As a Manager – Real Estate Valuation, you will be responsible for conducting property valuations, developing financial models, analyzing market trends, and preparing valuation reports for various real estate assets. You will evaluate property-specific factors, market conditions, comparable transactions, rental income, and investment assumptions to determine asset values using appropriate valuation methodologies.

You will work closely with internal stakeholders, clients, and other professionals to gather relevant information, validate assumptions, and deliver reliable valuation insights. The role also involves reviewing financial models, maintaining valuation documentation, and ensuring the accuracy and consistency of analytical outputs.

Key Responsibilities

• Real Estate Valuation: Conduct valuations of residential, commercial, industrial, and other real estate assets based on project requirements.
• Valuation Methodologies: Apply appropriate valuation approaches, including the income approach, comparable sales or market approach, and cost approach, depending on the nature of the asset.
• Financial Modelling: Develop, maintain, and review Excel-based valuation models incorporating cash flows, rental income, operating expenses, capital expenditure, discount rates, and other relevant assumptions.
• Market Research and Analysis: Analyze real estate market trends, comparable transactions, rental benchmarks, occupancy levels, and property-specific factors to support valuation conclusions.
• Investment Analysis: Evaluate property cash flows, investment returns, capitalization rates, and other relevant financial indicators to assess asset value and investment potential.
• Data Collection and Validation: Gather, verify, and analyze property information, market data, financial statements, lease agreements, and supporting documentation.
• Valuation Reports: Prepare detailed valuation reports, analytical summaries, assumptions, and supporting documentation in line with project requirements and applicable standards.
• Sensitivity Analysis: Perform scenario analysis and sensitivity testing to assess the impact of changes in key assumptions on property valuations.
• Stakeholder Coordination: Collaborate with clients, internal teams, consultants, and other stakeholders to clarify requirements, validate inputs, and address valuation-related queries.
• Quality Assurance: Review valuation models, calculations, assumptions, and reports to ensure accuracy, consistency, and completeness.
• Project Management: Manage multiple valuation assignments, prioritize deliverables, and ensure timely completion while maintaining high-quality standards.
• Industry Updates: Stay informed about real estate market developments, valuation practices, relevant regulations, and industry standards.

What Makes You a Great Fit?

• Bachelor's or Master's degree in Finance, Real Estate, Economics, Civil Engineering, Architecture, Commerce, or a related discipline.
• Minimum of 3 years of relevant experience in real estate valuation, property consulting, valuation advisory, real estate financial analysis, or a related field.
• Strong understanding of real estate valuation principles and methodologies, including the income, market comparison, and cost approaches.
• Hands-on experience developing and analyzing financial models using Microsoft Excel.
• Proficiency in Excel functions, financial calculations, scenario analysis, sensitivity analysis, and data management. Experience with advanced Excel features is preferred.
• Ability to analyze rental income, operating costs, capitalization rates, discount rates, comparable transactions, and property cash flows.
• Understanding of real estate market dynamics, property valuation drivers, investment analysis, and asset performance metrics.
• Experience preparing valuation reports, financial analysis, and supporting documentation.
• Strong analytical, quantitative, and problem-solving skills, with excellent attention to detail.
• Ability to interpret complex financial and property-related data and present findings clearly to stakeholders.
• Strong communication, coordination, and time-management skills, with the ability to manage multiple assignments independently.
• Familiarity with applicable valuation standards, industry regulations, and real estate market research tools is an advantage.
