Senior Operating Engineer – JLL

What this job involves: The Senior Operating Engineer is responsible for maintaining commercial building systems and ensuring properties operate safely, efficiently, and in peak condition. This role performs preventive maintenance, troubleshooting, and repair activities across HVAC, mechanical, electrical, plumbing, automation, and general building systems within a mixed-use facility environment. The position requires a hands-on professional who can work independently, support operational excellence, identify energy-saving opportunities, and deliver high-quality service to building occupants, clients, and internal teams.

What your day-to-day will look like:

• Perform preventive maintenance and repair work on HVAC, mechanical, electrical, plumbing, and building automation systems.

• Troubleshoot and resolve operational issues involving pumps, motors, air handlers, lighting systems, doors and gates, and related building equipment.

• Complete routine building maintenance tasks for interior and exterior property areas, including walls, flooring, roofing systems, fixtures, and parking areas.

• Utilize CMMS technology to manage work orders, document completed tasks, and track maintenance activities.

• Identify and support implementation of energy-saving opportunities through operational and system improvements.

• Maintain compliance with applicable safety standards, codes, laws, and regulations while using industry-standard tools and equipment.

• Collaborate with team members, contractors, tenants, and clients to support daily building operations and maintain a quality work environment.

Required Qualifications:

• Minimum of 2 years of technical experience in building engineering, facilities maintenance, or a related trade.

• Strong hands-on experience with commercial HVAC systems, including pumps, motors, air handlers, controls, and associated electrical systems.

• Ability to diagnose, troubleshoot, and perform basic plumbing and electrical repairs independently.

• High school diploma or GED required.

• Valid state driver’s license required and must be maintained throughout employment.

• Experience using CMMS platforms for work order management and maintenance tracking.

• Proficiency with Microsoft Office Suite, web-based applications, and handheld electronic devices such as tablets and smartphones.

Preferred Qualifications:

• Universal EPA 608 Certification.

• Knowledge of overall MEP and HVAC system design and application.

• Experience working in commercial or mixed-use facilities environments.

• Strong communication skills, both written and verbal.

• Ability to manage relationships effectively with team members, contractors, clients, and building occupants.

• Self-starter with strong organizational and interpersonal skills.

• General knowledge of building systems maintenance, energy efficiency practices, and operational best practices.

Location: Nashville, TN

Salary: $35 - $40
