About the Role

As a Seasonal Hospitality Coordinator, you’ll serve as the on-the-ground expert responsible for keeping our homes functional, clean, and stocked (FCS) for every guest. You’ll perform inspections, restock supplies, prep for arrivals, complete light maintenance, and respond to in-market issues during and between stays.

This role is a combination of what many companies call a property caretaker and a runner and may at times include work more generally associated with that of a hotel front desk. You’ll be field-based, covering a subset of homes in your zone, and will report to the Team Lead, Hospitality Ops. Your work will directly impact guest satisfaction, review scores, and how well we care for our homeowners’ properties.

This role will begin within two weeks from offer and will end December 1st.  

Responsibilities

• Conduct inspections of homes before and after guest stays to ensure they meet brand standards; document inspections and reports issues via our task management systems
• Restock consumables and inventory supplies to maintain FCS readiness
• Leave hospitality touches such as gifts and welcome notes for arriving guests
• Handle basic maintenance tasks (e.g., lightbulb changes, TV resets, small repairs) and coordinate with the Maintenance team for larger issues
• Support turnovers with tasks like bedmaking, resetting decor, tidying, and removing trash
• Respond quickly to urgent in-stay needs or on-the-ground guest issues when dispatched
• Track supply usage and flag homes with unusual patterns or repeated problems
• Be a visible, professional presence in the field, supporting teammates and guests as needed including occasionally taking incoming phone calls/messages and making outbound calls/messages to guests and owners
• Support Hospitality Managers with dispatching of field tasks during non-peak times of day
• Primarily support the operations of your zone while being available to assist other zones as needed based on market need
• Other duties as assigned

Success Measures

• Guest satisfaction and review scores (portfolio average above 4.8)
• Number of inspections completed per shift/day
• Completion rate and accuracy for assigned tasks
• Responsiveness to urgent or in-stay issues
• Homes consistently meeting FCS standards as verified by market leadership

Work Environment and Physical Demands

• Must be comfortable walking, standing, bending, lifting up to 50 lbs
• Frequent travel within market and regular driving between properties is required
• Work is conducted primarily in-home, with some supply runs or warehouse coordination as needed
• Availability to frequently work weekends, holidays, early mornings, and evenings (with 2 days off each week)

Qualifications

• 1+ years of experience in hospitality, property care, vacation rentals, or related field
• Detail-oriented and highly reliable
• Ability to follow checklists and brand standards consistently
• Physically capable of lifting 25+ lbs and walking/standing throughout the day
• Strong communication skills and service-minded attitude

About the Role

As a Service Technician for short-term rentals, you’ll play a key role in ensuring our homes are functional, clean, and stocked (FCS), safe, and guest-ready. You’ll respond to urgent in-stay needs, perform routine inspections and preventative maintenance, and work closely with the Team Lead, Back of House and Back of House Coordinator to manage tasks, supplies, and vendor relationships.

This role requires a well-rounded maintenance skillset and a service mindset. You’ll be part of the local Back of House team and work across multiple homes within your assigned market.

Responsibilities

• Complete preventative and routine maintenance tasks, including HVAC troubleshooting, appliance repair, light plumbing and electrical work, and basic cable/Wi-Fi resets
• Respond promptly to guest-reported issues during stays, resolving them quickly and professionally
• Support turnovers and readiness work, including light patching, assembly, and touch-ups
• Conduct property inspections to identify and document potential issues before they impact the guest experience
• Coordinate with the Back of House Coordinator on inventory, work orders, vendor support, and scheduling
• Communicate professionally with the Team Lead, Back of House and other local team members
• Ensure documentation is accurate and submitted in a timely manner for each job completed
• Follow brand and safety standards in every home
• Collaborate with Hospitality Ops team members to ensure homes meet FCS expectations

Qualifications

• 3+ years of maintenance experience, ideally in hospitality, vacation rental, or residential property management
• Strong troubleshooting and problem-solving skills across multiple home systems
• Familiarity with digital work order systems and mobile task apps
• Valid driver’s license and reliable transportation required
• Calm, professional demeanor with a customer service mindset
• Able to work evenings, weekends, and participate in on-call rotation

About the Role

As the Back of House Coordinator, you will be the administrative and logistical backbone of local STR operations. You’ll work closely with the Team Lead, Back of House to ensure inventory is managed, vendors are supported, and the field team is equipped to focus on our guests and owners in the field.

