About the company and project
Marfields Group is developing St. Regis Residences Limassol, a luxury branded development in Cyprus valued at around €400 million. The project covers two buildings with approximately 250 residences and premium offices, and is at its earliest stage, before excavation.
Rather than outsourcing, Marfields Group is building its own in-house design and construction team. St. Regis buyers expect extensive customisation of their apartments, so the company needs a team that controls delivery end to end.
The role
The Project Director leads the delivery of St. Regis Residences Limassol from pre-construction through to handover. This is the senior construction leadership role on the project.
Reports to: CEO, with regular interaction with the Managing Director (Owner)
Leads: Project Managers and the QA/QC Manager
Team size: around 40–60 people as the project ramps up
Location: on-site in Limassol, Cyprus
Key responsibilities
Own overall delivery of the project: programme, budget, quality, health and safety, and handover.
Build and lead the construction team, including Project Managers and the QA/QC function.
Plan and sequence the works with the CEO, from excavation through to completion.
Select, contract and manage main contractors, subcontractors and consultants.
Coordinate closely with the in-house design team so buyer customisations are delivered on time and to standard.
Ensure compliance with Cyprus building regulations, permits and St. Regis brand standards.
Report progress, risks and cost status to the CEO and the Managing Director.
Requirements
Essential
15+ years in construction, with senior project leadership of large-scale residential, mixed-use or high-rise developments.
Proven track record leading multidisciplinary teams of 40+ people.
Strong command of programme, cost and contractor management on projects of comparable scale.
Fluent English.
Desirable
Experience on luxury or branded residences (hospitality-branded developments a strong plus).
Developer-side (client-side) experience.
Knowledge of Cyprus or EU construction regulations and permitting.
Engineering or construction management degree; PMP or equivalent certification.

Contract: permanent Cyprus employment contract with social insurance and access to the National Health System (GeSY).
Tax: eligible employees on salaries above €55,000 may benefit from Cyprus's 50% income tax exemption.

Company car with fuel.
Working hours: office 8–9 AM start, 5–6 PM finish with a one-hour break; on-site 7 AM–4 PM or 8 AM–5 PM by agreement.
