Assistant Portfolio Manager - San Fernando Valley

We have an exciting opportunity for an Assistant Portfolio Manager to join our team in the Los Angeles office. Reporting to the Portfolio Manager, you will provide support to the Property Management Department and Portfolio Managers in the management of an assigned portfolio of industrial properties in the San Fernando Valley area.

Location: Hybrid / Los Angeles, CA (must be willing to drive to San Fernando Valley to visit properties)

Work Arrangement: You will follow a hybrid work model, offering a balanced blend of remote and in-office work.

About The Role

• Approve daily invoices and review them to ensure the accuracy of accounts payables.
• Prepare and process tenant bill-backs, TI reimbursement, and check requests.
• Pre-posting of the monthly rent roll and distribution of monthly rent statements
• Provide follow-up and updating notes on delinquencies, watchlist, and monthly late fee reports.
• Prepare all required legal notices, including Notices of Non-Responsibility process, 3-day notices, and notices of abandonment.
• Assist with property inspections, including Yardi input.
• Assist with tenant move-in and move-out walkthroughs, including checklist review.
• Assist with annual budgets, accrual reports, bad debt forms, security deposits, and CAM reconciliations.
• Assist the Manager and Director of Property Management with vendor bidding, monitoring vendor POs, and contract agreements. Implement the approved operating and capital budgets, resolving property management issues, and different departments' needs.
• Support the Manager and/or Director of Property Management with various reporting needs, including accrual, space prep, watchlist and incident reports, etc.
• Assist the Manager and/or Director of Property Management with Tenant and Suite build-outs and capital upgrades.
• Provide support to update tenant and vendor's insurance certificates.
• Prepare tenant notifications for property activities and lease compliance.
• Support the transition process of new acquisitions and dispositions.
• Communicate with tenants and vendors on maintenance issues.
• Assist Tenants with the online Tenant portal for rent payments and work order requests.
• Maintain properties in the Yardi Elevate system for service calls and ensure the completion.
• Maintain property certification tracking: fire life safety tracking and HVAC inventory spreadsheets (can maintain complex spreadsheets).
• Maintain/Save lease and contract files, and other files located within the corporate shared drive.
• Perform other activities as needed by the Managers and/or Director of Property Management to provide a high operation standard.

About You

• Bachelor's Degree and/or equivalent 2+ years of property management experience.
• Experience providing excellent internal and external customer service.
• Experience with Budgeting and CAM Reconciliation processes.

Compensation: Rexford Industrial's total reward plan includes a premier benefits package, bonus eligibility, and long-term stock incentives. The expected hourly rate range for this role is $31.25 to $36.54 (annualized equivalent $65,000 to $76,000), with a 10% discretionary annual bonus target and stock grant eligibility. The actual hourly rate and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. PMC: Tax Director

PMC’s corporate team is creating a new role focused primarily on real estate activities.  The Tax Director will work as part of a team of problem solvers, helping to solve complex business issues from strategy to execution. This position will report directly to PMC’s Senior Vice President Global Taxes, with significant interaction throughout the Company including Finance, Legal and core business leaders at PMC.    

As PMC values in-person collaboration and team cohesion, employees work onsite 4 days a week and 1 day remotely with a focus on maintaining a vibrant and inclusive culture. This position can be based in our Los Angeles headquarters, or our offices in NYC or Miami.

The Tax Director will be a key contributor whose responsibilities include:

• You’ll advise our team on local and overseas real estate development and management tax affairs, while acting as a strategic consultant for managing taxes and cash flow from all real estate activities.
• You’ll give advice and help our organization with VAT, property taxes and transfer pricing implications for related party goods and services transactions.
• You’ll assist our team with navigating the changing and complex national and international tax environment related to offshore real estate income (NCTI fka GILTI) and management of operational tax risks.   
• You’ll lead a team of outsourced tax service providers in corporate tax compliance and administration.
• You’ll design and implement tax planning along with consultants, including accounting methods, entity structure and cost recovery initiatives.
• Ensure the Company complies with federal, state, city and foreign tax laws and regulations.
• Communicate effectively with all management teams and stay current with real estate best practices and changing tax laws.
• Provide support to finance and treasury department regarding other tax matters such as personal property tax, business tax license renewals, etc.