You will serve as the key point of coordination across multiple back-of-house functions — housekeeping, maintenance ticket flow, and warehousing — helping to keep the market running smoothly and ensuring guests and owners have a seamless experience.

This role is ideal for someone highly organized, responsive, and energized by fast-paced problem solving. This role is an hourly, non-exempt position. 

Responsibilities

• Assist in managing warehouse and storage space, keeping areas tidy and organized
• Track inventory usage and restock needs for consumables, linens, and key operating supplies both in central warehouses and satellite storage locations
• Coordinate delivery or retrieval of inventory and supplies to/from homes as needed
• Assist the Team Lead, Back of House with the management of housekeeping vendors and teams
• Support the Team Lead, Back of House and other market team members with the coordination and management of third party maintenance vendors as needed
• Log and report field activity data into our operational systems with accuracy and timeliness as needed
• Execute market-level projects which touch multiple zones/teams and are better handled by the Back of House team than a specific zone team, such as updating branded materials around the market
• Rotate between being warehouse-based and field-based as needed to support each day’s work
• Other duties as assigned

Qualifications

• 2–3 years of experience in operations coordination, logistics, or hospitality support
• Excellent attention to detail and time management
• Strong written and verbal communication skills
• Ability to remain calm and responsive in fast-moving operational environments
• Comfortable working both in the field and in office/warehouse environments
• Tech savvy and experienced with mobile scheduling, task tools, or PMS platforms as well as Google Workspace

Fairstead has an exciting opportunity at one of our properties, and we are looking for a strong Community Manager to join our team. The Community Manager is responsible for managing the day-to-day operations, all on-site compliance activities, and for the overall performance of their assigned property as detailed below. 

RESPONSIBILITIES: 

• Ensure adherence to laws relating to leasing, including but not limited to Departments of Housing and Urban Development (HUD), Fair Housing, Americans with Disabilities Act (ADA), and Fair Credit Reporting Act. 

• Remains compliant and knowledgeable in all aspects of the HUD 4350.3 Handbook. 

• Develops responses to regulatory agencies in coordination with the Compliance Department. 

• Implements intervention strategies with Regional Managers and Compliance Department for tenants who are non-compliant with lease/compliance requirements. 

• Prepares all site REAC reviews, EHS violations cleared, Management and Occupancy Reviews (MOR), Investor Site Reviews, Low-Income Housing Tax Credit (LIHTC) Reviews, and performs annual and interim recertification reviews. 

• Assisting tenants with requests, questions, problems, and complaints. 

• Monitors tenant and complex-wide arrears and litigation cases. 

• Document lease violations and coordinate evictions. 

• Direct collection of monthly rents and late fees, process applications, and pursue delinquencies through legal action and eviction. Monitor bad-debt write-offs. 

• Alerting staff of move-ins, move-outs, and any emergencies. 

• Supervise, direct, and monitor the preventive and emergency maintenance/repairs to ensure compliance with all regulations. 

• Coordinate vendor bids and contractor quotes. 

• Conduct and document unit inspections. 

• Conduct bi-annual walk-throughs with the Building Superintendent. 

• Create reports for review to ensure all buildings under the PM’s responsibility are properly maintained and building needs are appropriately noted, planned for, and addressed. 

• Provide and obtain updates on various ongoing construction projects/unit renovations. 

• Work with the construction team on avoiding violations, inspections, and necessary access.

 Overview

Pacaso is building a trusted network of pre-vetted contract designers to extend our internal design team as acquisition volume grows. This is not a traditional freelance posting. We are looking for experienced residential designers who want an ongoing source of well-defined, repeatable project work within a structured creative framework.

