Position Summary

The Floating Maintenance Technician II supports maintenance operations and helps ensure the overall physical condition, safety, and functionality of properties across RedPeak’s portfolio. This role performs a variety of maintenance tasks including HVAC, plumbing, electrical, appliance repair, and general property maintenance while assisting with preventative maintenance programs, service requests, access control systems, and property inspections. The position works closely with site teams and leadership to support operational excellence and provide a positive resident experience.

Key Responsibilities

Quality of Maintenance Work

  • Provides maintenance support across the portfolio based on operational needs and business priorities.
  • Diagnoses and repairs common maintenance issues while escalating complex issues when appropriate.
  • Performs general maintenance duties including HVAC, electrical, plumbing, appliance repair, grounds maintenance, pool operations, and snow removal.
  • Completes service requests in a timely and professional manner.
  • Completes make-readies in a timely manner to align with company standards.
  • Assists with monitoring the quality and completion of work performed by contractors and vendors.
  • Maintains safe work practices and complies with company safety standards.

Planning and Organization

  • Maintains inventory of commonly used parts and supplies and communicates replenishment needs.
  • Prioritizes and completes work assignments efficiently while adapting to changing business needs.
  • Assists with preventative maintenance inspections, move-out inspections, and Fire Life Safety inspections.
  • Documents maintenance activities accurately and completely within company systems.
  • Supports property readiness efforts including unit turns and vacancy preparation.

Customer Service and Professionalism

  • Provides excellent customer service and professional interactions with residents, vendors, and team members.
  • Responds to resident concerns in a courteous and timely manner.
  • Maintains a professional appearance and adheres to company uniform and grooming standards.
  • Communicates effectively through email, phone, text messaging, and in-person interactions.
  • Contributes to a positive and collaborative team environment.
  • Access Control and Security
  • Assists with identifying and reporting access control, security, and safety concerns.
  • Supports site teams in following established maintenance and security procedures.
  • Assists with troubleshooting basic access control systems and coordinating repairs when needed.

Team Support and Development

  • Collaborates with maintenance team members to complete work assignments and achieve operational goals.
  • Shares knowledge and best practices with peers when appropriate.
  • Participates in company training and development opportunities to expand technical skills.
  • Supports new team members by demonstrating company procedures and maintenance standards.
  • Seeks opportunities for continuous learning and professional growth.

Skills and Qualifications

Position Requirements

  • Working knowledge of HVAC, plumbing, electrical, and general maintenance systems.
  • Strong customer service and communication skills.
  • Ability to work independently and as part of a team.
  • Basic understanding of property security and Fire Life Safety systems.
  • Familiarity with Microsoft Office and property management software preferred.
  • Strong organizational skills and ability to manage multiple priorities.
  • Reliable transportation and a valid driver's license.

Education and Certifications

  • 1–3 years of experience in multifamily maintenance, construction, facilities maintenance, or a related field preferred.
  • EPA 608 Certification preferred or ability to obtain within a specified timeframe.
  • Certified Pool Operator (CPO) Certification preferred or ability to obtain within a specified timeframe.
  • Experience performing basic HVAC, plumbing, electrical, and appliance repairs preferred.

Physical Requirements

  • Ability to lift and move heavy objects.
  • Ability to stand and work for extended periods.
  • Ability to work in confined spaces.
  • Ability to work outdoors for extended periods in varying weather conditions.

Position Details

Schedule: Monday - Friday,  8:00 am - 4:00 pm

Pay: $26.00 - $28.00/hour

Full compensation packages are based on candidate experience and certifications.