Requirements:

• You have at least 10 years of solid experience in problem solving and preparing/reviewing income taxes for real estate development and management businesses
• You must have solid U.S. tax knowledge.
• Knowledge of U.S. international tax is a plus.
• You have very good leadership, analytical, written and verbal communication skills.
• You are a team member who moves easily between big picture thinking and managing relevant details; one who anticipates stakeholder needs, develops and discusses potential solutions, even before the stakeholder realizes they are required.
• Must have excellent Excel skills and work independently as a team player.

The Associate, Strategy & Expansion is a critical member of the growth team, reporting to the Associate Director of Strategy. This role works closely with the Chief Growth Officer, Chief Financial Officer, and other leaders to shape and execute WelbeHealth’s near and long-term growth strategies. On the day-to-day, you will:

• Lead the evaluation of new market growth opportunities to inform overall future growth: identify key metro areas, submarkets, and demographic populations that would most benefit from PACE expansion, collaborate with Finance and Operations teams to determine financial feasibility of growth opportunities, and partner with Real Estate leadership to determine ideal locations in prospective markets

Job requirements include:

• Minimum of two (2) to four (4) years of experience in a strategy, finance, or business role; experience in healthcare, managed care, or senior care is highly desired
• Proficiency in Microsoft Excel and PowerPoint, with demonstrated ability to deliver sharp, high-quality analyses and presentations
• Strong data analysis skills, with experience using tools like Excel, Power BI, Tableau, and Access to evaluate and manipulate data

Who you are

Metropolis is seeking a Growth Manager to serve as the commercial engine for our secondary markets. This isn’t a traditional "cold-calling" role; it’s about clearing the path. You will be a strategic thought partner to the Regional Managers to strategically qualify leads, follow up on stalled deals, and navigate the internal hurdles, underwriting, legal, and deal structure, that keep deals from reaching the finish line. If a deal is stuck, it’s your job to unblock it. As the primary commercial partner to our Regional Managers, you will act as the "Process Unblocker," navigating deals through underwriting, legal, and deal-desk approvals to hit our aggressive targets.

What you'll do

• Own the lead qualification and work directly with Operations leadership to define growth strategy for your assigned region (East or West), identifying high-probability opportunities within the secondary market pipeline
• Partner daily with Regional Managers to work the sales funnel; you will be the “controller” for stale deals, ensuring no opportunity stalls in the pipeline

Counsel:

Marketing Manager

As the Marketing Manager, you will play a pivotal role in providing unparalleled strategic marketing support and insight to a portfolio of properties, serving both our operational leadership team and our valued clients. Essential Duties & Responsibilities

Regional Manager

The Regional Manager is responsible for overseeing the entire operations of a housing community portfolio. As a Regional Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an offsite leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management

• Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff
• Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
• Deal effectively and consistently with performance problems; document adequately, communicate with direct supervisor and HR and terminate appropriately when necessary
• Prepare request for a salary increase for Community Manager and assist with other team members if necessary; sign off on all requests from the site
• Ensure all counseling statements, written evaluations, and salary requests are provided for review to the Regional & Senior Vice President and delivered to the Human Resource department
• Approve all timesheets and ensure hours indicated are correct, vacation and sick time reported, and signatures available
• Deal effectively and consistently with performance problems; document adequately, communicate with Regional & Senior Vice President and HR and terminate appropriately when necessary
• Promote harmony and quality job performance of staff through support and effective leadership
• Ensure staff compliance and consistency with Company policies and procedures

Financial Management

• Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments
• Develop yearly operating budgets/forecasts
• Provide monthly written evaluation of income and expense line items that are significantly over budget
• Provide Capital improvement suggestions for the future of the site
• Monitor all proposals and contracts for large projects at sites and check work in progress
• Monitor & maintain the timely receipt and reconciliation of deposits, rent collections, and charges to ensure submitted on a timely basis
• Monitor & approve the timely receipt, reconciliation, and coding of all vendor invoices
• Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

• Develop yearly marketing plan and utilize marketing strategies & systems
• Provide marketing strategy to generate rentals or for rent increases
• Ensure staff leasing techniques are effective in obtaining closure, follow up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
• Deal with resident complaints, concerns, and requests to ensure resident satisfaction
• Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.) 
• Effectively show, lease, and move in prospective residents

Administrative & Maintenance Management

• Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
• Assist with the emergency team for the property; ensures proper response and handling of all property emergencies with staff, residents, buildings, etc. within company guidelines to minimize liability
• Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff
• Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
• Plan for and utilize property resources, equipment and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, and contractors, dealing with inadequate service, etc.)
• Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)

Travel

• This position entails travel, estimated at 25-50% of work time annually. Travel may be required for property visits, conferences, training sessions, or other business-related activities.