Contract designers work on a project-by-project basis — either per home or on a flexible retainer depending on pipeline needs — and are compensated on a flat project fee tied to FF&E budget scope. Designers who complete a successful pilot engagement are added to the approved Pacaso Design Partner Roster and are prioritized for future assignments.

The Opportunity

Pacaso homes are co-owned luxury residences — designed to feel elevated, personal, and effortlessly livable for multiple owners year-round. Our internal design team leads all creative direction, but with 33 projected acquisitions in 2026 and peak volume reaching 3–5 homes per month in Q3 and Q4, we are building an external partner network to scale alongside us.

As a contract designer, you will execute full FF&E design for individual Pacaso homes — from space planning through final documentation — working within Pacaso's brand standards, vendor frameworks, and production templates. The Senior Manager of Design reviews and approves all work at defined milestones.

What You'll Do

Core Design Deliverables (per home)

• Develop space plans using your preferred tool
• Build a Design Schematic in Pacaso's Canva template, presenting concept direction and FF&E selections in a format ready for owner-facing use
• Specify full FF&E using Pacaso's preferred vendor list and sourcing frameworks
• Populate the Spec Book in Google Sheets with complete, accurate product and placement data
• Produce Placement Documents in Canva per Pacaso standards
• Attend all milestone reviews with the Senior Manager of Design: space plan, schematic/FF&E, budget alignment, and final documentation

Project Collaboration

• Receive and work from the Pacaso Design Assignment Packet provided at project kickoff
• Partner with Pacaso's Procurement and Sourcing teams to confirm product availability and budget compliance
• Collaborate with cross-functional partners (Operations, Onboarding, Logistics) to support successful installation
• Travel to onboardings and manage in-person staging and styling as needed (project-dependent)
• Communicate proactively, meet deadlines, and deliver clean documentation at every stage

Design Refresh & Ongoing Work

• Support existing Pacaso homes with replacement FF&E sourcing and periodic design audits
• Contribute to full-home design refreshes as assigned

What We're Looking For

Experience & Credentials

• Bachelor's degree in Interior Design or Architecture (NCIDQ / CID preferred)
• 5+ years of professional experience with a focus on high-end residential and/or hospitality design
• Demonstrated portfolio of luxury residential work with strong regional aesthetic sensibility
• Hospitality, multifamily, or investment residential experience is a strong plus — familiarity with client-directed, operationally conscious design processes
• Active project experience in or near one of our target markets (Kiawah/Charleston, South Florida, Mountain West, SoCal, or Wine Country)

Design & Technical Skills

• Proficiency in Revit and AutoCAD required; SketchUp Pro and/or Rhino preferred
• Proficiency in Adobe Creative Suite (InDesign, Photoshop, Illustrator, Acrobat) required
• Comfort working in Google Workspace (Slides, Sheets, Docs, Drive) and Canva — these are Pacaso's primary workflow tools
• Exceptional design presentation skills — your concept decks are polished, client-ready, and clearly communicate a point of view

How the Partnership Works

The Vetting Process

Every designer goes through the same process before being approved for a Pacaso home. This is a six-step process owned by the Senior Manager of Design:

• Portfolio review (internal, no contact required)
• Initial outreach — brief introduction to Pacaso's model and partnership structure
• 30-minute discovery call — assessing communication style, bandwidth, and fit
• Reference check — one to two past clients or collaborators
• Deep dive on one completed project — walk us through budget, vendor choices, documentation, and install
• Paid pilot engagement — one project together before formalizing the relationship

The pilot engagement is the most important step. It's an opportunity for both parties to experience the working relationship before making a longer-term commitment. Pacaso evaluates the work against our standards; you experience our process firsthand.

Once Approved

Approved designers are added to the Pacaso Design Partner Roster — a living document maintained by the Senior Manager of Design. There is no standing retainer or volume commitment. When a project is identified as appropriate for an external partner, we select from the approved roster based on market fit and availability.

Partners are evaluated after each engagement on timeliness, accuracy, budget discipline, ease of collaboration, and install outcomes. Strong performers are prioritized for future work.
