption.
WITHIN THE FIRST YEAR, YOU’LL:
- Run Nova’s owned channels on a consistent cadence with regular reporting, and measurably grow our database and demand for our products.
- Help bring our first early-adopter operators live on cash flow underwriting and publish their results.
- Make cash flow underwriting a recognized idea among property management decision-makers, with Nova Credit as the name associated with it.
- Generate demand both on platforms where our products are available and on platforms where they aren’t yet.
YOUR SKILLSET:
- 8+ years in B2B marketing, with significant experience in property management, proptech, multifamily, or rental housing. Industry fluency is required.
- A proven track record of creating a market for a new product or category. You’ve made customers want something they didn’t know they needed. This is the most important skill for this role.
- Experience building a marketable database and consistently running owned programs (email, content, sponsored programs, events) with measurable results.
- Discipline about follow-through. A program isn’t finished until leads are worked and results are reported.
- An existing network across operators, software platforms, industry media, and associations.
- Strong storytelling and campaign instincts. You know which ideas will get the industry’s attention and how to turn data-driven content into campaigns people read and share.
- Experience co-marketing with partners in markets where customers buy through platforms.
- A hands-on builder who is comfortable as the first dedicated marketer in a fast-moving business and ties marketing to adoption and revenue.
