Position Summary:
The Construction Accountant is responsible for supporting the financial management, reporting, and controls associated with construction, development, and capital projects across a real estate portfolio. This role ensures the accurate tracking of project costs, commitments, contracts, invoices, draws, and capitalization activity while partnering closely with development, project management, and finance teams. The ideal candidate brings solid accounting fundamentals, attention to detail, and the ability to manage multiple projects in a fast-paced environment. Key Accountabilities:
Month-End Close and Financial Reporting
- Responsible for the monthly, quarterly and year-end general ledger close for assigned portfolio of properties related to construction accounts and activities.
- Prepare journal entries, accruals, and account reconciliations related to construction activity, including fixed asset roll-forward schedules for reimbursable depreciation on capital projects, and a reconciliation of the fixed asset subledger to the trial balance.
- Assist in preparing internal financial reports and analysis for financial and development leadership.
Project and Job Cost Accounting
- Maintain accurate accounting records for construction, development, and capital projects, including track project budgets, commitments, actual costs, change orders, and contract balances in the job cost system.
- Ensure project costs are properly coded, recorded, and allocated to the correct jobs, entities, cost categories and phases.
- Monitor construction-in-progress accounts, support capitalization and fixed asset setup upon project completion and placed into service.
Invoice Processing, Support, Reconciliations and Reporting
- Ensure accuracy by reviewing supporting documentation for invoices, payment applications, waivers and other support presented for timely third-party payment.
- Support lender and equity draw processes by preparing schedules, compiling backup documentation, and reconciling project costs.
- Prepare monthly project cost reports, budget-to-actual analyses, and financial support schedules.
- Monitor and reconcile construction accounts, commitments, accrued expenses, and other project-related balances, and investigate and resolve discrepancies in project financial data.
Cross-Functional Partnership
- Partner with development and operations project leads, accounts payable, project admins and finance teams to ensure accurate and timely reporting.
- Communicate project accounting issues, risks, and status updates clearly to stakeholders.
- Support process improvements that enhance reporting, efficiency, and financial accuracy.
- Maintain organized documentation to support internal controls, audits, and year-end reporting requirements for financial reporting.
Required Experience:
Education
- University/College Accounting degree consistent with local market expectations for role.
- Accounting certifications consistent with local market expectations for role.
Experience
- 4 plus years of accounting experience required.
- Experience with month-end closing activities and financial reporting processes required.
- Familiarity with construction draws, pay applications, retainage, and change order tracking is preferred.
- Experience in construction accounting, project accounting, real estate accounting, or development accounting is preferred.
- Experience with job costing, capital projects, budget tracking, invoice processing, and reconciliations is preferred.
- Experience in a GCC (Global Capability Center), shared services, or BPO environment supporting a US-based team is strongly preferred.
Technical Skills
- Financial Analysis: Ability to analyze, interpret and communicate project financial data.
- US GAAP Proficiency: Understanding of basic accounting principles and ability to apply them to day-to-day responsibilities.
- Knowledge of Department Policies, Processes and Procedures
- Software Tools & Applications: MS Office Excel Proficiency, including strong excel skills, and familiar ERP/accounting systems, such as MRI and Oracle is preferred.
