This role is built for someone who can easily transition from running a meeting with senior stakeholders to walking a construction site and speaking with contractors. You will own budgets, schedules, and quality, coordinate a network of external partners, and give leadership a clear, real-time picture of where each project stands. What You'll Do:

  • Own construction projects end to end—office buildouts, renovations, and fit-outs across the current Chicago and New York offices plus a new NYC office build-out— owning scope, schedule, budget, and quality from concept through closeout.
  • Define scope and build the business case: partner with internal stakeholders to determine needs, develop initial schedules and budgets, and present the concept, cost, schedule, and impact to key leaders for approval—including recommendations on speed-versus-thoroughness trade-offs tied to cost, flexibility, culture, hybrid-work enablement, and operational uptime.
  • Drive procurement and the full RFP process: determine the consultants, vendors, and contractors required by scope (PM and cost-consultant support on larger projects, direct-to-trade on smaller ones), then write scope, issue bids, run bid analysis and evaluation interviews, and deliver final leveling and recommendations.
  • Oversee the design process—driving stakeholder conversations and approvals, presenting recommendations, coordinating consultants and vendors to eliminate scope gaps with creative solutions, and reviewing scope documents, proposals, and drawings for design intent and company standards.
  • Build and maintain detailed project schedules—sequencing trades and dependencies, tracking the critical path, and driving corrective action when work slips—and coordinate with business functions, events, and facilities to ensure zero disruption.
  • Manage project budgets: track spend against forecast, control costs, communicate variances, and identify spending trends and savings; review and process all change orders and invoices against budget with accurate tracking.
  • Manage contracts and external approvals: review and process all NDAs, contracts, proposals, and MSAs with proper tracking; navigate the permitting process using consultants to enforce applicable codes; and coordinate with building landlords on design review, requirements, and on-site logistics.
  • Conduct regular site visits to monitor progress, verify work against plans and specs, and resolve issues early; ensure all work complies with codes, permits, leases, inspections, and health, safety, and accessibility requirements, including on-site safety oversight.
  • Own project closeout and reporting: manage punch lists, inspections, documentation, warranties, and handover to facilities operations; maintain the single source of truth for project status through structured communication and documentation plans (agendas, minutes, and accurate, timely project data); and deliver concise, reliable updates to leadership.
  • Build cross-functional partnerships (IT, AV, Security, Facilities, WPS) for seamless project integration, coordinate people moves, and ensure work never interrupts critical systems or daily operations—while coaching other PMs and developing SOPs and repeatable processes for projects of varying sizes.

Skills You’ll Need:

  • At least 10+ years of construction project management experience, ideally delivering commercial office interiors or similar fit-out projects.
  • A problem solver mentality that focuses on solutions. Solves problems spanning technical and organizational boundaries – connects the dots across systems, teams and business contexts that others miss.
  • A proven track record of delivering large-scale construction projects on schedule while coordinating multiple external vendors and trades.
  • Hands-on experience managing general contractors and subcontractors—bidding, contracting, scheduling, and on-site coordination.
  • Ability to read and interpret construction drawings, specifications, and scopes of work.
  • Understanding of leases and ability to help negotiate for design and construction.
  • Working knowledge of construction means and methods, building systems, permitting, and inspection processes.
  • Strong command of project management fundamentals—scope, schedule, budget, and risk—with the judgment to apply them pragmatically in the field.
  • Communicates complex ideas with precision and clarity to any audience – peers, leadership, external parties – adjusting framing without losing accuracy.
  • Willingness to travel as needed to  project sites in other US cities.
  • Willingness to provide support for supervision of critical tasks during after hours or weekend work, as needed.
  • Proficiency with project management and scheduling tools such as MS Project, Smartsheet, Procore, or similar.
  • Bachelor's degree in construction management, engineering, architecture, or a related field—or equivalent practical experience.
  • Proven ability to manage multiple priorities in a fast-paced environment.
  • Ability to work on and lead a team, encouraging team building, giving constructive feedback and taking recommendations. 
  • Able to self-manage, with strong initiative, to ensure proper completion of projects.
  • Desire to introduce new practices, processes or technologies that meaningfully raise effectiveness. Creates feedback loops that helps the team learn and improve consistently.
  • Strong analytical mindset with the ability to make data-driven recommendations. Comfort in recommending and making decisions, with analysis of risks, costs and impacts ensuring to meet high level intent.  
  • Ability to think beyond project completion to long term performance – how outcomes hold over the lease term, at scale, under stress and during disruption.
  • Have an understanding that details matter; it’s what makes employees want to be in the office and a workplace function seamlessly.

Bonus Points:

  • Experience delivering projects in occupied or operational spaces with minimal business disruption.
  • Familiarity with Procore, Bluebeam, AutoCAD/REVIT, or other platforms.
  • Knowledge of MEP systems, sustainability/LEED practices, or low-voltage and data infrastructure coordination.
  • PMP or comparable construction or project management certification.
