What this job involves:
As an Operating/Building Engineer with a primary focus on electrical and power systems, you'll play a critical role in keeping our industrial manufacturing facility's electrical infrastructure and building systems running at peak performance during overnight hours. This position centers on operating, maintaining, troubleshooting, and repairing commercial electrical systems and facility equipment that support production operations, including primary electrical distribution, lighting systems, motor control centers, emergency power systems, power distribution panels, electrical panels and switchgear, and related Mechanical, Electrical, Plumbing, Fire, and Life Safety systems. You'll manage complex electrical and power distribution systems that directly impact production continuity, diagnose and resolve electrical issues as they arise, and ensure safe, reliable power delivery while manufacturing operations continue seamlessly. At JLL, we are collectively shaping a brighter way for our clients, ourselves, and our fellow employees, and your commercial electrical expertise will be essential to delivering the reliable, efficient facility operations our manufacturing clients depend on.
What your day-to-day will look like:
- Operate, maintain, and repair commercial electrical systems and equipment including switchgear, transformers, motor control centers (MCCs), variable frequency drives (VFDs), power distribution panels, and electrical substations to maintain production-critical power delivery
- Perform preventative maintenance on electrical systems, including infrared scanning, torque testing, breaker testing, transformer maintenance, relay testing, and inspection of electrical panels, connections, and terminations
- Monitor and adjust building automation systems (BAS) and electrical control systems to optimize lighting, power distribution, and energy management while maintaining operational efficiency and safety
- Support industrial electrical systems including 480V three-phase power distribution, motor circuits, control wiring, industrial lighting systems, and emergency power systems that directly impact manufacturing operations
- Record electrical readings including voltage, amperage, power factor, resistance, continuity, and system parameters, making necessary adjustments to ensure proper operation and identifying potential issues before they impact production
- Troubleshoot electrical system malfunctions using diagnostic tools including multimeters, megohmmeters, clamp meters, phase rotation testers, and power quality analyzers, determining root causes and implementing effective repairs to minimize production disruption
- Install, modify, and repair electrical circuits, conduit systems, wiring, lighting fixtures, motor starters, control panels, and electrical devices in accordance with National Electrical Code (NEC) and local regulations
- Monitor the quality and pricing of maintenance work performed by outside electrical contractors to ensure standards are met and costs remain competitive
- Maintain responsibility for electrical-related purchasing and inventory control, including breakers, fuses, contactors, relays, ballasts, lamps, wire, conduit, and critical spare parts for emergency repairs
- Support facility systems beyond electrical including HVAC controls, compressed air systems, process equipment wiring, and fire/life safety systems as needed to ensure comprehensive facility operations
- Respond to production-related electrical issues and power outages promptly to maintain manufacturing schedules and minimize downtime
- Perform periodic checks of electrical tools inventory including test equipment, hand tools, bending equipment, fish tapes, and cable pulling equipment to ensure all equipment is properly maintained and calibrated
Required qualifications:
- 5+ years of experience maintaining and repairing commercial or industrial electrical systems
- Strong ability to analyze the operation of electrical distribution systems, transformers, motor control circuits, and industrial power systems, determine root cause, and necessary corrective action
- Working knowledge of Building Automation Systems (BAS) and CMMS platforms (i.e. Corrigo)
- High school diploma or GED equivalent
- Physical ability to bend, sit, kneel, squat, stand, reach, climb ladders, and work in electrical rooms, on rooftops, around production equipment, and in industrial environments for extended periods
- Ability to work exposed to varying environmental conditions including heat, cold, heights, industrial noise, and both daylight and nighttime hours in a manufacturing setting as well as assist other shifts and neighboring sites as needed
Preferred qualifications:
- State Journeyman Electrician License or equivalent electrical certification
- Trade certifications or technical school training in Electrical Technology, Industrial Electrical Maintenance, or Electrical Systems, with additional credentials in PLC programming, motor controls, or instrumentation
- Experience with industrial power distribution systems including 480V three-phase, motor control circuits, VFDs, and power quality analysis
- Experience working in manufacturing facilities, production environments, or operations requiring reliable electrical infrastructure and 24/7 uptime
- Knowledge of energy management principles, power distribution optimization strategies, and predictive/preventive maintenance practices for electrical systems in industrial settings
- Familiarity with OSHA electrical safety requirements, NFPA 70E arc flash standards, lockout/tagout procedures, and industrial safety protocols
