Assistant Operation & Maintenance Manager (과차장급)

*업무내용

- 전반적인 시설 운영 및 유지보수

- HVAC, 전기, 소방, 배관 및 기타 건물 시스템에 대한 예방 및 사후 유지보수 조율

- 정기적인 현장 점검 실시, 위험 요소 파악하여 적시에 시정 조치 수행

- 작업 품질, 안전, 일정, 서비스 성과를 포함한 벤더 및 협력업체 관리 및 모니터링

- 유지보수 계획, 연간 예산, 수리/교체 계획 및 라이프사이클 관리 지원

- 기술적 이슈를 검토하고 운영 중단을 최소화하기 위한 실질적인 해결책 제시

- 사고 대응, 비상 상황 및 비즈니스 연속성 활동 지원

- 고객사, EHS 및 관련 법규 요건 준수 보장

- Workplace, EHS, 보안, 재무, 프로젝트 팀, 임대인 및 고객 관계자와의 협업

- 한국 내 복수 사이트 지원 및 필요 시 원격 사이트 출장

*자격요건

- 시설관리, 유지보수, 기계, 전기 또는 건물 서비스 분야 5년 이상 경력

- 벤더 관리, 유지보수 프로그램 및 기술적 시설 이슈 관리 경험

- HVAC, 전기, 소방 및 일반 건물 시스템에 대한 우수한 지식

- 강한 책임감, 조율 능력, 문제 해결 능력 및 보고 능력

- 고객 관계자 및 내부 팀과의 효과적인 커뮤니케이션 능력

- MS Office 활용 능력 우수

- 영어 커뮤니케이션 능력 우대

- 관련 기술 자격증 또는 면허 소지자 우대

Job Summary

The Assistant O&M Manager supports the O&M Manager in leading day-to-day facility operations and acts as the Deputy O&M Manager when required. This role is responsible for site operations, preventive maintenance, vendor management, compliance, reporting, and technical issue resolution across the Korea portfolio.

Key Responsibilities

• Support the O&M Manager in overall facility operations and maintenance management.
• Act as the Deputy / backup to the O&M Manager during absence or when delegated.
• Coordinate preventive and corrective maintenance for HVAC, electrical, fire protection, plumbing, and other building systems.
• Conduct regular site inspections, identify risks, and ensure timely corrective actions.
• Manage and monitor vendors and contractors, including work quality, safety, schedule, and service performance.
• Support maintenance planning, annual budget, repair/replacement planning, and lifecycle management.
• Review technical issues and provide practical solutions to minimize operational disruption.
• Support incident response, emergency situations, and business continuity activities.
• Ensure compliance with Client, EHS, and applicable regulatory requirements.
• Coordinate with Workplace, EHS, Security, Finance, Project teams, landlords, and client stakeholders.
• Support multiple Korea sites and travel to remote sites when required.

Job Requirements

• 5+ years of experience in Facilities Management, Maintenance, Mechanical, Electrical, or Building Services.
• Experience managing vendors, maintenance programs, and technical facility issues.
• Good knowledge of HVAC, electrical, fire protection, and general building systems.
• Strong ownership, coordination, problem-solving, and reporting skills.
• Able to communicate effectively with client stakeholders and internal teams.
• Good MS Office skills
• English communication skills preferred.
• Relevant technical license or certification is preferred.
