We are hiring a Housing Choice Voucher Specialist to join our team in our Property Management department. The incumbent will be accountable for ensuring the efficient coordination of the HCV processes from application approval to move-in status. 

This is an office-based position in Charlotte, NC, and requires in-office attendance five days a week, Monday through Friday.

• Navigate the housing choice process with applicants from application start to move-in stage.
• Coordinate the intake and lease-up process for voucher holders.

As a member of Evergreen Residential’s Accounting team, this person will play a critical role in the day-to-day operational functions of the Company. The Accounts Payable Specialist will track invoices and payments due and prioritize them according to the terms of the invoice. Additionally, they will carefully monitor all payments made and maintain those records for future audits.

We are looking for experienced individuals who are passionate about customer service, and who thrive in a fast-paced environment to join our team.  The Retention & Collections Specialist assists with communication with our residents regarding lease renewals, preparing and distributing resident leasing packages, and managing the process for residents who have not financially met the terms of their lease agreement. This includes follow up with residents on their leasing experience, scheduling property inspections, confirming compliance with Renter’s Insurance, and engaging with residents on extending their lease.  The specialist will send statements to all residents with balances, contact and encourage them to pay outstanding balances, provide necessary files to legal, and manage any eviction process in a proactive, respectful, and consistent manner.

This is an intermediate hourly paid role; it is not a supervisory position. It is based in our office in downtown Dallas, TX with a required 5-day in office schedule.

The Role:   Responsibilities include, but are not limited to, the following:

• HVAC certifications preferred

The Role:   This position includes, but is not limited to, the following responsibilities:

• Complete minor post renovation repairs as needed
• Install and trouble-shoot smart home technology issues
• Install marketing yard signs and remove signs at occupancy
• Perform pre-move in inspections 72 hours before move-in
• Conduct HOA Violation checks
• In person evictions/lockouts
• Perform recurring occupancy checks
• Coordinate and perform move out walks with residents
• Schedule and complete occupied maintenance work orders
• Review progress against KPI’s weekly with the Head of Construction
• Communicate with residents in a timely and professional manner for any outstanding violations.
• Project Management – you may also be required to undertake some or all of the following from time to time at the direction of Construction management:

Our recently launched credit platform (“Evergreen Credit”) acts as a direct lender to residential real estate investors. We source, underwrite, structure, originate, and manage a variety of asset-backed debt instruments, ranging from term loans to highly structured growth facilities. We are seeking an experienced Business Operations professional with a strong credit background to join the growing Evergreen Credit team as VP, Business Operations. This role while involved in activities across our Credit business, will focus on deal execution and the design and scaling of loan origination operations.

This is a unique opportunity to be an early hire and strategic member of the Evergreen Credit team in a startup role, with the potential over time, to expand your career into the front end of the business.  

This office-based position may be in either Dallas Downtown or New York City, with a 4/1 hybrid work schedule available.

The Role:   This position includes, but is not limited to, the following responsibilities:

• Lead the design and scaling of Evergreen Credit’s loan origination operations
• Lead the execution of loan closings – coordinate and problem solve with internal and external stakeholders – be the single person who is most responsible for the progress, success, and credit quality of a transaction
• Contribute to the continued buildout of our lending box and underwriting guidelines
• Contribute to the continued development of our credit framework
• Think critically about how to improve our closing process; optimize across multiple objectives which can be inherently competing: speed / efficiency, credit underwriting, ease of use / “customer experience”, cost / resource utilization, overall value of our product to our borrowers and capital partners
• Set up templates, checklists, communication systems, etc. to make our lending program more scalable; devise modular systems that can be used for different types of transactions and borrowers
• Get deep into the weeds in operations problems: data / file organization, how and when information is shared (both internally and externally), how to ensure quality control, accuracy, version control, access to information, etc.
• Build a roster of third party vendors and service providers; develop systems to work with those providers most efficiently. Determine what we should be doing in-house, where we should be leveraging third parties, and how to integrate it all together
• Contribute to analysis of optimal internal team design: how to design roles/teams internally and where to set the boundaries of each role/team, how do different teams work together and how is information communicated and shared across teams
• Over time, manage a team of loan transaction managers and closers
• Over time, may increase participation in sourcing and upfront deal analysis

Qualifications and Experience

• Undergraduate degree and strong academic background
• 10+ years of experience in real estate, finance, or capital markets
• 5+ years of experience in direct asset-backed lending, preferably in SFR/BTR
• 5+ years in leadership roles relating to operations, credit, and transaction execution
• Prior experience scaling a new business; enjoys “wearing multiple hats”
• Clear comfort analyzing and negotiating legal documents, some background in law is a plus
• Deep interest to be in a start-up environment and to “build”; thrives in an environment where independent thinking is necessary for success
• Superior judgment – proven ability to determine when to make decisions, when to escalate, when to push forward, and when to pause
• Clear and logical mindset; must be able to think critically through problems and justify and explain decisions that are made