Education & Experience

• High School Diploma or Equivalent; Bachelor’s degree preferred or four years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience 
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred 
• Ability to understand and perform all on-site software functions; basic computer skills required 
• Must have basic knowledge of Fair Housing Laws and OSHA requirements

Portfolio Administrator - Central Los Angeles

We have an exciting opportunity for a Portfolio Administrator to join our team in the Brentwood office in Los Angeles, CA. You will support the Property and Portfolio Managers in managing a large portfolio of industrial properties in the Central Los Angeles area. You will be a direct report to the Portfolio Manager.

About The Role

• Help process daily invoices, tenant bill-backs, preparation of check requests, and vendor set-up forms.
• Support manager in pre-posting of the monthly rent roll and distribution of monthly rent statements
• Prepare tenant notifications of property activities and lease compliance.
• Maintain properties in Yardi Elevate System for service calls and ensure completion.
• Support the transition process of new acquisitions and dispositions.
• Communicate with tenants and vendors on maintenance issues.
• Assist Tenants with an online Tenant portal for rent payments and work order requests.
• Prepare job costs and work orders and obtaining proper approvals, including Yardi input.
• Prepare master service contracts, master contract and repair work order agreements by obtaining proper approvals, including track within Rexford's tracking system.
• Help with tenant move ins and move outs processes, including checklist review.
• Assist the Manager and Director of Property Management with annual budgets.
• Help collect and update tenant and vendor insurance certificates.
• Maintain property certification tracking, fire life safety, HVAC inventory spreadsheets (can maintain complex spreadsheets).
• Support team in generating Yardi reports; Distribute monthly rent rolls, weekly capital, and space preparation reports.
• Maintain lease and contract files, and other files located within the corporate shared drive.
• Perform other activities by the Managers and Director of Property Management to provide a high operation standard.

About You

• Bachelor's Degree preferred or equivalent commercial property management experience.
• 3+ years of experience providing excellent internal and external customer service.
• 3+ years of experience picking up different software systems quickly.

Compensation

Rexford Industrial's reward plan includes great compensation packages, bonus eligibility, and long-term stock incentives. The expected hourly rate range for this role is $26.44 to $32.21 (annualized equivalent $55,000 to $67,000), with a 10% discretionary annual bonus target and stock grant eligibility.* The actual hourly rate and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. In this role, you will be the primary stakeholder overseeing Metropolis’s corporate real estate portfolio, facilities, and related employee experience. You will be a member of the People team, working closely with other members of the Legal, and Finance teams to maximize efficiency and streamline operating costs. What you'll do

In our high-velocity, 5,000-location enterprise, financial accuracy is inextricably linked to operational data. You will not only handle traditional EPM administration but also partner directly with data and operational teams to define technical requirements for integrating non-financial KPIs—such as location churn, new facility onboardings, occupancy rates, and transaction counts—directly from our data warehouse into our financial forecasting models. • Build strategic partnerships by developing collaborations with airlines, airport tech providers, and service partners to expand distribution and capabilities
• Define aviation vision by co-leading the unified product and service roadmap for aviation offerings, including parking and value-added services
• Own the aviation business plan by creating and maintaining a 5-year financial and strategic plan in partnership with Sales and Finance
• Establish growth reporting by developing dashboards and reporting frameworks to track aviation performance and KPIs
• Lead the M&A strategy by identifying and evaluating acquisition opportunities that strengthen the aviation portfolio
• Own and drive thought leadership by representing Metropolis in industry forums and publishing insights on aviation innovation and AI-driven growth

What we're looking for

• 15+ years in aviation, mobility, transportation, travel, or technology sectors with proven commercial growth leadership
• Bachelor's degree or equivalent experience
• Strong background in strategy, business development, partnerships, and P&L management
• Skilled in financial modeling, data-driven decision-making, and market analysis
• Demonstrated ability to manage cross-functional teams and drive organizational alignment
• Excellent presentation and stakeholder management skills
• Experience leveraging AI tools to transform static workflows into responsive, high-output processes

While not required, these are a plus:

• MBA or equivalent preferred

The anticipated base salary for this position is $280,000.00 USD to $310,000.00 USD annually. The actual base salary offered is determined by a number of variables, including, as appropriate, the applicant's qualifications for the position, years of relevant experience, distinctive skills, level of education attained, certifications or other professional licenses held, and the location of residence and/or place of employment.
