We are seeking a detail-oriented and highly motivated Quantity Surveyor to support cost management, quantity measurement, commercial administration, and change control activities for a large-scale data center project in Riyadh, Saudi Arabia.
The ideal candidate will have experience working on large-scale construction, infrastructure, industrial, or mission-critical projects and will be capable of supporting project teams with measurement, valuation, cost tracking, and commercial documentation throughout the full project lifecycle.
You will play a key role in supporting financial discipline across the project by ensuring quantities, costs, variations, progress claims, and commercial records are accurately reviewed, tracked, and reported in alignment with project requirements.
RESPONSIBILITIES
- Support quantity surveying and commercial management activities across the project, ensuring accuracy, consistency, and compliance with contract requirements.
- Prepare, review, and validate quantity take-offs, bills of quantities, measurements, and cost-related documentation.
- Review contractor payment applications, progress claims, invoices, and supporting documents to verify accuracy against completed works, contract terms, and approved quantities.
- Support the evaluation of change orders, variations, claims, and commercial impacts, including quantity verification and cost substantiation.
- Assist in preparing cost reports, budget updates, payment trackers, variation logs, and commercial dashboards for project leadership and client review.
- Coordinate with cost control, planning, procurement, contract, engineering, and construction teams to validate quantities, progress, and cost impacts.
- Review drawings, specifications, BOQs, scope documents, and contract documents to support accurate measurement and valuation.
- Conduct site visits and progress inspections to verify installed quantities and support payment and variation assessments.
- Maintain accurate records of measurements, payment applications, change orders, claims, correspondence, and commercial documentation.
- Support the preparation of estimates, forecasts, cost-to-complete updates, and financial projections based on project progress and approved changes.
- Assist in identifying commercial risks, cost discrepancies, scope gaps, and potential variations, escalating issues to project leadership when required.
- Support contract administration activities by reviewing commercial terms, deliverables, payment milestones, and supporting documentation.
- Participate in commercial meetings, progress reviews, cost workshops, and contractor coordination sessions.
- Ensure quantity surveying activities align with internal policies, client standards, contract requirements, and industry best practices.
QUALIFICATIONS
Required qualifications:
- 7+ years of quantity surveying, cost management, commercial management, or construction cost control experience within large-scale construction, infrastructure, industrial, or mission-critical projects.
- Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, Commercial Management, or a related technical field.
- Prior experience working on data center, mission-critical, industrial, infrastructure, or large-scale building projects.
- Strong knowledge of quantity take-offs, BOQs, measurement rules, payment applications, variations, claims support, and cost reporting.
- Experience reviewing contractor progress claims, invoices, change orders, quantity records, and commercial documentation.
- Strong ability to read and interpret drawings, specifications, scope documents, BOQs, and contract documents.
- Understanding of construction contracts, commercial terms, valuation methods, and project cost control principles.
- Ability to verify completed works on-site and assess progress against approved quantities and contract requirements.
- Strong analytical skills with the ability to identify cost discrepancies, measurement issues, commercial risks, and scope gaps.
- Excellent communication and coordination skills with the ability to work effectively with contractors, consultants, client representatives, and multidisciplinary project teams.
- Strong organizational skills, attention to detail, and ability to manage multiple commercial and cost-related priorities.
- Proficiency in Microsoft Office Suite, particularly Excel, Word, PowerPoint, and Outlook.
Preferred qualifications:
- Professional membership or certification such as MRICS, RICS, AIQS, AACE, or an equivalent quantity surveying/cost management credential.
- Experience working on hyperscale data centers or other large-scale, mission-critical facilities.
- Experience working in a PMC, owner’s representative, or client-side project management environment.
- Previous experience working in KSA or the wider GCC region.
- Familiarity with FIDIC contracts, construction claims, change management, and commercial reporting processes.
- Experience using cost management, document control, or project management platforms such as Procore, Aconex, Oracle Primavera Cloud, SAP, or similar systems.
- Knowledge of MEP, CSA, and infrastructure quantity measurement within complex construction projects.
