Role Summary
The Property Financial Controller oversees the full accounting and financial reporting cycle across Flow's property portfolio in KSA. This role is central to maintaining accurate financial records, ensuring regulatory compliance, and delivering timely financial insights to support portfolio growth.
Key Responsibilities
Own the full month-end close process for all managed properties, including journal entries, reconciliations, and accruals.
Prepare and review monthly, quarterly, and annual financial statements in accordance with IFRS and SOCPA standards.
Compile, analyze, and monitor property-level financial data, and review and challenge property owner reports where necessary.
Manage cash flow forecasting and monitor liquidity across the property portfolio.
Build and maintain strong relationships with internal stakeholders (Leasing, Legal, and Operations) as well as external property managers.
Supervise tenant billing and collection matters in coordination with the Property Management team.
Supervise vendor billing and payment matters in coordination with the Property Management team.
Requirements
- Bachelor's degree in Accounting or Finance.
- 7+ years of accounting experience, including a minimum of 3 years in real estate or property accounting.
- Strong knowledge of IFRS, SOCPA, and ZATCA regulations, including VAT, Zakat, and e-invoicing.
- Proficiency in Excel, QuickBooks, Odoo, or similar ERP systems is highly preferred.
- Highly organized, with excellent attention to detail and the ability to manage multiple property entities simultaneously.
- Strong communication skills in both English and Arabic.
